Of the 130 units at the Kona Reef, less than a dozen have air conditioning throughout the unit. Others have a wall AC unit in the living room, but this condo has AC for the entire unit including the bedroom. While it is cooler at night, the added benefit of a bedroom that is air conditioned can be very important on hot evenings.

The oceanfront Kona Reef Resort is without a doubt the most convenient location in Kailua-Kona; just two blocks to town, and a wonderful resort for a vacation. You can easily walk to the shops or restaurants, so you do not need to drive every time you want to go to town. Plus the resort is just 30 feet from the water with a beautiful ocean-side pool and spa; large, outdoor gas grills in the adjacent pool cabana, and a nice sandy beach just a few steps away where you can swim or just relax. This Kona Reef apartment was a great choice for our stay. It was within walking distance of town; the pool and courtyard area were well-maintained and quiet at night. The BBQs were cleaned daily. Our unit had 2 ACs, which would be great during warmer weather. The unit itself is a bit dated and worn, but it was clean and comfortable. All early communication was good, but upon arrival and struggling a bit with the keypad entry (low lighting), I called the manager, and he was quite rude. My family even heard him speaking to me through the phone and were shocked by how he was addressing the problem. I was polite and didn't bother him again. Really, that is my only complaint. There is good parking here as well and I would return.

The property was great. We assumed that because there was elevators that there was wheelchair access. Watching and hearing the waves, whales, boats, surfers from our deck was wonderful. Close to the center of everything was wonderful. In all we enjoyed our visit very much

Clean, quiet and the perfect place for viewing a beautiful sunset right from the lanai. Great pool, great hot tub and excellent grilling area with family or friends.
Great place just to lay your head if you’re not there as well. We explored everyday from morning till dinner. Highly recommend!

I’m not sure when it was rennovated. This unit shows its wear and tear and would greatly benefit from a renovation.
Other issues:
-no beach chairs - this is a must have when on island. I actually went and bought a chair.
-Internet: make sure you use the “new” internet code, not the code in the check-in instructions. The modem is in the bedroom so WiFi in the living room is good, out on the patio is non-existent.
-Bedroom windows need more than a sheer drape, expect morning sunlight to wake you up.

Nice stay at this very quiet condo in a great location! Found the lagoon nearby a wonderful place to swim and snorkel.
The fridge was quite old with the door seal having a gap, which wouldn’t be good for the appliance. Also worth noting is a bit of a stale smell in the living room area.

Loved our stay in this condo.excellent location, Nice view, great A/C , well stocked kitchen, full size laundry and plenty of parking. Unit is a little dated but not paying for Ritz Carlton and we enjoyed every minute. Nice things like beach umbrellas, some snorkeling gear, some spices already in cabinet (from previous vacationers I assume) really appreciated. The host was wonderful, the unit ready on time , he left a nice welcome gift along with a card wishing us happy anniversary. I will stay here again when visiting big island

Unit is a little dated but not paying for Ritz Carlton and we enjoyed every minute. There is a nice ocean view from the lanai and had perfect views of the sunset. The bed was comfy and the pull out couch worked well for our son. There is AC in both the living room and bedroom but we barely needed it. The kitchen was well stocked and had plenty of towels and umbrellas and chairs for the beach. It’s also a short walk to town. The only complaint we had is the pool was very murky the first few days but we contacted Ken and it was much better the rest of the week. Ken is very responsive and if we would definitely come back to this condo.

Condo with a view of the ocean and located walking distance to everything in Kona. Two AC units were great. Provided beach chairs and towels. Small beach next door was perfect when we didn’t want to go far. I would stay here again.
