In the end, place, location, cleanliness, amenities were all great. Check-in:Day before departure I notice that we had not received instructions. Sent an email.In the morning of departure they first request picture of my ID (ok) and also a fresh face pic, no glasses… (why my biometrics???). Sent this from airport. After arrival, find their welcome email saying door code was sent separately and would be active by 4pm. There was no separate email with door code. We arrive at the house at 1pm. I call to ask for door code and early check-in. Very friendly person said she would get back to me. We go snorkeling. At 3:15pm Still no response so I call again. Cannot reach anyone for some 25 minutes. Wondering whether they left the office on Sat afternoon. Call VRBO. While on the call, they were able to reach prop mgr. by 3:50 we get the email with the door code.No apologies. They may feel they provided even early check-in. I do not think the door code has timed activation. They probably just give out the code only shortly before 4pm. Fine, but they should have let us know and avoided all the stress on day one.
Excellent preperty, excelelnt location right across the street from one of the top 10 snorkeling locations on Hawaii!
We will never rent from Grand Welcome again. .The rental was not properly cleaned, conmunication was poor and telephone calls went unanswered and unreturned. The unit had strange rules like keeping the thermostat over 72, claiming that the pipes freeze. The thermoatat was controlled remotely so it bumped to 74. The unit was poorly stocked upon arrival Who says to take garbage out daily and leaves no garbage bags? The price point of this unit does not match the poor service from Grand Welcome. We have stayed in this building on other trips with other property management and had wonderful experiences. This management company (not in Hawaii) is the worst we have dealt with on VRBO.
Thoroughly enjoyed our stay, especially being able to walk to Kahalu'u Bay to snorkel. Great home base for exploring various other towns/beaches along the coast. Comfy beds. Nice showers. Didn't realize there was a closet with beach gear until the day we were leaving, so if you stay, don't forget about that! Kitchen was nice with some basics like coffee, olive oil, soy sauce in the pantry. Lovely lanai with view of the snorkeling cove. Washer/dryer worked well. Didn't take advantage of the pool or BBQ area but they looked fine. All in all, a great stay. Mahalo & aloha!
The good news is that this condo is in a great location, with snorkeling right across the street. It's fairly well-stocked with kitchen supplies and spacious enough for our family of four. It had pool toys and chairs in the supply closet as well as random beach things. It was clean when we arrived. If you come over New Year's, the locals love fireworks! It was crazy town, but so was much of the island. Now for Grand Welcome...when we arrived after 14 hours of travel, the code provided by Grand Welcome did not work. I attempted to contact them through the VRBO, app, and they responded four hours later. If you must contact them, always use the phone number! They picked up on the second attempt and gave us a new code after presumably having to contact the property owners. We were inside the property within 30 minutes. Also, pleeeease fix the master bathroom sink. The on/off leaks if you do not put the handle pointing in the 10 o'clock position. Grand Welcome is aware of the issue because of a sign right next to sink asking guests to be "gentle" with it. I contacted Grand Welcome about it leaking on Jan 1 through the VRBO app and never got a response. So, if you rent this place and use the sink, remember to leave it at 10 o'clock or don't use it at all, which is what we did. Aside from those two issues, we thought the place was great.
Very nice place, with access to a wonderful beach (although it was a bit rocky and the snorkeling during our six-day stay was very good, but not fantastic). However, I resented that Grand Welcome Vacations required us to agree to terms and conditions at the last minute, when we had already left home, rather than disclosing them earlier. (Indeed, we had to complete paperwork from two separate sites while we were already on our vacation.) Also, the information booklet provided in the unit contained generic information about sights and activities around the island, but didn't highlight site-specific information; in particular, it would have been nice to highlight that there was a large shopping center quite close to the unit.
We enjoyed our stay. The home was beautifully appointed and had fantastic views. The bed was very comfortable and the location was as described.
Great location , kitchen well equipped & the unit was perfect for a girls vacation. We stayed 8 nights & enjoyed the quiet complex. The view from the l lanai was perfect. The beach was across the street from our unit! We all would stay here again.

It's the hidden gem (or maybe not so hidden anymore) of the Kona coast. Just across from the best snorkeling in the area and close to everything. Views, comfort and Hawaiian vibe, what else to ask?
