    We enjoyed our stay at this property. The view is gorgeous. You are in walking distance of the King Kam beach and at least 10 great restaurants. But the unit itself is a little wonky. The master bathroom door has been removed and replaced with saloon doors. There is a 2 foot gap at the bottom and top of the door, and 2 inches between the doors. So, zero privacy. The bedroom door has been replaced with a door that does not reach the ceiling. So you can hear everything going on in the living room, and vice versa. The reconstructed bathroom off the living room also has walls that do not reach the ceiling -- so noise, light, everything leaks through the entire unit. There is no A/C, and the sound from Alii Drive is LOUD, so you will likely close the sliders at night -- and it gets HOT, even in December. One of the fans was broken completely and the other damaged -- and the management company did bring us a new fan the day after Christmas, which was great. The kitchen and lanai are very nice, our daughter was able to sleep in the 'study', and there are plenty of beach towels and plates/glasses/etc. The building is secure and quiet.

    we liked the location and the decor of our unit. we were disturbed that the advertisement for the unit did not disclose that it did not have air conditioning during our stay the temperature varied between 88 and 92 with humidity at 70% and that made it miserable

    This is a beautiful property and knowing the islands well I thought no air conditioning around the ocean with trade wind would be no problem. Little did I know the weekend I chose to stay there was no trade wind and temperatures in the 80’s with no overcast. It was absolutely miserable. There was absolutely no relief from the heat which made an awful weekend. Next time the only way I’ll stay at a VRBO is if there is AC/heat available in the rental.

    The best part: The balcony! Beautiful ocean-view with blue-greenish waves, lush lawn, red and green tropical trees and black lava rocks. We enjoyed the view and did family actives every morning until noon. Pro: 1) located at the center of Kailua-Kona, surrounded with good restaurants, basically just next door. The Gecko Grilz shaved ice at corner was not only yummy, but pretty. There was a traditional Hawaiian food restaurant Kanaka Kava. Very traditional! Good experience even though my kids said the Hawaii drink and the Fuji drink were too bite for them. 2) very clean and high quality furniture. 3) there were 1 beach umbrella, 2 beach chairs and 2 coolers. 4) washer and dryer were really useful every day. 5) feel safe. 6) The management was professional and very helpful! Quick response. Thank you very much! Con: 1) The wave was loud and 24/7 because I'm used to quite environment. It's kind of ok during day. However, the wave waked me and one kid up who slept on the sofa bed in living room every night. However, the bedroom was much quitter. If only 2 people, you are fine. Some reviews mentioned about street noise. It's true that the street on Good Friday night got really excited with bands and auto traffics. However, Saturday and Easter Sunday were not bad at all. And weekdays were pretty quite. 2) No AC. Not for the reason of heat which was ok, but for the noise from wave. We had to keep balcony sliding door open since no AC. I did try to close the sliding door to block the wave sound for one night. However, my young kid got miliaria later. :( Suggestion: 1) install a AC. It would be a great plus. I don't mind to pay for additional AC fee (usually around $15/night) like a lot of other Hawaii rental do to get quite sleep. 2) better quality of forks and spoons. 3) The google map of the address directed to the front of condo on Alii Dr without the auto entry. Was very confused. The auto entrance was on the back street Kuakini Hwy. I should read the long direct instruction from Vrbo. Overall: The beautiful view definitely outshined the wave noise. It's unforgettable experience! Highly recommend it!

    We really enjoyed the location of this condo which had everything we needed for our stay. The room setup seemed a bit quirky but still worked fine for us. The only issue we had with the place was the seemingly high management fees for the booking but as our original place had been cancelled we didnt have much choice. We would definately stay in this place again!

    Overall, I thought the place was great. The kitchen had all we needed for making our breakfast and lunches. They give you a complimentary bag of Kona coffee. The beds were comfy (though pillows were a little thick for my taste). There was not a lot of breeze from the ocean surprisingly, so my husband was a bit warm. There were plenty of fans to place throughout the house so, I never thought it was unbearable. My husband would say he was too warm. The noise from the waves drowned out the noise from the restaurants or homeless walking by the main road in front, and the waves were too loud for him so he shut the sliders at night! It's run by a commercial entity, so not any of the little things you might expect from a VRBO - no cleaning wipes or disinfectant spray, or condiments left from previous stays (no mustard, PAM, ketchup etc). There are tiny ants by the kitchen sink non-stop (which is expected in Hawaii), so you have to wipe up your crumbs constantly. And bring your own chip clips (or buy them), as there arent any there. Location was great as you could walk to all the shops and restaurants in Kona, and the farmers market was a block away (though really small probably due to COVID era). A lot of the shops looked like they had been shuttered, likely due to COVID, which is sad. The cruise ships just started back up, and a big one was there for 2 days during our stay, but we didnt really notice it being too busy. The sunday night we were there, all the restaurants had 1 hour wait (no cruise ship), so not sure what was going on then, but be prepared and make reservations on the weekend if you really want to go to a specific place to eat. You can walk to 2 small sand beaches, both about 0.5 miles - one in front of the Marriott, the other to the south. But the Big Island does not have very many "sandy" beaches like the other islands. We went in December, and it was warm and humid and not too crowded. Water temp was 79, which is cold for me We arrived late at night to the apt, so it was a bit confusing on how to get in the place since we didnt know where to park. The gate at the bottom closes at 10pm, so you have to get the key at the lockbox and take any items up the elevator. Walk back to where you park on the second level of parking (we assumed it was the parking spot with the unit #), unlock the door to the stairs and walk up the half flight to the third floor. It was a bit too confusing as we were tired and had a long flight!

    In the heart of Kailua Kona, walking distance to most daily activities and within 14 miles of sea turtle beaches, ATV excursion and Whale watching excursion. This unit is comfortable, well equipped, great view and comfortable furniture. We've stayed in other units in this condo and 304 has an odd remodel where the washer and dryer are in the bedroom, the master bath was made smaller to add the closet taken by the washer and dryer, the hall bath was made larger but usable space (counter and closet) was reduced. The living room was oddly separated by an arched wall for a "room" that has 2 chairs. Which is odd because it cuts you off from an ocean view if you were to sit in there and it makes the living room really small and the dining table too big for the space left. The walled off space would make a little sense if there was a daybed or Murphy bed or some sort of semi private sleeping space. We only had 2 people so it was OK. More than 2 would feel very cramped. During our stay, the unit below decided it was a good idea to sand their kitchen cabinets out on the Lanai which created un breathable, dust covered living for our unit. I spoke to them and they immediately stopped and the property management had someone out first thing in the morning to reclean the unit. Note: If traveling after Dec. 21st (according to full time residents) the pool gets zero sun on it until about the end of February. )

    Great place to stay and rest during our stay. May have had concerns of no air conditioning. At the time we stayed windows open and fans worked perfectly. The view/sunset at night was breath taking!

    The location couldn’t have been better. The deck is perfect for private happy hour and sunset. Steps away from restaurants, beach, coffee and more.
