My family and I arrived on a Sunday late evening. It is customary for my husband to check everything before we actually get settled. Immediately upon entering the villa my husband found the sliding doors in the main room had a broken lock. I attempted to call the after hour maintenance number and unfortunately had a really back connection and was unable to resolve the issue that night. I ended up going to the local Walmart and purchasing shower tension rods to put on each side of the sliding door to prevent someone from being able to enter during the night. The complex was very responsive the next morning and did sent someone to repair the lock. My main concern was that the unit should have been checked more closely to ensure all the locks were in good working order. The villa was exactly as pictured, appeared clean and the beds were comfortable. It did notice that there were not any luggage racks in the closets for our suitcases. I prefer to not put my luggage on the floor. The kitchen was well stocked, however there was very limited cleaning supplies. The stove top cleaner bottle was empty, but they did have a can of Comet. I did not use the Comet as I was unsure if this was safe for the stove top. There was a slight mold/mildew smell when we initially entered the villa. The air conditioner did work well, so perhaps that helped with the smell. We did find 1 roach in the kitchen and 5 in the 2nd bedroom bathroom.
Lovely property, well furnished with good kitchen. Ground floor was really nice to walk out on lawn and pool was right next door. Only issue we had was slight musty smell, but you adjust. Well located property close to central Kona. Big enough for two couples or large families.
We really enjoyed our stay at this condo. The location is good for most of what we wanted to do and see on this side of the island. There were plenty of towels and the kitchen was well supplied. We did feel that the bathrooms needed to be updated and the round table on the lania needed to be replaced or repainted. Also the bird droppings on the lania should have been cleaned up before we got there, they looked like they had been there for a while.
We had a great stay at this location, supplied sufficient, close to town but private enough to relax. Beautiful views, very satisfied, would stay again and highly recommend. !
The location is the best with a quiet lanai to enjoy breakfast, lunch, dinner and sunsets. The view is amazing. The kitchen is fabulous with everything you could want and the full size washer/dryer were appreciated. We had plenty space spread out. A wonderful Hawaiian retreat.

We loved this place, not just the room itself, but the view and the location. The location allows an introvert to get their needed downtime. The location allows an extrovert to walk/drive just a mile or so to the life of Kona. Watching the sun set was something we enjoyed almost every night. Taking family pictures at the rocky shoreline and watched the sun come up behind us as we enjoyed the sound of the crashing waves!

It was a great stay with family
I must say that with all of the times that we have visited the Hawaiian Islands, we have never stayed in a nicer place. This was the first time that we vacationed in a house and not in a resort hotel. I don't think that we would ever stay in a hotel again in Hawaii. The best part about staying here has to be the location with an unobstructed view of the blue Pacific ocean and the awesome Hawaiian Sunsets. Just having the pleasure of listening to the ocean waves breaking as we rested on the Lanai and later in the master Bedroom at night was very peaceful. Closeness to the town for shopping and dining was great and the people were very friendly.
Royal Sea Cliff one of the best and nicest property's to visit and just a note that it may have been more cost effective making the reservation directly!
