Wonderful property, consistent with all the previous reviews. Great location. We appreciated (and used) the abundant snorkel equipment provided. We really enjoyed relaxing on the lanai. We absolutely loved how comfortable the bed was in the master. Would definitely stay here again.
Excellent location. Perfect place for our first family vacation with our adult children. Loved that they could walk into town. The lanai had the best view of the Big Island Sunset. The kitchen had everything necessary to cook a nice dinner in. Had everything you could possibly need for your stay.
We have stayed in Kona many times, so we knew we were booking a condo right at the water’s edge, next to a “boutique” beach, and walking distance from town. What we weren’t expecting were the special touches throughout the apartment, from delightfully decorated bathrooms to a designer kitchen to the “parade” of boogie borders outside the living room window; the epic waves that week called to the brave, and during the daylight hours, we saw a half dozen or more surfing, waiting, or wiping out. We didn’t expect this level of entertainment!We rented a car and made use of it, but being so close to town made avoiding traffic and parking a breeze. If you like a bit of adventure with your chill Hawaiian vacation, this could be a very good fit for you!
This was my third trip to Kona and this location was fantastic! Great condo with beautiful views from all points. The hosts had all the beach and snorkeling equipment we could need. The kitchen was well stocked and fun to cook in considering the wrap around views. Mornings drinking Kona coffee and watching the surfers, boogie boarders and rowing teams and the sunrises were spectacular along with the sunsets from the lanai!! Will most definately stay here again ! Marianne

Best Unit in the entire building. Hard to see key pad and each touch means a number. We had trouble gettting in first time but learned after not receiving call back from host. The unit was great. We have stayed at this complex before and this unit is the best not only location but updated unit made the stay perfect. Host did help us with making the reservation and overall would love to stay here again.
So happy we booked this place. It was just right for a spring break getaway with my husband and 16 year old daughter and her friend. We loved sitting on the lanai at all times of day watching the ocean, the surfers, the sunset. Walked steps to the beach next door for morning yoga. Short walk to town for dinner. Our favorite was On the Rocks. Great communication with Bill who was quick to respond and very kind. The place had everything we needed including loads of snorkel gear. Not fancy and just right Miss it already.
Beautiful condo with a fantastic views….wonderful sunsets and so enjoyable to see surfing/body boarding right from the lanai.The condo was very thoughtfully equipped with just about anything you need!
Bill was super easy to communicate with - both before and during our stay, when there was an issue with the wifi, which he kindly proactively addressed. The condo is in an older building, but this unit is just absolutely beautifully remodeled - everything in the unit is super nice! The kitchen is amazing, washer dryer is a real bonus, and we felt spoiled having two full bathrooms for our family (teens loved it). We had very full, active days, so didn't spend as much time there as we might have liked, but the location is really perfect - easy walking to tons of local businesses, restaurants and bars, and even a luau, which we did our last night. The parking is also great - in a garage with plenty of spaces, which is such a benefit. The only thing I'd advise people to consider is to look at the pictures- they are totally accurate - and whether you will be comfortable with being right on a popular local beach with lots of people strolling by. We kept some of the shades drawn for this reason (definitely in the bedrooms), but we were certainly able to enjoy the views from the patio and ocean facing windows. Again - this is a personal preference, and others might not care at all. As others have noted, there are bright security lights at night (building wide - not just this condo), but these are right above the patio - not the bedrooms - and it's nice and dark/quiet for good sleep in both bedrooms. We'd love to return and spend more time in the future.
Exactly as pictured with the water and beach right there, as well as excellent location for enjoying the Big Island. This was our 3rd time using this unit we like it so much. Quality of the interior is a pleasure as well as the communication with the host.
Beautifully remodeled condo, right on the ocean, walking distance to Kona town. Kitchen was well stocked with cooking supplies and spices. Really nice beach chairs, boogie boards, beach towels, sunscreen, and snorkel gear was provided. We felt like with two couples the condo bedroom situation was a little cramped but we should’ve known that based on the listing. Because this condo feels very small for four adults, we feel we overpaid for this particular condo.
Our stay at Bill and Theresa's was just incredible. It is a beautiful unit, exactly as pictured, and it had all the amenities you could think of! For the kitchen there were some leftover spices and other random things in a cupboard, every appliance you would need, and plenty of cups and dishes. The living area was well laid out and the beds were very comfortable. Having two bathrooms was definitely a bonus. However the highlight was definitely the incredible views from the kitchen and living room area. It is a corner unit so to the left you have Honl's beach and right in front is a nice green walking path and the OCEAN. We saw so many whales, even some breaching in really close which was a highlight. We also saw surfers when the surf came up, and we saw a few turtles from shore as well. What a great place to just sit and watch the ocean!The condo is also in an excellent location. Right beside the beach and less than a 10 minute walk to historical Kailua village which has so many shops and restaurants to choose from. You could easily just stay in the condo and walk places for a short trip and not even need to explore the rest of the island. Which, of course you should! but the condo is just that comfy and nice.We had a lovely time and we hope we can stay again. Thanks Bill and Theresa!
Our view of surfers and the beach made cooking in the beautiful kitchen amazing. We enjoyed our short walk into town to play volleyball, get coffee, and look at shops. On our way back everyday we bought fresh fruit to cut up and enjoy. When we wanted to play around the pool was a great change of pace. When you’re traveling all the way to Hawaii why skimp on the room. All of the shades rolled down over the window to give our sleepy 15 year old enough privacy to sleep.
We had a wonderful stay - it was fully equipped and ready to go when we got there. Beautiful sunsets over the ocean will bring us back !!

