Check in was fine. Property management company was easy to reach. I appreciated the text messages, especially when traveling. Building and grounds upkeep excellent! A lot of care was put into that and it shows. Parking was fine. Never a problem to find a space. Unit- location is great. Loved being right there to see and hear the surf. Could watch my 20-something at Kam l from the lanai when they wanted to play in the surf.Walkable distance to beaches, restaurants, coffee, convenience stores.Kitchen and dining furniture fine.Family room furnishings were a little tired, recommend updating them. Mattresses were a little hard.Issues during our stay- Slider to lanai jammed for 2 days, requested assistance, was promised a visit, but no one contacted us or showed up. We fixed it.Prehistoric size insect visited bathroom at dark o’clock causing immediate emotional distress. It was not part of our party or included as a bonus feature of the rental agreement. Requested assistance with this next day. Was promised a visit, but no one showed up or called to arrange a time for a follow-up visit.Noted electric outlet below window in master bedroom not affixed to the wall.
We’ve always loved this unit and this stay was no different. Great lodging at a great location
We had a lovely 11 day stay at this property. The condo was exactly as described. The views were even more spectacular in person. We walked to the beach every evening for amazing sunsets. We used the rooftop BBQ many times. We were able to walk to the convenience store and many other amenities.The AC worked well, and was needed in August. We had a couple of minor issues and the property manager was very responsive. We highly recommend this property!
Fantastic location and views! The condo looked just like the pictures, was clean and easy to get in and out of, and was very quiet in the evenings.
Highlight was being able to snorkel right out front of the property. Walk 2 minutes left or right after you exit the building to either of the two beaches and you can snorkel from one side to the other. We did this multiple times and saw loads of colorful fish and coral. This particular location had a ton of turtles, we went out once and swam with six and then later that night during sunset we saw at least 12 feeding near the rocks. Definitely a highlight and convenient if you don't want to drive to other snorkeling locations. We brought our own gear but wouldn't next time since there is multiple rental companies directly across the street.
Again location was perfect and we could easily get everywhere. Property owner, property manager, and on island contact were always quick to respond to any questions and helpful.
Our only issue was the previous renters disabled the smoke detector in the master bedroom, which we informed the island contact, so hopefully that gets fixed before the next renter. It also didn't look like the balcony table or chairs had been cleaned but it also could have been a consequence of how windy it gets in the afternoons kicking up dust and sand, but easy to clean. Otherwise the place was spotless, super clean and A/C worked great!

This condo is in a convenient location in South Kihei. Many good restaurants right across the street or a short drive away. Snorkel rentals right across the street and it is close to a grocery store. Condo is located between two great swimming/snorkeling beaches in Maui. It is a well stocked condo with a fantastic view. The rooftop BBQ area is wonderful. Good communication with owner.
The only negative experiences we had during our stay were with the Royal Mauian management. Unscheduled construction was being done on property. Hired company to remove/replace concrete ramps. 2 men crew - cutting and jackhammering concrete - Monday - Friday, 8:30 - 3:30. Progress was made in inches, and noise level throughout the condo property and even across the street was extreme. Everybody on the property was on edge. Management made no apology and thought a 2 man crew was fine. Condo owner did offer to move us to another property, but there was construction going on there as well. Also problems with elevators not working - and onsite maintenance varnishing door - we could smell the fumes for several days.
We’ve stayed lots of places in Kihei, but this is our favorite. Unit has a great layout that takes advantage of the lovely view. Rooftop terrace with grills was a nice feature. Close to shopping and restaurants so we could walk to everything. Well-stocked unit.
The condo was amazing. Great location. The owner and property manager were great. Responded within seconds. The beach was amazing. Snorkeling right in front of the condo was excellent. Would definitely recommend and would love to come back and stay here.
The condo was located well within the complex. Beautiful ocean/beach/sunset views. A/C worked well but was rarely needed, due to the nice breeze that blew in during the daytime.
The unit was very clean. The kitchen was well equipped.
We will attempt to book the same unit on our next trip to Maui
