We were pleased with this property. If you can see past the dated decor, the place is very nice. The location and view are worth every penny! It is listed as no a/c, but there are ceiling fans that help tremendously and the evening does cool down a lot. The balcony over looks the pool, which is also a great feature.
The property needs maintenance, but otherwise is great for cooler months. The last day was above 85 and to hot to stay in unit.

The condo is spacious and quiet, with a large lanai perfect for relaxing and taking in the stunning views. While the unit is a bit dated, the unbeatable location and peaceful atmosphere made up for it. It had everything we needed for our stay. We loved the easy access to snorkeling right across the street and spent a lot of time enjoying the lovely pool. A great spot for a relaxing getaway—would definitely stay here again!
This villa is very thoughtfully equipped. We had everything we could need from beach supplies, well stocked kitchen, games, even binoculars to watch the whales in the bay. We loved having the keyless entry to the villa, the elevator and the beach supply locker. Beautiful view from the linae, a very nice grocery store is nearby, the building and neighborhood are quiet. The villa shows a little age but is in great condition and very clean. Would love to stay again. Thank you!!
If you are a snorkeler, you can’t beat the location as it is about less than a block away from a great snorkel beach. The views from the condo are stunning. There is no AC, but it is not necessary because there’s typically plenty of ocean breeze The kitchen is well stocked and the unit is very spacious. The management company is very responsive. On the negative side, the unit is old and very tired and could use a handyman for some paint and spackle and some new toilets. The old original toilets are very low and barely flush. The mattress in the master bedroom is old and like a marshmallow. But the price is very reasonable so make it worth it.

This property exceeded expectations. Everything we could want was there. The view is stellar from the minute you walk in the door. We loved the keyless entry and storage in the garage. My only regret is that I didn’t go into the pool until my last day. I lioved that it was fresh water and I could cool off while my hubby bbq’d. I must note that the parking spot is small but we had a mid size and would let passenger get out before parking. Secure building. It’s exactly as shown in the pictures. We’ll be back!

Awesome location and can't beat the view
We loved the view from the lanai where we watch the sunsets. Being walking distance to one of the best snorkeling beaches was one of the main reasons we booked here. The snorkeling waswonderful.
The location and view at this place are unbeatable! Kahaluu Bay was the best snorkeling we found on the island, and we went several places. It was wonderful to be able to casually visit the Bay many times during our stay. We loved the pool/BBQ area, as well, and made good use of it, having dinner w/friends. The unit was a little hot for us without AC in August. It took some adjusting to at night, which didn't cool down much. The unit was a little more rundown and shabby than we expected from the description and photos. Our friends stayed in another unit in the building which was more updated and modern. We didn't expect luxury, though, as we were on a budget. Overall, we enjoyed our stay here.

Tired and rundown I the best words to describe the property. The bed mattresses appeared to be 25-30 years old, sagging, and stained. The linens and bath towels were not luxury as described in property description. The carpet was very old and stained. The furniture was well worn, stained, with tears in some places. The sinks had signs of corrosion/rust. The some door slats were mid aligned/broken. Some pocket doors did not fully close/open. The dishes and drinkware appeared old, some were chipped/cracked. The small ants present in the kitchen and bathrooms were a nuisance; requests to store all food stuff in the refrigerator were followed and again a nuisance. This property does not have air conditioning which was known going into the stay per the description. The weather during our 4 night stay in July did not cooperate to make a comfortable stay. There were no cross winds or sea breezes of significance to reduce the property temps. There was a thermometer in the dining area and stayed 82-83F during our stay regardless of time of day. Bad weather luck. On the positive side, the location across the street from a popular snorkeling beach was great. The pool was in great condition as well as the complexes bbq grill. Communication with property management was prompt. The property was clean besides the stained carpets/mattresses and ants.

We loved breakfast and sunset dinner on the balcony with the magnificent ocean views. We also loved being in a quieter and more private complex with practically private pool use. Being across from snorkeling, minutes from Magic Sands Beach and Kona, plus being near the road to South Kona was exactly what we wanted. The unit was spacious and met all of our needs. The use of beach equipment was icing on the cake.
The condo was beautiful and clean. We loved watching the surfers all day. Was very comfortable and beautifully decorated. They thought of everything in the kitchen and in the bathrooms.

My wife and I spent a week in paradise thanks to the beautiful Hawaii environment and the fantastic facility we rented. The place is strategically located just a walk from the best snorkeling beach on the Big Island and close to everything else in the vicinity. The large shopping plaza with a supermarket, Drug store, and several excellent restaurants is just a 3 min drive away. The apartment is large and spotless. It is fully stocked with anything you may need. It feels as perfect as at home. The panoramic ocean view completes this beautiful setting. We recommend this place for any family who wants to enjoy everything Hawaii offers.

This property far exceeded our expectations. The condo was spotless when we arrived and the starter supplies were available as described. The unit was larger than we expected and the kitchen was well outfitted with equipment and kitchen tools and the knives were sharp. The washer, dryer and dishwasher were very handy. We had an issue accessing the cable tv system and the management company was quick to respond with a solution and on arrival the access instructions were quite clear. I like to snorkel and this is across the street from the best snorkeling spot and I was there almost every day. I did not see a turtle there but many others did. If you want to see turtles I would suggest Honohokau Harbor National Historic Park just past mile marker 97 on hwy 19 where they can be seen from the beach which is nicely shaded. We found a newly opened restaurant with a great view called the Sunset Kai Lanai above the Keauhou shopping center. We requested a table by the wall for the best sunset view. Last year it was a different name and owner and it wasn't good at all but now the food is great. The Keauhou shopping center has a free hula show every Friday evening at six. Our other go to place to eat is the Jame Beard award winning Manago Hotel in Captain Cook. It's nothing fancy but the food is good. We also like Quinn's Almost by the Sea across from the Marriott in town with free hour and a half parking at the Marriott with validation. Th condo has a storage area in the garage with beach supplies including chairs and umbrellas. The lack of air conditioning was not an issue as the fans were adequate. I would definitely recommend this unit.

#304 at Kahaluu Bay Villas was the perfect place for us to stay. Just walking into the condo will wow you with the view. We did quite a lot of cooking while there and found the kitchen to be very useable with everything functioning well. The sink disposal became clogged on New Years Eve and Knutson replied to my text right away and sent a repairman. Check in and out was very easy. I like the keyless door. My wife and I would definitely recommend this unit to any of our friends and would certainly be happy staying here in the future!
Amazing view! Roomy living space. Rocks throw for kids to snorkel with the fishes. Total Hawaiian feel. Excellent communication with management.

I had some concern with Check-in instructions, but I did not have any difficulties to enter in the unit. The unit is clean. There was a telephone in the unit, but not workable. It might be better to have a workable phone in the unit to get in touch with Knutson & Associates. Nice view of sea is very much appreciated.

Stayed with two children and two elderly family members. Apartment is spacious. Great location for snorkeling, pool and bbq area were very useful. Clean. Just heads up for no A/C, but with all windows open and fans on it was good. Extremely great view from the balcony. Everything you need for snorkeling and beach days was provided.
