Banyan Tree Penthouse Condo 402 is a spacious, ocean front condo with an ocean view that will leave you breathless. Located on the quiet 4th floor, penthouse level yet so close to the water that you can actually look down and see tropical fish like the yellow tang! Sea turtles, spinner dolphins, humpback whales (when in season) and surfers often entertain you by day and the surf will lull you to sleep each night. The living room features floor to ceiling windows that look as though the ocean is coming inside! The private, tiled lanai is the perfect place to enjoy your coffee in the morning or to have a cocktail and watch a picture perfect sunset in the evening.
Inside you’ll find all the comforts of home. The oceanfront master bedroom has a comfy king bed and the second bedroom a queen and twin so the unit comfortably sleeps four. The fully stocked kitchen is well equipped with everything you need to make meals or prepare for the perfect "sunset happy hour"! Enjoy two flat screen TV’s with over 200 channels, a DVD library, Bluetooth speaker for your tunes and free WiFi. Beach towels, chairs, boogie boards, coolers and an umbrella are supplied for your beach days. Pack fewer clothes for your trip if you like because of the full size Maytag washer and dryer. Air conditioning is throughout the condo to keep you cool on those warmer Kona days!
The Banyan Tree is a small, well-kept complex with only 20 units so it never feels crowded. The property is located as close as you can get to the Pacific Ocean. In fact new construction is no longer allowed to be as close to the ocean as Banyan Tree. The ocean front pool has mesmerizing views and plenty of comfortable lounge chairs. Barbecue grills and a hot tub are also poolside. A spacious veranda on the second floor with amazing views is available to all Banyan Tree guests for entertaining. Directly next door is a small, sandy beach where the locals access the Banyan Surf site, a famed stretch of water in front of the condo known for fantastic surfing and boogie boarding.
Banyan Tree is centrally located on the sunny side of the Big Island in Kailua-Kona. Top rated restaurants like the Poke Shack and local farmers markets are minutes away. Downtown Kona, with galleries and shops is less than three miles. Historic Alii drive, which is great for ocean walks, is right out the back door. Ready for the beach? Magic Sands Beach is less than a mile away. Kahalu'u Beach is only two miles and has easy snorkeling where you can get up-close to beautiful reefs and abundant sea life. It's also a great place to learn to surf. Postcard perfect beaches such as Hapuna Beach and Kua Bay are to the north and Kealakekua Bay State Historical Park and Captain Cooks monument lie to the south. Also to the south is Two Step Beach, located near Pu’u Honua O Honaunau National Historic Park, which is a perfect snorkeling spot to explore the crystal clear waters of Kona’s coast. Since Banyan Tree is located about halfway up the Kona coast you can easily drive to either end of the island. When you're done just park in your designated parking stall and take the elevator to your penthouse retreat!

We thoroughly enjoyed our stay at this condo. The highlight, of course, were the ocean views, the fantastic sunsets, and the surfers riding the waves.The condo was spacious, the beds and furniture were comfortable, and the bathrooms/showers were well appointed. the kitchen had everything we needed and we appreciated the spices, tea, coffee, and other kitchen necessities that were needed.The condo even provided beach chairs, snorkeling gear, and boogie boards.Decorating tip: when it's time to paint, choose an off white rather than the sand brown to give the room a brighter feel. Also, I'd choose couches with a brighter tropical look rather than the cord brown.Bottom line: I felt I received value for my money and I believe the owners understood the adage "Be Your Guest.

We have stayed at the Banyans (in another unit) multiple times - we love the area so much! For our anniversary we upgraded to Kims' unit on the 4th floor, we will never go back to any other unit! Lovely and peaceful from the colors used to decorate, furniture that is in great shape, great linens and a very well equipped kitchen. We were so happy to have appliances that were maintained & kept up! The view the view the view!! Since forever, my favorite memory of the Islands is becoming peaceful when I recall a beautiful blue Hawaiian waves curling over with the fish floating in the wave as it curls over. The very first moment I walked onto Kim's lanai - there they were - floating effortlessly in the curls below! The big bonus? Looking down was like looking into an aquarium! I could see the yellow tang, the rainbow fish, the angel fish, the black ones (don't know the name) that have the blue ring around their tails.....it was just beautiful. When our guests arrived a few days later - they were STUNNED at the beauty off the lanai and we spent hours watching boats, surfers and waves & sunsets while we told stories and laughed and ate our meals. We were able to see the volcano erupting, go on a trip all the way North, over to Hilo, South Beach, black sand beach, hiked into Mahai'ula beach....lovely!! The final morning I got in for my final snorkel in Kahalu Beach and as I floated out - a monk seal and I surprised each other! A perfect visit! Mahlo!

