We stayed in Martin’s penthouse over a long weekend while visiting the island for family vacay work trip to Honolulu. For our group of 4 adults and one kid, the 2 BR set-up with separate baths was ideal. Our son was happy to sleep on a foam roll-out bed or in the large master bed with us. The location was great for getting to Waikīkī Beach or Hilton Lagoon. Plenty of food options throughout the day. Would highly recommend Waffle and Berry or even little Happy Hawaiian Cafe for breakfast. We ate at Paia Fish Market and Marugame Udon for dinner - easy walking distance! We even got to experience Spam Jam festival. Windows of the unit kept out the noise from the busy area well. Nice view! Building lobby safe and clean.We were anxious about check-in process (finding a lock box w/ key), but it was very simple. We didn’t realize that the garage would have such a low entry clearance (6 ft 3 in for the basement level spot). A mini van ended up working. We should have realized based on other listings in the area that the garage might be low, but it wasn’t obvious for this listing.The unit is updated and the furniture comfortable. However, there were cleanliness issues - musty towels, musty/dirty vents and poor condition of the A/C window units, minor condition issues with paint in some areas, kitchen faucet wouldn’t rotate, feet dirtied quickly while walking around living space. Took stars off compared to other places we’ve stayed but issues are easily fixable for future guests.

It was exactly in the middle of everything. The master bedroom did have a loud AC unit but if you let it run non-stop but putting it down to 70 it starts to get quieter. Cindy was awesome! Really helpful and kind. The fireplace is a little sharp and the main reason why the place isn't considered child friendly but we put blankets on the fire place and the girls were fine.

The location is great; close to everything, and the view was also great. But overall, The place was okay; not as clean as I had expected, and there were coach roaches came out at night.

Excellent apartment building in the heart of Waikiki. Shopping, restaurants and the beach are all easily accessible. Apartment is perfectly comfortable with million dollar view of Diamond Head, shoreline and the mountains. The Royal Kuhio is quiet and very secure. You can’t ask for a better place to stay in my opinion.

We stayed in this unit for 6 weeks. It was very comfortable and began to feel like home. A great location to walk to anything you want or need. High enough to be above the city noise and offer spectacular views of the beach, Diamond Head and the surrounding mountains. Sunrise was a treat everyday! Martin was great to work with and very responsive and helpful. The unit is very roomy and is stock with all you will need. Would highly recommend it.

The location was incredible!!! The condo was fully renovated and looked as nice as the photos. The views were outstanding day and night. Martin the property manager was very easy to work with and the entire process of booking, checking in and checking out was perfect. The penthouse gated parking spot was extra large and private with easy access. I would highly recommend this property.
