    As you enter the main house, you’ll be awed by the two-story vaulted ceilings, gleaming Koa hardwood floors and open concept great room. Ceiling fans, plus the constant tradewinds, provide cooling air flow in the great room area. The expansive living room space offers seating for a group, centered around a flat screen TV. The dining table seats up to 12 guests. The large kitchen is fully equipped to provide anything from simple snacks to full meals for the group. For guests that prefer to spend much of their vacation outdoors, the great room leads directly to the west-facing deck that spans the rear of the house, providing outdoor dining and lounging options.

    A pool overlooks the deep blue sea and offers much-deserved relaxation. During the day, look out towards majestic Mauna Loa and the Kohala Coast to the south while waiting for the stunning Hawaiian sunset to the west.

    The Waimea estate offers the ultimate in privacy and flexibility, with three separate on-site dwellings. The main home features 3 bedrooms/3.5 baths, with air conditioning and en-suite bathrooms in each bedroom. It is flanked on each side by an ohana (villa), each offering a master suite with sliding glass doors leading to an outdoor patio and the beautiful gardens. Each ohana has a jacuzzi tub and separate A/C. This property has a total of 5 bedrooms and 5.5 baths with a King bed in 4 of the bedrooms. This is the ideal solution for a multi-generational vacation or retreat.

This was a family Christmas with mom, 4 adult children with spouses, and two small children - and this property, was more than up to the task of accommodating all of us. It’s so much nicer than than the pictures!! The kitchen is fabulous, with a brand new, huge center island with additional sink. I’ve never been to a rental so well stocked with pantry items, cookware and utensils. Such a joy. The LR/DR were both cozy and spacious at the same time. The sofa/chairs were comfortable. The gorgeous dining table comfortably sat 10-12 in a pinch. SO many lovely memories made there!The 5 bedrooms also allowed everyone their private space. Each of the separate Ohanas was fabulous, with both walk-in showers and jacuzzi tubs, as well as comfortable beds, and desk. The three bedrooms in the main house were also more than comfortable if not quite as luxurious.The backyard and pool /hot tub area were beautiful and well maintained. Unfortunately there were no lounges. I would strongly suggest that the owner provide some for future guests as the pool area needs them. The spectacular sunsets viewed from the yard were an attraction every evening.The property manager, Grace, was a true gem. She responded promptly to any problem or glitch and kept us well informed as to progress. Toward the end of our stay, the hot tub stopped heating. I texted her on Christmas Day and, sure enough, she had someone out there the next morning. The problem couldn’t be fixed immediately but she kept in touch throughout. Originally concerned about distance to shopping, we got into a routine of lists and rotating shopping duties which made it a negligible inconvenience.     Property was significantly below expectations. We complained but do not have response. 2 categories of problems: property worn, deteriorated and improperly maintained (unsafe) and neighbor to south went out of her way to make case against renting. Poor Rental Property Condition (health & safety hazards): 1) Found decomposing rat upon arrival in kitchen cabinet. 2) Apartment above garage was filthy showing vermin activity. 3) Wine stain on floor in main house living room. 4) We confirmed a properly functioning grill was important. Grill supplied had broken handle. 5) House service door has broken and frayed weather stripping. 6) Several sliding doors track improperly and have locking problems. 7) Numerous lights switches/rheostats are not in good order. 8) Pool area tiles broken and joints missing. 9) Several broken patio umbrella holders. 10) Patio furniture worn and tattered. 11) Hot tub did not work properly and had undisclosed daily time limit on use. 12) Numerous patio runner boards need to be replaced. We had several people trip and nearly fall. 13) No hot water in MBR bathtub. 14) Spider webs all over lights above kitchen area. 15) Scratches on “new cutting board” in kitchen. Inappropriate Neighbor Actions – Complaints forwarded by rental management (management favored neighbor). 1) Noise compliant 2nd night at 9:30 PM. Noise was not excessive. All guests were in bed lights out by 10 PM. Everybody went in house at 9PM every night thereafter. A) Property Association Rules state quiet time starts at 10PM... 2) We had 4 vehicles and were told to park anywhere on paved driveway (garage locked). Neighbor still complained that vehicles on driveway were too close to lot line. A) Association approved driveway. B) Vegetative buffer between properties with tall lava rock retaining wall. C) Parking near garage makes no significant change in noise. 3) Both properties are within couple hundred feet of main Kohala Ranch Road. There are maintenance, delivery, service and other vehicles winding gears and brakes all day and night - much louder than activities of normal daily living. 4) Home construction couple hundred feet east with loud construction noises. 5) Lawn maintenance equipment running before 8 am. Unexpected rules of Quiet Time and hot tub limits must be prominently disclosed. Contradictory rules sent by management, house rules and Kohala Association should be corrected.

The house is impeccably furnished and has terrific light and views--the pictures do not do it justice. While Kohala Ranch is a 20+ drive from the nearest town and 10 minutes from the nearest beach, the setting is beautiful, relaxing and quiet. We relished the privacy and quiet. And the property manager was extremely responsive and helpful.

    Our week in this property was really lovely. We had our family ranging in age from 3 to 80. The separate lanais helped people to have space and privacy when they wanted it. The kitchen was fully stocked and clean! The pool was used everyday and the hot tub once it was heated was also used daily. We had to be mindful of our kids closing doors behind them to keep the critters out, that was the only challenge as there was a lot of foot action with 9 people running in and out. This property is perfect for multi family travel and people who enjoy cooking. And the beach was only a 15 minute drive. We would rent this place again in a heartbeat.

    Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Location was great however the house was not clean when we arrived and the kitchen and bathrooms were covered in ants. It also took 3 days to get the lights outside to work. We had 24 hours of no wifi. Unfortunately the list goes on and on with all the problems we had. The biggest issue we had was on one of the evenings the kids were out swimming and we were bbq’ing and I was getting calls that we were to loud. It’s a large multi family property and we have kids. We had to make the kids get out of the pool and go inside. Will never book this properly again.