This place was amazing. The best view of the ocean from the lani. The condo was perfect. It was complete with extras like beach towels, chairs and umbrellas. The two bedroom was the right size for our family. The kitchen was supplied with everything we needed. The owners thought of the little things that made the stay perfect. We already looked Into booking for next year at spring break but it was already booked:(. We will be back.

Views, views, views! Beautiful sunsets and full moons! Watched the whales one day and the surfers everyday. Loved the binoculars! The unit was perfect for our family! Thanks Kim!

Banyon Tree 402 is one of, if not THE best place we've stayed, certainly on the big Island, if not ALL Hawaii. The condo is "personal and private." All the little things you wonder about ARE there and to be enjoyed! Bring your "ahhhhhhh," and enjoy the fabulous views, great location!

A truly lovely condo. The attention to detail is unbelievable. And then there’s the view. We’ve stayed at a lot of condos up and down Ali'i Drive. This one is at the top of my list. Loved watching the surfers in the morning and the sunsets at night. Very comfortable and appreciate the easy communication. Location is also perfect. Already looking forward to my next stay!.

Reality met pictures. When chatting on phone with son, asked if we were on a cruise, due to closeness of water. Quiet location, not really close to any shopping or restaurants, but walking distance to several beaches. Would stay here again.

We made a great decision selecting this vacation for our family of 4. Although it was a little small for what we would normally prefer, we spent tons of time on the lanai watching the waves and the surfers. Our kids are in college and one boy one girl and they had to share a bedroom which was really the only negative. The "Master" bed is open to the living room and only separated by a sliding door that doesn't fully close.
The location of this place is great in that it is about a 10 min or less drive to the bars/shops/restaurants of Kona and only a mile to Magic Sand beach. We could get just about anywhere in 10 to 15min by car. The property was very well equipped.
We did not use the pool but loved the beach chairs and umbrella and used them multiple times. Overall a great experience and we loved the place.

My wife and I stayed here for our honeymoon and it was an amazing experience. First of all, the condo has incredible views of the ocean, particularly through the living room window which looks as if the condo is almost in the ocean. The balcony also has great views and is very spacious. Its very relaxing to chill on the balcony and watch the surfers riding the waves. There is a small beach by the condo, but unless you are a surfer, I'd recommend nearby Magic Sands beach, its just a couple minute drive. The condo pool area was really nice as well, it is right by the ocean, with ocean views from the pool chairs or hot tub. There were very few people at the pool during our stay, and it felt like we mostly had the pool to ourselves.
The location was also excellent, about a 10 minute drive from the downtown Kailua-Kona area which has tons of restaurants and awesome beach views everywhere you go. On our trip we also went to Hilo one day which was about 1.75 hours away, Volcano National Park which was about 2 hours away, and Hapuna beach which was about an hour away.
Lastly, I wanted to mention that the condo owner was awesome and worked with us through a difficult situation. Our flight home was cancelled due to airline issues, we had to spend an extra two days in Hawaii (what a shame, I know), and instead of needing to find a new condo, the owner was able to work with us to extend our stay which was extremely appreciated. Overall, we cannot recommend this place enough!

INCREDIBLE place!!
This condo is gorgeous inside. The view from the lanai off the master bedroom was our favorite place to hang out in the morning with our coffee and in the evening to watch the sunset.
Banyan Beach is a very popular local surf spot and it was fun to watch them catching waves every day.
The windows are perfectly aligned with sunrise and sunset and everything in the kitchen (and throughout) the condo is labeled. We enjoyed slow mornings at the table after cooking scrambled eggs, use of beach towels for excursions, amenities such as large closet space and easy access to town.
The location is perfect because it is so quiet at night and literally 5 minutes from Kona Village. Easy north drives and easy south drives to various locations. It was a bonus to have a dedicated covered parking spot.
The pool was refreshing after a long day out and the second floor lanai was perfect for an afternoon of relaxing.
Inside the condo, the couch was soft and comfy and the pull out room separator was easy to use.
Kim was responsive when I notified her about some lights being out and the trash chute made us feel like we were in a NYC high rise.
Overall stay was 5 STARS and highly recommended! Thanks Kim for a great place.
