The bathroom has a fresh paint, a new shower insert, a new washer/drier, a new plastic floating floor installed throughout. But there are many finishing touches to be done. It looked like they stopped renovating to rent it out. There was a lot of dust on the dishes in the cupboard, most likely after renovations.
The sliding door lock is still hard to use. The dishwasher wasn't screwed into the counter top so it slid out when we want to open it. There wasn't enough toilet paper (2 rolls for 2 people and 2 weeks) so we had to buy more. The bed slides around at every slightest move and is not very comfortable.
The owner unfortunately did not respond to my email outlining these problems. Other than that he responded timely. So these are the reasons for 3 stars rating.
Pros: there is enough dishes and condiments, dishwasher and washer detergent, beach chairs, cooler, buggy boards, mask and children fins, noodles.
The ocean view is slowly disappearing as the palm trees grow right in front of the lanai.
The WiFi is SpectrumSetup-F7 it would be helpful to mention it in check in instructions or change it to a room number because there is many WiFi networks "available" for sign in.
All in all we enjoyed our stay and it will be much more enjoyable when all renovations are finished.

The location and amenities of the complex were outstanding. The villa was also functional and included everything as advertised. The ocean and pool views were also spot on.
The issues that reduced the overall rating of our stay were:
- cleanliness and maintenance of the villa. It was fairly obvious that the cleaning company being used has not been doing their job. From the build up of soap scum on the glass shower doors, to duct on ceiling fans and carpets their lack of effort was obvious. From a maintenance standpoint the dryer did not work for our entire stay, the kitchen faucet was very loose, the sliding glass door would not lock and bedroom window slates would not close.
Concerning communication with the property company, we contacted them on our 2nd full day that the dryer was not working. After the initial contact, I did not receive a proactive call. All future calls were the result of me contacting them first. While I understand that the dryer was under warranty and required outside service which complicated repair, it was not repaired during our 12 day stay.

We had a great stay at this place. The lanai was perfect for morning coffee and enjoying the sunsets. Well stocked with the things I would not bring to Hawaii such as a cooler and ice pack. Snorkel/beach gear provided as well. The place stayed pretty cool without needing to run the a/c units. Located a short drive to everything in Kona. Parking spot was great too.
The only thing I did not like was the mattress. It reminded me of an air mattress in that when one person moves the other person bounces around a lot but we both slept well and woke up ready for the day. Thanks

My husband and I had a really good time staying 4 nights at Alii Villa. The location is great, good distance from the heart of Kailua-Kona town and the ocean view from the lanai. We did struggle to sleep, however, with the big noise of the air conditioning units in the living room and the bedroom, as well as a surprise visit by a roach in the dining area. It was very convenient to have a washer/dryer in the unit, but the washing machine also made a big noise and had some water leak as well. We do not recommend running the machines at night to be mindful of the neighbors. One last note, when we came back from the breakfast 30 min before the check-out time, the electronic lock code was already changed and we were locked out. It was fine, we called the emergency number and the managing company helped us opening with a temporary code right away, but it would have been nice if they waited a little more at least until the check-out time to change the code. That said, the spaciousness and the location were great for the price. We might go back again if the A/C and washer/dryer are updated.

We really enjoyed the location of this condo as it wasn't in the midst of all the hustle and bustle of town yet we could drive or walk into town easily enough. Fully stocked kitchen was fantastic as we mainly cooked at the condo. BBQ area was kept really clean and had fantastic ocean views. Overall a great getaway.

Very nice and clean condo. Well maintained, and included a lot of basic supplies, which were enough for our stay. Great location, close to central Kona. We enjoyed the common facilities a lot (pool, BBQ area, etc.) Definitely one of the nicest condos we rented so far.

An absolute delight! We can't say enough good things about this place! We appreciated the ease of check in after a long day of traveling and to walk into a clean apartment fully stocked with all that we would need throughout our week instantly made us feel at home. The bed was comfy, there was always a kitchen gadget available for whatever we were cooking, the beach gear made for some awesome fun, and the quiet and friendly neighborhood created such a relaxing environment for our mornings and evenings out on the lanai overlooking the ocean. It was hard to leave. We hope we can be back to stay again soon! Thank you for providing the perfect vacation home!
