Excellent location and amenities! The perfect condo for our stay!
Great property, super clean and updated, great view.
Great spot for families — the pool was great, and access to A-bay beach was lovely. The house was so much nicer than it appeared in the photos. The property company, however, was useless. There is no information about the resort in their information book, so I called to find out more details about what is available at the resort and where everything is. They recommended I try the book. Then told me they would text me back with more information - a half an hour later got a message with no useful info. For goodness sakes - please include a map of the resort!!
We really enjoyed spending Christmas in this unit. It was clean, well furnished and mostly well stocked. The beds were all very comfortable. For a family of five, we appreciated the five chairs on the lanai (rare). The view was lovely. Our only disappointments were that the ice maker wasn’t working and that the beach supplies were seriously lacking. There was only ONE beach chair, two beach towels and one boogie board that wasn’t broken. We’ve rented yearly in Kolea for 15 years and haven’t ever had this problem. We left four new good quality boards so we hope new guests have fun! Overall we were happy and would return.
Very nice property, good views, reasonable pricing, gated community with walking distance/access to shopping, restaurants, beach, pool. Some toys in the condo (boogie board, fins for a child, or someone with normal sized feet). In the past 2 years they've replaced the washer/dryer (they're much faster and quieter now). We feel right at home when we visit this place (this is our 3rd visit).
From the moment we walked in & heard the Hawaiian music playing on the TV, we knew we had made the right choice. Great location. Easy walk to the beautiful pool, the fish ponds, & A-Bay. The sunsets were incredible! Absolutely loved our stay @ Kolea 14F.

The balcony provided a view of the ocean as we sipped our morning coffee and access to the pool and ocean are a very easy walk. While we did not have young children with us, we found boogie boards, sand buckets, fins, and a mask in the closet, so we can see how this condo would be ideal for a family, too. Everything was clean and, when we walked in, music was playing on the TV while the AC was running. Very nice touches! Grocery and other shopping is close by, but it is at resort pricing, so if you have a car, the drive to Waikoloa Village, 15 minutes inland, to the local KTA market is worth it. We would stay here again!
Loved the condo and the complex it was in. The accommodations were perfect for our family of 4 (2 adults and 2 kids). The location was perfect - walking distance to shops and restaurants and easy to get around to other areas of the island.
While the condo and complex were great we had a couple issues. The worst being that they shampooed the carpeting right before we got there and it was still terribly wet when we arrived, making the whole place smell like a wet dog. Unfortunately, there was no prior notice of this, nor did the management company acknowledge or help to deal with it and it smelled that way for days. The gas grill was also out of propane when we arrived and while they did replace the tank after we reached out, they never notified us that it was happening or when it would happen, so we had to follow up multiple times.
We would definitely stay here again but we were disappointed with the lack of communication by Grand Welcome.

2 dresser drawers fell out hit foot (no injury) when opened ... in master', 3rd was stuck ( took drawers out and left in closet). Evident this was not recently broken furniture but was never repaired, the runners were čompletely worn. Icemaker did make ice but broken. Evident it was broken when we got there and not repaired. And towels and sheets .. we wash? What if residents prior to us only used rinse cycle? Will stay at Kolea again, but will not book thru same company.
