Beach And bluff went above and beyond in taking care of my vacation needs with very little warning. We had hoped to camp and soak up the rained for the first week and we just ended up saoked! I reached out to Beach and Bluff and they were very friendly and accomodative. Every detail was handled by a small family company making the experience feel like I was just talking to family. I found an open unit and they got me in lickety split! The condo was breathtaking, spacious and fully stocked with everything I could think of. The walk from parking spot to front door was as short as could be with a smooth walk way. Easy to roll all our no longer needed camping gear up to the front porch! It was fun to watch the birds and the golfers enjoying the sun as we rested on soft couches saving up energy for the next adventure. Apon return from said adventures it was nice to have a hot shower and his and hers sinks to expedite the preparations for making it to our dinner reservations. Many truly amazing memories were made in this beautiful vacation home.

Very good location. Good communication and response by realty company. A/C units worked well, only needed to have them on in the bedroom at night for sleeping. Cleaning company did a good job. The building has an old and tired look. The first night I heard children next-door that were running up and down the stairs, both when going to bed and getting up. The walls between the units do not have good sound insulation. There is a bit of deferred maintenance, e.g., rusty sliding screen door is difficult to open and close, rusty front door and windows, bedroom furniture drawers were very difficult to slide in and out, etc. I would not rent this unit again.
We loved this condo! Everything you could possibly need was provided, everything! We are familiar with Puamana and know it’s a little older community, but this condo has been very thoughtfully renovated to maximize space and to feel very Hawaiian. Awesome golf course, mountain and ocean views (ocean is a distant view, but nice). We had one small issue and Rob took care of it immediately and was so friendly! We highly recommend this property!

Fantastic spot in Princeville. Walking distance to Wylie Beach, Anini beach, and shopping center. This unit has sunset views during the winter which was very much enjoyed by us all. Only complain was trying to find the unit in the dark was a little difficult. Maybe a lit up address sign on the door would be beneficial. We plan on returning and enjoying this property on the future. - Found out after booking, it's more cost effective to book directly with the rental company and avoid the VRBO fee.
Our family (2 parents & 2 adult children) had an excellent December stay at this beautiful property. Upon arrival, it was even better than expected from the listing pictures. The condo was well stocked with amenities (shampoo, kitchenware, treats, beach chairs, etc.), which made the stay easier. The location against the golf course was beautiful & peaceful. We loved the great trade winds that blew through the condo & only ran the ac on the night we arrived. Good communication w/ property management. The only slight negative is that the upstairs sofa bed was uncomfortable & not really suited for an adult, but would likely work better for a child; this is something we didn’t realize from listing pictures. All other beds were very comfortable. I recommend this property & would stay again.

Condo was well provisioned. Excellent set up for two couples. Raymond the property manager was excellent. The unit came with beach gear, coolers, and everything you would need for a relaxing vacation.

The photos don't do it justice. This is a great stay. Everything you need for hitting the beach readily at your fingertips. Small little things throughout the condo make it so thoughtful. We had a few issues during our stay which were attended to immediately. Cannot recommend this place enough!
This place was perfect for our long family vacation with 2 little kids. VERY well equipped from the kitchen to beach supplies. Kitchen has nice quality things. Great supply of toiletries. We stayed in August and did not have a direct sunset view, just FYI if that is what you're looking for. But there is a beautiful lookout just a short drive down the road. Washer/dryer worked well. We had some issues with the AC but that got handled and it worked perfect after that. Pool was never crowded. Golf course was peaceful setting and not too busy. We felt very safe. Princeville is perfect location and the area is the best part of the island if your looking for relaxation and the most beautiful surroundings. We would stay here again and we would recommend!!

Love our stay at Pa'ani. We consider a second home for 10 days out of the year. Cant wait to get back again next year. Trying to figure out how to get there 2x per year. Beach and Bluff Staff are amazing. Thank you. -David and the Sebestyen Family :)

Everything was great, the condo had everything you could need for the perfect vacation stay! We will be back and rent again for Beach Bluff.
The condo was more than we expected. Clean and comfortable. We had everything we needed and more. Great view of ocean and golf course.
The BBQ on the back patio was perfect for cooking dinners. The kitchen was organized and well stocked. And the pool was used almost every day.
We would definitely stay there again.

We totally enjoyed and appreciated the location, amenities and furnishings of this condo. The beds were very comfortable and the layout of the condo was conducive to having guests. The kitchen was amazingly stocked- we like to cook at home and had everything we needed. In fact, I might have to get those all-clad pans at my place! Kira and crew were very responsive although we had very little need to contact anyone as the condo is well maintained. Great beach accessories provided as well. We definitely will come back!

My husband and I took a few days in Kauai to relax & regroup after a 5-week trip to New Zealand. It was everything we’d hoped for!!
Our stay was amazing. Place is exactly as described. On-site free parking. Short walk to watch the sunrise. Nice hike to Anini beach. Team was great with communication. Free use of anything needed for the beach. Quiet area. Nice to come back and relax at after a long hike. We will definitely stay here again.

We could not have asked for a better trip and home base. The property was everything we needed and wanted for our stay. The views are amazing, the condo was a perfect size for the five of us (3 adults and 2 teens). It was a great place to come back to after days hiking and exploring. It had everything we needed to prepare some lovely dinners from the local fish market and plenty of extras to make our beach adventures more comfortable. We did not have to contact the host during our stay but the instructions and communication prior to coming included all the information we needed. We can’t wait to come back. Thank you!

This is a great location for a stay in north shore Kauai! It is an easy drive to Princeville center, Hanalei and all the north shore beaches. The inside of the property has been updated and is very comfortable. We did have to clean the upstairs sinks and counter tops, but not a show stopper. They have everything you need for cooking and for the beach (towels, snorkel gear, water shoes, and chairs). The communication with the property owner was excellent from the time we made the reservation to the time we checked out.
One of the best things about this property is that you can relax on the back patio and see the sunset, view of the ocean, and there was a nesting albatross that we were able to see!

Our family of 3 stayed for spring break. We love being in Princeville so the location was perfect for us. The condo itself was well appointed and comfortable without being too fussy. The manager did walk right in the first day and asked my daughter if she was supposed to be there (we were unpacking upstairs), but quickly left after realizing we had checked in that day. Neighbors and area were clean and quiet. Sleeping with windows and doors open kept the night cool enough to sleep. Overall, great condo and we would return.

We have visited Kauai multiple times & have almost always stayed in Princeville. We loved this townhouse’s location on the edge of the golf course, with an ocean view from the living room window & back lanai. The unit was very clean & well-kept with just about anything you can think of. Great Webber gas grill on the lanai, a large outdoor storage closet with cooler, beach equipment, etc. The house had everything we needed including sunscreen, shampoo, soaps, etc. The kitchen was well equipped & appliances were in excellent condition. Suzanne & Kira were awesome to correspond with & were very prompt in answering questions, etc. Everything exceeded our expectations. (Except the wet, windy weather, which was beyond anyone’s control, but was great for The Eddie to go this year on Oahu!).
