This place is in a lovely, quiet complex. It is not by the beach nor does it have a beach view, as advertised. We would not have chosen to stay here if we had known this was an inaccurate description. The beach view can be found at the Beach Club, which is lovely. To get there you must drive 5-7 min or walk about 15. The overall feel is ok. It was a little run down, in regards to the furniture and general appearance. The beds weren’t attached to the frame so they made a lot of loud noises when you got into bed or rolled over. The beds weren’t comfortable for most of us. Thick layer of dust on fans and picture frames. The kitchen was very clean, minus the vent register above the sink. It is fairly comfortable for 4 adults. Though not enough room for us all to sit in living room comfortably. This complex isn’t kid friendly. We saw/heard a woman tell a very sweet little girl, about 7 yrs old, and her mother that they were being too loud in the pool area. They absolutely were not. We were next to them and able to hold a conversation without being disturbed. There are signs at the pool telling you to be quiet. Seriously! This is a pool. It’s meant to be enjoyed and fun. The grounds were gorgeous. And if you do prefer quiet, this is definitely a good option. I spoke with management about cleaning issues and sent them photos, at their request. They said they would address these issues. Hopefully it will be cleaner for the next guests

Property is nice. Condo is pretty average gets the job done without any real complaints. Too many strata rules. Especially at the pool. We loved the quite location everything you need and want is close by. Cool trails are very close so you can walk tk the lava tubes, beaches,

This is the first vrbo we've stayed that had ample dishes, pans, silverware, towels, soap, tp, shampoo, etc. Even a coffee grinder! Loved the pool & hot tub, snorkel gear, beach stuff. Beautiful grounds. Felt very safe and private. Loved the dining area, furniture, appliances, layout, spaciousness. Did not use the grill or workout room but they looked very nice. Things to note: the master bathroom is "open" meaning the sink, vanity, shower & tub are open to the bedroom. The toilet & closet had separate doors. Even though the description said "short walk to beach", I swear I also read that it was "on the beach" so I expected a shorter walk. However, it was a beautiful, enjoyable walk through lava flow, flowers and trees. There were several stains in the carpet; otherwise it was very clean. We were greeted by scattering bugs around the sink when we turned on the lights at check in or when throwing stuff in garbage (we did take out the garbage frequently). Raid was provided and while we were glad it was there, it was also a bit unsettling that it was there because obviously the bug issue was known. Maybe that is common for the tropics & I shouldn't be bothered by this. This is also the first vrbo where we were asked to have towels (other than those used the morning of checkout) & the beach towels washed, dried before checkout. Laundry soap was provided but it was a challenge to do this when we wanted to spend time at the pool before checkout. Would still stay here again.

Overall the property was good and the managers were very helpful.
The problem I encountered was that the pool was closed for 5 days of my 9 day rental period and I was NOT INFORMED of this at the time of the booking. I spoke with the property site manager who told me that the owners were informed of the week long pool closure 1 year ahead of time with quarterly reminders. This should have been announced on the listing because when I booked 5 months ago, had I known this I would have been forced to choose another property.
Otherwise, the property was clean and pretty well stocked. I would recommend a few extra pots and pans and other large cooking items, but overall ok. Maximum two cars able to park was a bit of a thing as well.
Easy access to the Mauna Lani Beach Club with the pass was nice.

Location was great, and the property as advertised. The quiet community pool was welcome. The lanai view of the lava field and tubes was a welcome change of pace. Gated access to the beach club allowed easy use of the beach and snorkeling. The Napua restaurant at the site had some good food.
We would stay in this property again.

Needs upkeep/work. No lights in garage, plugs not screwed into wall, shower door needed work, freezer didn’t work to make ice. Never dispensed ice because it needed a part that needed to be ordered. Freezer finally made ice on the 6th day of our 8 day stay. Mattresses needed to be replaced. Sink had huge crack. Grill needed propane and outside HOA was non responsive. HOA finally got propane and grill worked great. Great location, beach club associated with property is beautiful.
We rented another property managed by OutRigger in the same complex that was well maintained and everything worked properly.

Luxury feel at reasonable price! Loved birdwatching from the lanai. Enjoyed the walk to the beach around the fishponds. Beach was beautiful and good for both beginner and advanced snorklers. We will be excited to return to Palm Villas!

Basic condo with excellent amenities and good location. We rented a 2 BR for 2 couples but were given a 3 BR This caused the second BR to be very small, and one couple got a small room with barely a dresser, with a small twin room adjacent to their small room. Would have preferred the 2 BR we requested

This was a lovely place to spend our first visit to the Big Island. It is a small condo, maybe better for 4 adults, but 6 of us made it work!
The condo is surrounded by beauty. The beach is about a half mile walk and is one of the prettiest beaches we visited. Bring your water shoes, there are lots of lava rocks in the sand!
We called the property manager a couple of times with requests and they were very helpful.
