If you want a night of good sleep this isn’t the place; you’ll listen to your upstairs neighbors all day even when they’re just talking and don’t get me started on when they walk, use the restroom, etc. The space definitely needs some improvement, doors, paint and other things look very old and it also wasn’t as clean as I’d expect. The view though is good and the access to the pathway that goes all the way in front of the ocean for miles is very convenient.
Beach view was good. Great walking path right by the property. Kitchen was well stocked. Husband loved that they provided binoculars to watch the boats coming in. The only recommendation I would have is that they have two loungers on the lanai.
First the positives: Great location and view from the condo lanai, kitchen was very well stocked. Not so good: We weren’t impressed with the cleaning (very dirty under furniture) and bugs (they do mention this in their listing) but they did have an exterminator come in to fix the gap under the door (helps tremendously) and place roach traps. Windows in bedroom also need new locks (vs a stick) to keep people from entering through them. Overall, decent 7/10 place but need some attention to the place to get it to 10/10 and worth the money we paid. Just being honest….
The view was amazing! When we were too tired to go out, it didn’t matter, because sitting on the balcony gave us a perfect view of the ocean waves. The bed and pullout bed were both comfortable! 10 minute walk to many good food/shopping places. Would definitely stay here again!
The view was breathtaking. The condo was well decorated, stocked and comfortable. I spent a lot of time sitting at the table on the lanai listening and watching the waves. The property is lovely with a lot of activities. The pool was fabulous. We would definitely stay here again!! Mahalo!
Overall I would rate:Resort 8 out of 10The unit 7 out of 10Vacassa 3 out of 10The issues were:1. Inadequate noise insulation (hear every step from above).2. We were treated as second class citizens at the pool. Pool towels are available for "guests". We however were considered owners and thus had to bring towels from the unit.3. Clearly cleaning costs are built into the rate. If the average stay is 5 days, the cost to clean every five days is built into the rate. Yet we had a three week stay and had to pay for the two cleanings we needed.4. There are two beach umbrellas in the unit. The one we took on our first beach day had a broken spoke which adveresely impactated that beach day. The second beach umbrella is fine.5. We had to purchase beach chairs. The ones in the unit seated you too close to the ground (about 2 inches) for us to use them.6. No safe in the unit7. Support for resolving issues is VERY DIFFICULT. The chat refers everyting to "the local team" who is not responsive.
Stunning views, saw whales from the deck every day, access to walking/riding path, and walking to restaurants a few blocks away. Perfect low-key vacation in Kapaa!!
We loved the suite. Seeing the sunrise every morning was wonderful. The suite was fantastic. Everything virtually new. Nice furniture, great shower, great bed. I’d recommend this suite to anyone.
Overall the place was as listed. Pillows, glasses and pans could use an update. The place was fairly clean but in need of a deep clean.
Great location clean beautiful grounds
Loved how spread out the resort was, not cramped like other resorts. Condo is ocean front with great views! Kitchen was very well stocked and we used the cooler and beach equipment almost every day so a great bonus. Great walking path in front of unit and plenty of parking. We would stay here again!
The complex is great with good guest services and plenty of amenities.

It is in a great location; walking distance to restaurants, bars, grocery stores, etc. and the view is everything! Watching the sunrise was amazing! It is updated, clean and well appointed with a lot of little extras (beach equipment, laundry pods, ponchos, etc.)
The only negative it that it is on the second floor of a three story building. Unfortunately, the family above us was very loud, which made sleeping in or having a quiet evening difficult.
This place is spacious, most complete amenities I have had to this day (and I have stayed in a lot of places). It’s so complete and provided for you that you barely have to purchase anything but your food.
The only problem was the 10 digit code (not over exaggerating) you have to punch into the tiny key pad after each time you enter the home. When your hands are full and you have to dig out the phone, your glasses just to find the code. If you mispunch one number you have to start all over again. It is the most inconvenient. There is a separate key card for the hot tub pool area and this is staffed for pool towels and chair massage which is awesome!
We enjoyed our stay - especially the views of the sunrise from the balcony. Kitchen was well stocked, comfortable bed, beach chairs and boogie boards made this a wonderful getaway. I would suggest stating in the welcome email that you are supposed to check in at the registration desk in order to get a pool key with access to the laundry room. Other than that, everything was great!
