Overall property was great, clean; each of the four couples had essentially identical rooms with king beds and private bathrooms. Matt the property manager was highly responsive and immediately accessible for any issues. Spacious, amazing sunrise, sunset, and starlight views, we got lucky with near-perfect weather.Property is about 90 minutes from Kona airport if you fly in that side.Two downsides were the infinity pool was not on/working - the water level was either too low or it was not turned on. The waterfall was also suffering some issue so we were advised to turn it on sparingly, so we only had it on for about 1 hour on 1 day. Considering the pool was a large reason we booked this place and the images did not represent the reality, this was a disappointment. The septic tank also backed up and flooded the pool house bedroom and bathroom with several inches of water. Matt was there within minutes though to fix the issue, which was a plus. A couple other minor issues Matt again immediately came and fixed within minutes. Several of my party reported great experiences with Matt.Overall minor gripes in the grand scheme of things, but thought you should know to ask about the pool functionality before booking.
Incredible sprawling estate with beautiful views of the ocean and amazing dawn chorus from the many birds. Spacious rooms, not luxury but comfortable and house is equipped with all the essentials. Great outdoor area with large pool, hot tub and swim up bar. Housekeeper was responsive and helpful.
Great location great pool and hot tub area. The property manager was there when needed and left us alone otherwise. Thank yoy for the use of the poperty was excellent for our family get away.
We had the most enjoyable stay! The view is breathtaking! The bedrooms are huge and private! Tons of dishes and 2 dishwashers, 2 ovens, perfect pool! Matt was always able to answer questions and help us with what we needed!!

We gathered together from Colorado, Texas and Australia. It was delightful, private and much better weather than we expected. Also, thanks to help from Matt we were able to enjoy a beautiful evening cooked by Dori. It really was a special treat. The pool and grounds are lovely so we used them daily. Would definitely recommend this home for family gatherings.
We enjoyed everything about our stay at this property. Everything was just as advertised and the property manager was extremely accessible and responsive. It felt like we were 100% secluded until we needed something and then it felt like calling down to the lobby of a hotel and Matt was right there. Very impressed with the service and the place was just as nice as the pictures promise. Pool was bigger than I thought it would be. We all want to come back.
We had such a wonderful time here, celebrating birthdays, anniversaries, and retirement! The property is gorgeous, just as pictured. The kids loved the swimming pool and also the pool table. The hot tub was enjoyed by all! Matt, the on-site property manager, was so helpful and great with communication. We had a dinner cooked by a private chef, Chef Dori, and it really lived up to the hype. This was one for the memory book, for sure!
We had a fabulous time. The property is unbelievable and so well designed. Private bedrooms with unbelievable showers. So much living space where we could enjoy each other and relax. So many areas where we could hang out together or go off for quiet time. Pool area was perfect for everyone.
Sleeping quarters: It was amazing to have 4 master suites, each with its own ensuite. Yes, there is a tiny 5th bedroom by the pool with a smaller bed but we didn't need to use it. I didn't use the AC at all - just had the screen doors open to enjoy the breeze and the birdsong. Our friends used the AC as they are light sleepers.
Pool and spa: These were so lovely. We did turn off the waterfall as we didn't need it but that was lovely too.
Main house: The kids loved the reclining chairs in the theater room. They even used that room for quiet reading as it was so comfortable. I loved cooking on the BBQ, while looking out on the expansive ocean. There are tons of utensils and plates. The 2 dishwashers came in handy as we were 2 families. They even had a rice cooker!!
13 acre property: We stayed in April and we were able to harvest some oranges and quite a few lemons. We really enjoyed seeing the chickens wandering around. We even saw a few pigs and pheasants too.
Ninole: I prefer to stay in the countryside, so this was perfect for me. It was also super close to Botanical World Adventures for zip lining and the hedge maze and Akaka falls.
Eating out: Big Island Birria Boss is open only a few days a week but it's super close (get the quesabirria tacos). We also had great shaved ice beside it (lime and strawberry + haupia cream).
Matt the property manager: He lives on site and was beyond helpful. Every time we had a question, he was on it, super quick. He was the best!
Gorgeous view eating on the lanai every day, as well as the pool and hot tub. Rural location, so very peaceful-the only noise in the morning being the neighborhood roosters chatting back and forth.
It was about 1.5 hours from Kona, so we tried to bundle activities together on that side of thrbisland to cut down on road time.

The guest suites and overall layout makes for a perfect, comfortable get away for multiple couples. Estate grounds are beautiful and well manicured. We all felt like we were at a luxury private resort. Would definitely stay there again.

Hilo Bay Cafe has the best French soup and pina colada and everything to be honest.
Loved the experience at captain Cook snorkeling, Hapuna Beach is amazing, Akeka waterfall is worth to see!
Just to wake up in the mornings and hear the sounds that comes from the outside is so special- the birds and the roosters made our each morning, loved it!
The only thing I wish to have is better pillows and bed cotton sheets instead of polyester, and more blankets, the rest was amazing! Highly recommended!
