The view was amazing. Location was good for access to most things we wanted to do. Maintenance man was great, responded quickly. Very clean, but could use some updating. It's hot in September, so not having AC in the living area was challenging, but AC in the bedroom was very good,quick to cool down.
We booked last minute (genuinely at 4pm the day we went) after a rough go at camping. The Vacasa crew worked with my short notice, made sure the place was clean, and even dropped off a welcome basket before we got there. This unit has a beautiful ocean view - we enjoyed sitting on the porch all day. Would stay here again!
This property looks like the photos in terms of the interior. The exterior is well maintained with nice gardens and the pool is beautiful. The interior is as photographed, updated but used and worn, and since it is oceanfront, rust on everything metal (cabinet handles, lamp shades). Little things don't function well: ceiling fan wobbles and makes noise, the doorwall is ready to fall off the track. A big challenge is there is no way to keep the unit a comfortable temperature, windows open fan on & bedroom AC on door closed. The front has no AC and the ceiling fan needs replacing. The bedroom AC unit is gross, as in rusted and chunks of black crud flew out when I first turned it on, it is noisy, it cools but did nothing for the humidity (property manager promptly cleaned the unit but it needs to be replaced). The immediate area surrounding the complex is the biggest negative. There is an abandoned building (round structure, not pictured, abandoned for a long time) right at the edge of the complex and right next to the stairs to the beach. There are also several homeless people living in abandoned cars on the beach right next to the abandoned building. I've rented from VRBO for years, never had a problem like this, even in big, urban areas.The neighborhood gets better several blocks down, but right by this complex, it's sketchy & certainly not an enjoyable or safe feeling beach walk! The location is convenient but if I knew about the other things, I would rent elsewhere.
Location matters and this one is not in a great area. The building is older and it looks dated and the area seems to have deteriorated with time. That said, the grounds and gardens that are managed by the building are beautifully maintained. The pool is gorgeous and it is gated and separated nicely from the parking lot and the road. The location is good in that the unit we rented overlooks the bay, it is centrally located to everything you want to see or do on Kauai and convenient to the airport. The bay is right by the highway and the beach area off the main road doesn't feel safe -- problems that impact enjoyment of a vacation rental property. There is a round, abandoned building covered in vines right at the stairway from the property to the beach (CREEPY) and there are a few people living in abandoned cars on the beach right by the abandoned building. There is also a construction area across the road doing something to another abadoned building, it's blocked off with black temporary fencing. So these things about the location really matter -- my husband likes to walk alone in the morning, but didn't because of the area. Had I know those things, I would not have rented in this building, especially since I learned after we arrived that I could rent a much nicer place, in a less gritty area a down the road for the same price! The side street behind the building has small businesses and down that street a bit further, there are lots of apartments and nice resorts/condos and a sidewalk along the beach (so things at least look nicer and feel safer for walking around). The unit itself is "tired" but it had all the basics for a vacation rental, things for the beach, the kitchen was well stocked with dishes, small appliances, etc. and there is a small washer dryer in the unit (a key feature why I rented it). But, the other big negative for this unit is lack of air conditioning. The bay is fun to look at but the waves crash so it is loud day and night and the windows in the living area need to be open. There is a ceiling fan in the living area that rattles and vibrates but it is a necessity to move the air. The bedroom AC unit cooled but it is loud and it is sketchy with heavily rusted parts and things that can't be fixed. The breeze from the bay didn't cool the place enough to make it comfortable or get rid of the humidity and the AC helped the bedroom only. So most of the unit is hot and steamy and the bedroom is cool, but still humid. Not being able to get any area in the rental a comfortable temperature at the same time certainly didn't enhance the experience.

We really enjoyed this place. Views were incredible. It was clean, lots of space, very comfortable. The location is central to great restaurants, beaches, and hikes. 10/10
The only thing I would warn others about is the smell. The area uses recycled water to hydrate plants and it smells like sulfur, sometimes mild sometimes heavy. Those with sensitive noses should beware. It didn’t bother my much but my wife was very uncomfortable when it was heavier. Otherwise absolutely amazing.
The location was perfect. I loved how it sits up on a small bluff overlooking the ocean and the beach is just steps away. We ate breakfast almost every morning enjoying the view and watching the sunrise! The condo was incredibly clean and I felt at home immediately! I am a travel advisor and have already recommended this place to several friends and clients. Thank you and can’t wait to come back!!

Great location! The unit needs to be updated, but it has a great view of the ocean. We loved it very much! We would love to stay there again on our next trip to Kauai.
The View was amazing and the best thing about the stay, Ocean front property. Close to the best Luau that we’ve been to, Smith’s family is a must if Vacationing there.
Located overlooking the bay, the views from your balcony are gorgeous. Watch turtles right from your lanai! The grounds and pool are small, the facility is older and there isn’t direct access to the beach. But the beach is just a few steps away and you can’t beat the central location. The condos are spacious, comfortable, and clean. No central A/C, but there was a unit in the bedroom.

The direct oceanfront view just steps away from our 1st floor balcony was amazing. The condo is very nicely decorated & comfortable. Kapaa is a great location for exploring the entire island. Highly recommend this rental property.
We loved watching the surfer and paddle boarders from lanai. Walking was excellent and good restaurants and shops within walking distance. A little disappointed that pool was cold but grounds are well kept.