This property was perfect for our family vacation. It was clean, well appointed and a wonderful location with amazing views. We loved waking up to breakfast watching the waves crash. The location right next to a beach and walkable to Kona restaurants and shopping made for a convenient and fun trip. The pool isn’t huge, but very well kept and perfect for our two elementary aged kids to frolic in. The two bedrooms and two bathrooms of the condo plus beautiful kitchen and eating/living area was perfect. We hope to stay here again in future!
We have stayed at Kona reef several times, but this is the first time we have stayed in this unit. The views are spectacular not to mention this unit is a gem. The unit is stocked with anything you could possibly need. The kitchen is conveniently stocked with all necessities for cooking. Going to the beach is a breeze with all the provided amenities of beach, chairs, boogie boards, etc. The condo is absolutely beautifully maintained and aesthetically decorated. We will most definitely becoming back for our next trip.

Place itself is great! Renovated kitchen and living area looks nice and had space for the 4 of us to separate a bit from each other, with lots of windows and natural light because corner unit. Amenities are plentiful. We planned to, but never made it to the pool since we were out on excursions or preferred to sit on patio and watch the waves or sit in the sun.
Location was great for walking to get Acai bowls for brunch, Snorkel Bob's rentals, shopping, or dinner. Only used car for excursions. Parking in garage kept car cool and secure.
Side windows of condo face Honl's Beach with activities to participate in or watch, such as yoga, boarding competitions, and regular beach activities. You can also watch the waves, boarders, and surfers out front. We didn't let our inexperienced son board in that area because of all the rocks under water, but it was an almost constant activity of locals riding the waves all day and evening. The waves themselves were wonderful to watch and listen to. The sunsets from the patio were also beautiful.
Communications were clear and everything was great, didn't need to contact owners/management for anything. We stayed in 3 condos and this place was all of our favorites. Being right on the water, next to an active beach, and walking distance to restaurants and shopping added to the fun of our visit. I highly recommend!
Perfectly located, just as expected, beautiful decor, great communication! Such a nice complex, walkable to shops and restaurants. All of the amenities we needed were there.

We have stayed at Kona Reef for many years. This was the first time in this room. The location is perfect, the accommodations were neat and clean just as pictured. It is right next to the beach, walking distance to downtown area on Ali drive. Loved our stay, and cannot wait to book again!!

Location and the unit was spectacularly decorated. Kitchen had everything we needed and we spent lots of time out on the front porch watching whales and dolphins swim by. Highly recommend
This location is central to just about everything fun to do, and coming back home to it was always a pleasure. Beautifully appointed with everything to make our stay comfortable, a scenic beach next door, the sea and magnificent sunsets right in front of our lanai. We never did use the pool and hot tub but they are there also. We were here last year, loved it so much we came back, and plan to return again next year as well.
Property was perfect for our family of four and our week stay on the Big Island. Location is perfect right next to Honls Beach. We started each morning with yoga on the beach and listening to the waves crashing while enjoying a cup of coffee on the lanai. Our teens loved being able to make the short walk into town and explore the shops of Kailua Kona. Thanks for an amazing stay and we would definitely come back.
This unit at Kona Reef was exceptional and i would recommend it highly. The location right on the ocean provided excellent views of the sunset and is close to the pool. The pictures were spot on and we look forward to going back! Mahalo
