WALK TO EVERYTHING IN PAIA TOWN!
The setting is just stunning! Enter the back gate, and the first view looking through the glass door, across the entry area, and beyond the patio is of the ocean framed by palm trees, and the sandy beaches of Paia, Baldwin and Spreckelsville. The property is fenced and lined with vegetation on both sides to provide great privacy. It sits at the end of a little laneway, WALKING distance to all of the shops and restaurants in Paia. Sitting between the house and the ocean is a 50 foot lap pool and a hot-tub. NOTE: The ocean is rocky in front of the house, and therefore NO ocean access from the property..

All rooms with the exception of the play room and the 4th bedroom face directly to the ocean!
The ground level has a master suite facing out to the ocean, with a large bathroom (shower). There is a very well equipped kitchen, large living area, and of course, views from all rooms. The ground level has polished concrete floors.
The second level has three bedrooms with king, king, queen bed (two face to the ocean) and a playroom (2 twin beds). There are two full bathrooms on the upper level.

1. Neighbors - Please be considerate of our neighbors. Noise carries easily to their homes, particularly in the evening. NO loud music, NO parties, NO amplified sound of any nature at any time. Many neighbors must be up early in the morning to go to work, and it's important that your use of this property does not impact them in any way.

2. Quiet Hours - Quiet time is from 9pm to 8am.

Paia village is super nice at walking distance. House is very nice and widely built and the whole facade can be opened so you really live inside and outside and close to the spectacular scenery.

First the pros. The backyard and view are spectacular. The house is located within an easy walk (5 min) to Paia where there is several boutiques and restaurants. As for the cons, the house does not have central air conditioning. There are window AC units in 3 of the bedrooms, but they are very noisy (70db); too noisy to sleep. The main living area (kitchen, living room, dining area) has no AC, so you need to leave doors open. However, only 1 of the 5 doors had a functioning screen. The net result was lots of centipedes and lizards coming in and the main area being very warm. The beds are very soft and the toilet handle in the master bathroom toilet was broken and the toilet had to be flushed by pulling the chain up in the tank. We have stayed on multiple properties on Maui, and this was by the least comfortable. In its current state, we can’t recommend this property to anyone.

We loved our time here. We only spent a week, but could have stayed forever. Each morning we sipped coffee poolside while watching sea turtles feed in the lagoon below. The beach was literally a 5 minute walk, and had a variety of wave strength depending on where you wanted to walk. The house was great. All the appliances worked well and the furniture was comfortable. We rarely used the indoor furniture except sleeping, however, as we were ALWAYS poolside. The cross breeze kept the house comfortable, but there was air conditioning if needed. The only concern with families with little ones- the upper windows have easy to open screens and we worried our 2.5 year old would get adventurous and fall out. Easy fix with opening the house up for the day and closing at night for safety- but something to think about with the littles! The town is cute, a few shops closed- likely due to effects of COVID, but I think it will rebound nicely as tourism is definitely returning to the area. We found everything we technically needed in walking distance, but did take a few short trips to larger stores to buy in a bit more bulk. Thanks so much for the great property, we are hoping to return soon.
