Every thing was pretty good.. I loved how quiet it was.. but what I didn’t like was the HOA rude people. Lights went off in the pool and we were just getting out of the pool and from out of nowhere some guy came in threatening a 250 dollar fine for being in the pool..

Very conveniently located. Lots of space. Only a few small things would have made it the best. Kitchen needs a new set of pots and pans. The 2 skillets are badly scratched Tfal. Lids are missing,otherwise kitchen had everything you need.
I did not enjoy the requirement that laundry be done by departing guest or more money would be charged. My last Vrbo rental did not require this. It is almost a deal breaker to have to do laundry on your last day of vacation. I’m not even sure I like it that some random guest did the laundry for my bed and bath. That took the shine off an otherwise great rental.

Pros: Community was very nice, updated and maintained. The pool was not crowded and clean, great for kids and adults. Pool yoga ever morning, all you have to do is show up. The location of this property was terrific. Less than 15 min to Kona, 5 min away from Grocery store. The support from the owner was appreciated when we had a need or questions. The unit supplied beach towels, chairs, umbrellas, and coolers. The unit had a large dining room table for meals and games . The views were beautiful.
Cons: The biggest issue and why I wont rent this unit again is there were hidden fees, that caught us off guard. In VRBO is states that the unit sleeps 6-8 , however there was a charge of $15/per day per guest over 4 people. We were a party of 6 which cost us an extra $360. We asked why we were charged and were told that the “maximum occupancy” (6-8) is different from the standard guest level, which was 4 (how is the standard 4 for a 3 bedroom unit, and what is standard?) There was no mention of the 4 guest standard anywhere only in the added fees list “extra guest. $15). We thought this was very deceptive. Also if you wanted air conditioning the fee was $275 ( we didn’t because we went in January, but the house was pretty uncomfortable from 3-6 pm. Also another added cost which we didn’t find out until we rec’d the check in/out instructions a couple of days before we left, there is a $15-20 charge for any laundry over 1 load. As we had an early morning flight we ended up bringing our own bed linens.
In addition ALL of the hand soap was watered down so much that it was worthless, there was no laundry soap to do all the laundry, the toliet in the upstairs hall bathroom kept running, the small bedroom window did not open/close properly (was an issue when we had sudden sever T-showers one afternoon), the dresser drawers were broken, there was no smoke alarm in the room and the door handles constantly fell out (heavy door handles , if fallen on my foot would have done some major discomfort/damage. Over all the place needs an upgrade (carpet, paint, patio screen door, patio chairs and not enough glass ware for 6 people.

The townhouse had great views, was in a very nice development, close to the beach and restaurants and stores. It was spacious and well equipped with nice furniture and patios. It did have a few maintenance issues that could easily be rectified. Air Conditioning was an add on charge. I would stay here again on my next trip to The Big Island.
