Papakea F404 is a 2-bedroom, 2-bathroom oceanfront condo that can host up to 5 guests. There are new (2023) mini splits in the living room, bedroom, and the loft. Step through the slider glass doors and you'll find the open concept, main living area featuring new floors and vaulted ceilings. Relax and unwind on the comfortable furniture, watch your favorite show on the SmartTV, or whip up something in the fully updated kitchen featuring stainless steel appliances, granite countertops and counter seating. Down the hallway, you'll find the convenient washer and dryer as well as the main bathroom and master bedroom. A comfortable King size bed with plenty of closet space, ceiling fan and SmartTV awaits you! Upstairs is the loft bedroom which includes a Queen size bed, Twin size bed and it's own bathroom! The perfect family set up!
Papakea F404 is newly furnished and decorated and sure to impress! Stunning tropical hues greet you the moment you walk in. Modern furnishings, Maui inspired designs and artwork throughout the condo transport you to the perfect beachy abode where you can instantly unwind and enjoy the beauty of the islands. The private lanai is a fabulous spot to entertain with space to dine and lounge Maui style! While on the lanai, sip a cup of Maui grown coffee while you take in the sights, smells and sounds of paradise. In the evenings, you'll be privy to some epic sunsets over the Pacific.

Papakea Resort is completing property improvement projects. Guests should expect construction noise during daytime working hours. Dates and work areas are subject to change due to weather, tides, or field conditions. Please contact our office for complete details on the following resort improvement projects.
- Walkway Coating Project. Dates August–November 2026. Scope of work: Remove existing traffic coating, concrete repair and resurface preparation (including grinding), application of multi-coat traffic coasting system (each layer requires extended drying time). Work hours are 8am to 5pm Mon-Fri. During demolition, preparation, and repair work, walkways and the elevator will remain open to foot traffic. Occupants should expect construction noise and dust particularly during the grinding activities. During the walkway coating and drying time, AOAO staff will be stationed on the lanai side of the building to assist with screened access to occupied condos as the entry door will not be accessible. Work progression: Work will begin at the A building and work in building letter progression. Work on the F Bldg is slated for 9/21-9/30/2026. Updated schedule for the F building as of 8/28/26: 9/16-9/25 demo/prep, coating application 9/28-10/2/26.
- Phase I Seawall Repair Project. Dates August 10-September 2026. Scope of work: Replace rocks along the ocean side of the seawall and backfill the sinkholes that have developed adjacent to the seawall. General Construction work hours 8am to 5pm Mon-Fri. Ocean-Side Rock Restoration 6am to 7pm Mon-Fri depending on daily tide conditions. Work progression: Work will begin at the Lanai ocean side stairs area. Work will then progress from North to South, which is subject to change. Rock stacking will begin where ocean and beach conditions allow.
Papakea Resort offers lush tropical landscaping, koi lagoon ponds, oceanfront saltwater pools, hot tubs, shuffleboards, golf greens, pickleball, and tennis courts! It is located just North of the famous Ka'anapali Beach. Walk to nearby local shops, cafes, restaurants, and grocery stores. It is a quick drive to Whalers Village and many of Maui's top beaches like Kaanapali, Napili Bay, and Kapalua Bay. Parking is free for one vehicle; additional vehicles are $5/day. This fee is collected by the Resort's Front Desk staff upon arrival.

Amazing location and spectacular views. We saw Whales, Turtles, and Seals from our room. Property has plenty of amenities with the pool, putting green, shuffle board, and activities. This is our 2nd time here and can’t wait until our next trip back.
We had a lovely stay here. Was exactly as described in the listing, breathtaking views and very clean. The resort itself is well maintained and quiet with plenty to do. The resort staff is very friendly. We enjoyed being able to walk to the food truck court just outside the resort along with Papi's Cinnamon Rolls! We would seek out a unit with a different property management company in the future.Our only issue with the stay was communication with the property management company, My Perfect Stays. We received conflicting information numerous times and during check in when the resort told me to call them with a question I had I was hung up on. We did have a few good interactions but most were not. I'm not going to detail every situation, just double check everything because the next person you speak with will tell you something entirely different. As a property management company for a resort myself, the entire experience was very disappointing.
Very well equipped condo and a very comfortable stay.
Papakea is situated in a perfect location for whale watching from the lanai or shore. Although a reset, it didn’t feel like it. The two pools were not overcrowded and there were always lounge chairs available. The food truck court is a 5 min walk, as is a grocery store. Very convenient location.

Incredible views, whale watching, incredible sunsets and rainbows all from the lanai! Condo was clean, well equipped and our only concern with not enough beach chairs was met with a new beach chair being delivered almost immediately.

The air conditioner and the tv in the master bedroom didn’t work and 3 days later it still didn’t work. Very poor management. The customer service representative wouldn’t call back and it was very frustrating. The last day there I finally got somebody who actually cared but it was too late. We were offered different places to stay, but we wanted ocean front and they couldn’t offer that to us. Good location but very poor management. I wouldn’t recommend booking through them again, I know I won’t.
Beautiful condo and beautiful view. Loved all of the amenities! Only two minor downfalls, which weren't that big of a deal… the cable box in the master bedroom did not work and was not repaired during our stay, and the second is there was no cooler as indicated in the description. Again, both were not that big of a deal we would 1000% of this unit again!
My family and I were absolutely in awe of the condo and it’s location! It’s absolutely worth paying a little extra to stay oceanside and enjoy the view and sounds of the ocean. We especially appreciated the reefs and that we could enjoy snorkeling right there just a few feet away! The place was clean, but I gave that 4 stars because there was a thick layer of dust on the ceiling fan and ceiling beams, but the living space was clean for sure.
The second floor apartment was OK it suited our family. It was not luxurious but had everything we needed. The bonus is Julie who makes you feel like one of the family. She is just wonderful. Our granddaughter would come for breakfast each day and play games. Gianna also loved Julie's pup Oliver. This is a great place for families and is located close to beaches restaurants and great walking paths.
We loved staying at this beautiful historic house. The kids loved having access to the playroom, backyard play area, barbies, toys, beach stroller. The apt is very comfortable, clean and spacious. The wiggly bridge conservation area is right nearby and its a short walk to either downtown or to the ocean beach with a beautiful park to stroll in. It is also easy to access the highway to see other sights. The owners are very friendly and kind - it was a treat to be part of the neighborhood for our stay. It was so handy to have sheets and towels, beach gear available and even a beach stroller for the kids. A very memorable time - it is clear why families return year after year!
The property was very clean and comfortable. The Owners were extremely nice and accommodating. The location was great. You could walk to town or the beach. Would definitely stay there again.
