Many love the easy and level stroll, run or bike to the historic center of Kona. (Hint: try the 2 dollar town “trolley”). Where the iconic early Black Stone Church and the Queens Palace stand. And plenty of good shopping, restaurants, bars, live entertainment and a lively farmers/crafts market in the center of town. and gated indoor parking. With its 9’ plus high ceilings and large lanai (porch) it is quite spacious.
A full-size kitchen and dining bar is stocked with appliances and utensils. A large refrigerator, microwave, dishwasher, and stove with a large oven are perfect for cooking and baking. The full closet and dressing area has a convenient Washer/Dryer and a separate vanity area.
The full-sized bathtub/shower has it's own private room.
You’ll certainly be spending a lot of time on the lanai, with its tropical garden and horizon ocean views. And a nice patio set with four chairs for refreshing dining.

The Resort is well maintained, it feels so tropical. You can walk the central gardens with palms, mangoes, and a stream with waterfalls and pools along your way. There are beautiful high walkway vantage points over the gardens. As you reach the ocean, there are two large swimming pools (fresh water or salt water) directly on the Ocean Front.
Both have dressing room facilities, a jetted spa, a cabana , and covered dining areas
There are 2 professional BBQ areas, ping pong table, a tennis court, plus a game room.

Nice unit in an oceanfront complex near downtown.
Everything was nice, well stocked with everything you need in the kitchen. The bed was super comfortable which was much appreciated after busy touring days!

Nice property. We had no hot water. Tom got us a different unit and was very responsive and friendly. But we went 2 days with cold showers.

The property is conveniently located to all the shops and restaurants and is quiet with two pools. We had a wonderful stay and would love to return soon. Thank you Tom!!

The property was very clean. The kitchen had everything you might need. There were plenty of little touches that made my trip a breeze such as providing laundry detergent and dish soap, even a re-usable shopping bag for groceries. Everything was as advertised and the property manager's communication was excellent.

The condo was very beautiful and the location was wonderful! We were able to walk into town.
The condo had everything we needed for a relaxing vacation. The kitchen was well equipped for us to prepare our meals.
We were able to use the beach chairs and the towels at the beach.
The pools at the resort over looked the ocean and were very beautiful.
As an added bonus, we actually met the owner while we were standing in line at the car rental place. Thank you, Tom!

We had a wonderful stay at Royal Sea Cliff. Neat as a pin condo with every detail in place. Quiet complex allows for the enjoyment of bird song, soft breezes and soaking in the beautiful views from this beach front property. We enjoyed this location, being a short drive into Kona.
