We enjoy our stayed there. The apartment has a perfect location and everything that you will need. You feel like home. Definitely will be come back
It was great. We went with three teenagers and everyone loved the unit and the property. It was walking distance to the beach (giant turtles included on the beach every night) and shops. (including Puka Dogs- don't miss them)The unit was clean and well stocked. Furniture was comfortable and well cared for. They had beach gear and even a wagon to haul it all. We would go back!
Convenience of the condo to amenities and popular areas like Poipu beach and Koloa was great. However, the condo was very dated compared to pictures and the bathrooms were not clean (2nd bathroom attached to the double queen was particularly gross). Floor also did not feel clean. That said, property manager was very nice and responsive. Very generous of her to drop off a new ricer cooker when one wasnt found. Would not stay again but it did work with a family of 6.
The condo was a great fit for our family (siblings traveling with 4 kids age 8 - 15). Nice location close to restaurants & the beach. There was enough space for everyone to spread out, the condo was tastefully decorated, and it was very comfortable. We enjoyed using the kitchen to make breakfast every day before we headed off on our adventures. The beach gear was awesome and we loved being able to do laundry as well. We really enjoyed our stay here and would recommend it to anyone.
Can't recommend this place enough, it was the perfect home away from home while we travelled throughout Kauai.
Our stay went according to plan. Once we figured out the lock box we were golden.We have stayed in the area before. The units are older but pretty well maintained. There are some things showing their age, but it would be a major overhaul. However a good thing to do would be to lubicate all the doors as some are squeaking.
Large family vacation renting 3 units in this property. Each unit was configured for each family. This unit perfect for our family of four. Love the location with almost private lanai and close to the pool
My husband, brother, sister-in-law and I had the best time! We have been to Kauai many times but my brother and sister are first timers. The condo was spectacular and just as described! Perfect location for a nice walk to the beach! We had more than enough beach gear except for the body boards (all 4 are broken). We will definitely be back in the future! We had a wonderful stay at #311 in Poipu Kai. This VRBO is in the perfect spot for pool, pickleball and beach accessibility. It accommodated our group of 7 well. The grounds are beautiful! The condo was comfortable and had all the things we needed! We plan to come back again!
The condo was perfect for our family! It was larger than I expected. It was well stocked and had everything we needed. Easy walk to the beach and great location to explore the south side of Kauai. I would definitely recommend a stay here!

We really enjoyed our stay. It is a fantastic central location for enjoying Kauai. The property is very spacious and has everything you need. The kitchen and baths are a little dated but everything works. The AC was a big plus. The beach is an easy and safe 10-minute walk. We would gladly stay here again.

Property was clean, roomy, and has great amenities. Located very close to a pool/spa and bbq area. Close to Poipu beach.
My adult children and I really enjoyed our stay. The place was spacious and generously stocked with basic necessities. We loved the convenience and beauty of the location.

A group of me and four of my close friends spent a wonderful 10 days on the beautiful island of Kauai, and thuroughly enjoyed our stay in the Regency 311 unit. The condo was spacious, well kept, and a perfect fit for the five us. The customer service was great, and responsive to our needs. I would defintitely recommend this unit to others.
Good location, quiet, comfortable, could use some upgrades (shower doors, patio door) otherwise had everything we needed including, hand soap, paper towels, tissues, toilet paper, shower items, detergent, and dishwasher detergent.

Our stay at Regency 311 was, for the most part, wonderful. The unit was clean, except for a couple of spots of mildew (not uncommon to even the cleanest units in the tropics) that were easily dealt with. The furniture was comfortable and the rooms were tidy. There were a couple of items, such as shower faucets, that require some future repair work- but they were minor.The location was very good with quick access to both Brennecke's and Shipwreck beaches via short walking trails. Additionally, the pool area was very close and well maintained. Nearby koloa town offers a number of good eating options (including La Spezia, Kenji's, and a bunch at nearby Kukui'ula Center. I also had a chance to meet the staff of poipu365 (an office closely & conveniently located near Kenji burger in Koloa town... #Yum!), and they were friendly, charming, and very attentive to any needs (e.g. shower faucets) that I had about the unit.All in all, we would come here again the next time we visit Kauai; I'd recommend this unit for a very pleasant stay!
Everything was perfect. Location is close to the beach. We never had to drive to the beach and would walk the 5-10 minute walk. House is very well stocked and clean for the most part. Bathtubs could use a deep cleaning but all else is perfect. Would definitely stay again!
This is a nice property. It was clean and in a lovely location on the corner. It was decorated well and had everything we needed including beach chairs, umbrella and sand toys. The gym access was awesome! My only complaint is that the king bed in one of the bedrooms was very uncomfortable. It had holes on each side and needs to be replaced.
Unit was as described-great location, spacious, and clean. One of the best values on the island by far.
Our week long stay was great. Location of the property was ideal for us. Close to poipu beach and everything the south side of Kauai. I think our only small complaint would be that the guest bathroom needs to be updated and the 2nd bedroom had odd smell to it. Other than that, everything was great.
The condo area was ideal.
The unit was set back from the main road so it was quiet and felt secure.
My family & I really enjoyed our stay! The home was a lot bigger than we had imagined which was great. Everything was clean & organized so you can tell where everything was located.

