Love the location of the property. Unit itself is due for some upgrades. Bed was comfortable, but because there is no air conditioning in the bedroom, I had to sleep on the couch for it to be cool enough.
it was a dump and super hot in the bedroom, 3 forks in kitchen, the bath and kitchen not very clean and the entire kitchen leaves a lot to the imagination, needs help. if you saw up close pics, you would laugh, peeling stick on's, uneven and tired and old. The staff that came to help was a few days later and gave us a fan that didn't do much, i ended up purchasing a fan at Walmart that worked. that place is way too expensive for what you get. Thankfully it was only a week. The staff that came to assist was super nice and helpful, but the owner really needs to update that place and do a deep clean!

Pretty typical rental with adequate amenities. Unit was clean and located near beach, restaurants and shopping.
There is a good deal of noise from other units as mentioned in other reviews but not so much as to change rating. Staff was pleasant and responsive.
Overall, a reasonable unit for the price.
Pono Kai has always felt like a second home to us; relaxing and comfortable. We notified vacasa that the screen and patio needed attention and this was dealt with the next day. the location is accessible to the bus routes and grocery store so we didn't rent a car.
Good location and property was spacious. I’d stay there again. Sound does travel from upstairs so bring earplugs.
You could hear all the footsteps from unit above. Sometimes until after midnight and early morning. VERY ANNOYING and disruptive to sleep!!

We stayed six nights at this property to celebrate our anniversary. It was clean and a very large, end unit. Being first floor wasn't too bad, but the person above was rather loud at all times of day and night. The outside chickens/roosters were not an issue. You could occasionally hear them. We were missing the lounge chair, which would have been nice. Looks like all other units had one. All basic supplies were available and we enjoyed the complimentary treats that were left for us. Other resort activities (hot tub, hammocks, croquet, lawn games) were nice to have on relaxing days.
I loved the high quality decor. I had to laugh, though, at the disparity between the decor and the absence of cleanliness on walls and floors. The view was breathtaking.

Had everything we needed even a small soft sided cooler that was perfect for a day at the beach! Very clean. Centrally located on the island, walking distance to a few great coffee shops and shopping. Read reviews about the couch being uncomfortable, but there was new couch that isn’t pictured in the ad. Comfy bed. Great clean resort with lots of BBQ grills and games for families
Nice open floor plan, excellent location for easy access to the rest of the island. Couldn’t have any food out on the lanai due to the number of chickens. Grounds and beach access were wonderful. Enjoyed our stay would come back again!

So many great activities to do on site and it is close to town and the beach. We will definetly stay here again. And the owner had all kinds of stuff in the condo for us to use; snorkels, cooler, beach chairs, etc.

My wife and I stayed here for our honeymoon and really enjoyed the location and space. The unit is spacious and very clean (albeit slightly outdated with an uncomfortable couch) and included supplies for outings (beach towels, cooler, umbrella, snorkel gear). The AC unit keeps the living room and kitchen areas cool; the bedroom does get a bit hot at night, but nothing terrible with the ceiling fan and provided box fan running. The Pono Kai Resort is very pretty, has all the accommodations you'd generally want, is beachside, and in walking distance to a solid variety of food and shopping options throughout the town of Kapa'a. The resort is also equidistant-ish to both the south and north shores, reducing drive time for day trips. Would definitely stay here again!
