☛ Home & Property 'Turn-Over' Policy - our large villa and property requires a Minimum of 7 (seven) days, In-between all booked Calendar date's. During longer stays of 10 to 12-night's, the requirement is a Minimum of 9 (nine) days.
☛ 2025 Reservation Safety and Security Measures Addendum - incorporated into our online Home & Property Rules/Policy’s, and, our official Guest Rental Agreement. Our whole family enjoyed it here. The house is just as pictured. Beautiful views from the upper bedrooms. Lovely outdoor dining area in the back. Hosts were friendly and helpful. There was a detailed rental agreement required, guests should be prepared to do the paperwork well in advance.

We loved our stay at Falling Waters Kona. The home is exactly as pictured and fully stocked with all the amenities. In fact, maybe too many amenities as we needed to stay longer to enjoy them all. And bought things we didn’t need too. The next guest will enjoy my Gain Flings . Want a boogie board or mask? There are several provided. Forgot water socks? There’s a basket full! There’s beach umbrellas too and even a wagon to haul all your loot to the beach with. But back to the house…it’s large, and as I mentioned, fully equipped with everything you need. Games, books and toys for the littles too. The back lenai and BBQ area are so relaxing. Just unpack and settle in. Plenty of room for every one! It’s super quiet…the birds will wake you up around 7 though! Beds are comfy, lots of pillows, fans in every room. Although the owners area is attached, you won’t know it. The home presents like a single residence. Diane is a very communicative and kind hostess. As a military family, she graciously gave us the option to check in early and depart late. This was a real blessing as we had a late departing flight. Yes, like all vacation rentals, there are some rules to follow and a small bit of pre-stay paperwork. Nothing too overwhelming, and all designed to make for an enjoyable stay for you and the neighbors. We had a fabulous time at Falling Waters and hope to return there again!

Big, beautiful, clean home with thoughtful touches and everything you could ever need in Kona. Super walkable and easily accessible. We loved every minute. Diane was a gem and I’m so grateful for Michael’s partnership navigating much drama with VRBO’s lackluster customer service and platform. Wouldn’t hesitate to stay again! Mahalo for everything!

Our family had an amazing time at Falling Waters. The close proximity to the water and access to the rest of the island was fantastic. A true oasis away from the noise and business of life. Owners are very communicative and had the perfect balance of engagement. Would highly recommend!

Overall great house. Spread out and good space for 2 families. Well stocked home and great location with great views. Simple walk to a great beach and easy drive to most places on the island. Would recommend.

Location, amenities and comfort couldn’t have been better! Hosts were very clear about how they wanted things and it was all reasonable to comply with, not too much effort or hassle. Would stay here again.

This is a beautiful traditional Hawaiian home with airflow throughout but not AC. This was not an issue until bedtime when the bedrooms were 80 degrees. The bedroom fans moved air but there was nothing we could do about the heat.
Note to parents: There are no security gates or locks for the pool which is in the front of the house. The pool itself is beautiful and we used it a lot but had to station someone near the front of the house to watch access. It would be great to have child locks on the front two doors.
The biggest challenge with rental is the required paperwork and agreements by the property owner. A week out before you arrive you are required to provide a lot of personal information. The owner states that this is for the Patriot Act but I find nothing in the Act that requires this. If it did, VRBO would take care of this. The owner got nasty and rude and threaten to cancel our reservation when in fact the communication issue was not on our end.
The onsite person was amazing and very nice and communicative.
We rate the property a 4 but the process a 2. If you can deal with the last minute hassle and providing personal information, we recommend the property.

This place was wonderful. We (2 families, each 2 adults and 2 kids) had a great and relaxing time. The neighbourhood is quiet an peaceful. It’s an easy walk to Magic Sand beach. We all loved the magnificent pool and also the hot tub. Plenty of towels were stocked and snorkelling equipment and buggy boards were provided to use.
There is no air conditioning in the house what didn’t bother us. Overall, we definitely enjoyed our stay and we’d come back someday.