The condo grounds were well maintained and had a nice walking path to the beaches. Unfortunately the condo unit itself had outdated bathrooms and kitchen tiling with mold, mildew, and buildup, particularly an orange stain on the tubs from what appeared to be previous bath mats. A deep clean with comet or treating with vinegar to remove the build up is needed and general re caulking of sinks and removal of rust in the bathroom and kitchen areas. We removed shoes per request but the floors were pretty sticky and still left behind dirt on the soles of your feet. The property management did send a plumber out for a sink drain stopper issue and re sent out cleaning crew to address some items (goo in freezer, coffee devices were moldy, re cleaning of the bathrooms) but they probably need to schedule re caulking and deep cleaning of the areas that a general housekeeping might not tend to. The washing machine had black mold and a smell. Communication was not always timely perhaps due to the hours of the property management texting service and it seemed we did not have a consistent person to reach out to each time. The beach supplies were scattered under the stairwell with most boogie boards broken in half and the one that was not had a broken strap. For the price and fees I would have expected a more pleasant and relaxing place to stay.

first the good parts: nice layout with big bedrooms and bathrooms. updated spacious kitchen, comfortable living room and nice tv. Good location. Now the not so nice: dishwasher was broken and was not fixed during our stay despite several phone calls to mgmt (who accused us of breaking it.) Patio door would not lock creating a safety issue. Mgmt company was not very helpful with issues. They did have service guy enter the condo without our knowledge to look at dishwasher (but again it didnt work our entire time of stay.) We didnt go on vacation and pay this much money to wash dishes by hand. The unit is starting to show its age.

We loved this unit, especially how comfortable it was with the furnishings and silent minisplit ACs. The location is excellent - walking distance to Brennecke beach and restaurant and poipu beach. We’d love to stay again. The pool was very cold but the overall Poipu Kai “kidney” pool was more manageable. We loved being able to go to Poipu Beach Athletic club (included with the unit). Note that the pool there was a bit chilly as well. Washer and dryer in the unit were excellent. The Tommy Bahama chairs were great but their cooler pocket zippers were broken and the wagon was a bit worn and we didn’t think we could take that to the beach and back in one piece. The one improvement I’d love to see (before we hopefully book the same unit again!) would be a better set of outdoor chairs so our family could have eaten together on the lanai.

Perfect for two couples (2 BR, 2 BA). Ideal location with all required amenities (W/D, AC, WiFi, parking, etc). Very nice layout and design - as noted in the photos. Able to walk to the nearby beach and the pool is within 25 yards of the unit. First floor unit, so some noise from a younger child above, but not outside the quiet hours. Overall, would recommend.
This is a lovely condo! Clean, well stocked, ground floor, and quiet. Beds are comfortable, and towels were plentiful.
Short walk to the beach where you can see turtles nightly!
Pictures are accurate, so what you see is what you get. No surprises! I would not hesitate to book here again!

Pros- Very well equipped condo, everything you need is in the unit. Very nice that they provided some laundry pods and dryer sheets so we did not have to worry about that. Spacious and suited my family of four very well. Pools are close to the doorstep. Location was great, so close to popular beaches, restaurants and shopping. Nice walking path down to the beachCons- a little run down, Windows and sliding glass are in desperate need of an upgrade as well as the rusty sinks in bathrooms. Ripped bedding in master. Could be cleaner (bathroom and bedroom fans full of dust and feet were black after walking on the floor, saw 2 cockroaches during our stay). When we opened the one coffee machine it was full of mold as someone did not clean the used filter out for some time. This place has been well used and it shows. Overall we got what we paid for and it was ok but would pay more to stay a little more higher end next time. Very happ we split our stay with a gorgeous air bnb in Princeville.
