Do NOT rent! miserable, unsafe for kids.This was the worst vacation rentals we’ve ever experienced. There is NO central air, only a couple of cheap fans and the house turned into an oven! We had an 18 month old baby and two small kids, and I honestly felt they were close to overheating and dehydrating.We could only stay one night, we scrambled to find other accommodations just so our family could be safe and comfortable. This was a huge stress and completely ruined the trip we had planned. This property should be honest about the lack of air conditioning, and only rented during the winter months due to no central air and the risk of getting heat stroke! I would never, NEVER recommend this place to anyone.
We were a family of 4 traveling with another family of 4 with 4 early teen girls between us. The girls were not keen on taking up independent residence, so 2 took the second bedroom, 2 took the loft in the main house. They shared the full bath. My husband and I took the master and the other couple took the Mermaid suite above the garage. There was another small cottage on the property. All residences had a 'home' feeling - a place to live and work and play. While we ate most lunches on the go (local food trucks are a must), we prepared most breakfasts and dinners in. The kitchen was well stocked and provided a warm, open spot to gather and plan for a day of activity or decompress after a day well spent. There was no air conditioning, but leaving the windows open at night, closed during the day with the air moving kept to the place cool enough. And I LOVED the sound of the ocean at night. There were some opportunities for improvement, mostly maintenence related - the salt air is tough on metals and some of the window slides and screens were in need of repair or replacement, but nothing that would stop up from rebooking. And while there is ample space, you'd want to consider sleeping arrangements for a larger party. All in all, it was a fantastic, memorable week. Kapaa house added to the wonder and satisfaction of our first visit to the island, leaving us wanting more.

Before staying here I read the reviews, mostly glowing, except for one that gave a lower rating because the house was unbearably hot. I had seen all the lovely photos but was a bit concerned about the hot house review. My family visited in mid-June with temps 72 at night and 80 during the day. There was a consistent 15 mph breeze off the ocean that kept the house decently ventilated. After a day of acclimatizing, the temperature was no problem, especially since I was continuously distracted by the gorgeous view. Don’t expect to do much wading in the ocean as the sand quickly becomes coral but it’s smooth and you won’t hurt your feet. A shot out to Heidi, our host, who was a great help. All in all, highly recommended.

Loved this place. It met our needs 100%. The ocean was steps away and we even had a baby seal monk take a nap on our beach just a few feet from us. No problems checking in or out.
This house is gorgeous. A true Hawaiian home. It was stocked with everything we needed, beach towels, boogie boards, chairs, sand toys, and the best smelling shampoo and conditioner! The kitchen is well stocked with everything you could need. The location is perfect and close to everything. The beach out back is beautiful and possible to snorkel when the water is calm. My kids loved the neighborhood cats and named the 2 that live at the house Oreo and Rocky. We would love to come back!
A group of nine of us stayed here to celebrate our 65th birthdays! The highlight of our trip was staying in this great location and wonderful house. We spent most our time enjoying the ocean which was just steps away. I was the one who found this house online and everyone was saying what a great find it was and thanking me. The host was easy to communicate with and very accommodating. This place was awesome! Thank you!
Had such an amazing stay with our gaily in Kauai!! Had been planning this for quite a while and loved every minute- best part is being right on the beach and hearing the waves. The house had plenty of room for all of us to have our own space - there were a total of 7 of us and never felt cramped at all- highly recommend Kauai to anyone who hasn’t been! Staying on the beach while on beach vacation is also the way to go- this house was amazing

Really great place to stay.
We had a family group of 8 ranging in age from 7 to 82 and the house was perfect for us. Everyone had their own space to retreat to and the living/dining/kitchen space was a wonderful space to congregate. Being right on the ocean, there was always a nice ocean breeze coming through the screen doors and windows. Lying on the master bed you not only were bathed in breezes but had a view of the ocean and gorgeous sunrises all while listening to the white noise of waves lapping the shore. Shopping, dining and beaches are all within walkable distances and Waimea Canyon and Hanalei are only an 45-60 minute drive away. We are a family of cooks and we appreciated the well equipped kitchen. The kids loved all the beach toys/equipment and the adults the beach chairs, umbrella and snorkel gear. The only complaints from the adults in the group was that the mattresses were too hard and uncomfortable but except for that it was a marvelous spot that we would rent again.
Wonderful stay. Room for everyone, all 8 of us. Proximity to ocean was magical. Labels on everything made functioning in the kitchen easy breezy. Beds comfortable! Highly recommend for relaxing vacation!

We chose this house because of it’s location. You are centrally located to just about everything on the island and its walking distance to Kapaa town. With the bike path right outside the door, it’s an easy 10 minute walk to all the shops and restaurants. From the moment we pulled up in the driveway, we knew this place was going to be special. The grounds are beautifully landscaped and the house itself is very nice. The house is very well stocked. The kitchen has everything you can think of, bathrooms were fully loaded with towels, shampoo, conditioner and soap. Also, in the main living room you can find plenty of games for those nights of just hanging out. If I had to complain about anything though, I would have to say that the lighting in the kitchen at night isn’t great. Also, the stove is electric and the knobs are so worn out you can’t tell which way is high or low. Other than that, everything works just fine. In the laundry room, you can find plenty of beach chairs, beach towels, water shoes, umbrellas, cooler, fishing poles, water toys for the littles and even a couple of small life jackets. We had 6 adults in our party and everyone had their own space. With the main house having 2 bedrooms with attached bathrooms, the Ohana and the apartment over the garage it gave all of us our own little getaways. We didn’t use the loft. I do have to warn whoever sleeps in the primary bedroom though, I hope you like waking up at sunrise everyday.. lol. Because there are no blackout curtains, just sheer ones. So, it’s very bright in the morning. Hearing the waves and taking in the view everyday though, out weighed the brightness. The house doesn’t have AC, but with so many windows and ceiling fans we didn’t need it. The backyard is amazing! Stepping out onto the deck and taking in the scenery was spectacular. The moment we stepped into the house it was everything we had hoped for and more…the location, the size of the house was perfect. The fans and ceiling fans were needed and appreciated as they were vital to enjoying our stay. Four generations of our family came together, and the house offered many additional items which came in handy to enhancing our visit. We all enjoyed ourselves, and would love to stay at this property again!!
This truly awesome beachfront property has a stunning main house and two very nice, fully autonomous cottages that can accommodate 9-10 people. The setting allows for large gatherings and yet provides privacy for smaller groups. It also comes with all things you need for days at the beach: beach chairs, towels, cooler, snorkeling gear, etc. The property manager, Heidi, couldn’t have been more welcoming and accommodating to our needs. We highly recommend this vacation spot to any family - or families - looking for a beachfront retreat in Kauai.
Truly, the only downside is the exorbitant fee charged by VRBO for merely providing a platform on which to access such properties!
Our stay at Niulani Lanikai - Kauai Beach House was nothing short of exceptional! The multifamiyvacation home in Kapaa surpassed our expectations, offering a perfect blend of comfort and luxury.
From the moment we stepped in, the breathtaking ocean views captured our attention. The fully equipped kitchen, complete with a dishwasher and oven, made meal preparation a breeze. The attention to detail, from the stylish decor to the cozy bedrooms, truly enhanced our overall experience.
The proximity to attractions like Lydgate State Park and Wailua Falls added an extra layer of convenience, making exploration effortless. The free WiFi ensured we stayed connected, and the thoughtful amenities, including a washing machine and hair dryer, reflected the property's commitment to guest satisfaction.
Adult children appreciated having the privacy of bungalow as well as the apartment above garage. Plenty of towells were availble and large fridge to store family meaks in (fridge could def use uodating, light was out and quite old, but dud fine. Also Very handy to have laundry room accessible to all parts of house. Problem with spin cycle of washing machine. But notified owners Hope they fix
Each day we were there, someone was there maintaining house. Yardwork very early in morning on first day we were there. Woke us all up. Someone fixing the sand bunkers the next day, as well as other maintenance activities day after.
Regardless.. this is the place to stay at in kapa’a.
