When you see photos that are advertised on a vacation site, you're always skeptical if that's the actual view that you're getting. This view far out does what is advertised. Our stay at Unit 225 could not have been any more perfect and relaxing. We were a little concerned since the unit doesn't have AC. But with it's location on the point out on the bluff, a great breeze, along with waves crashing in the front and the back of the unit, made this the ideal location. We will for sure be back to enjoy this unit next year.
Property was great, we loved our stay. Pictures made the condo look bigger than it actually was, but we were happy with our stay regardless. Host let us check out an hour later which was nice. There were boogie boards in the closet for us to use which was so nice! There were also beach towels for all six of us which was great

Great view. We have stayed at many other units at Pali Ke Kua. The view cannot be beat. Unfortunately, the unit that we chose this year was a little disappointing. The unit is in need a remodel and a minimum, a deep clean. The kitchen was old and dated and all the cabinets were sticky with dinge. The floors were dirty and our bare feet turned brown from the floors in the first hour. The glass table tops on the three tables were streaky and gross. Overall, even with the cross breeze, the unit had an off putting smell. Half of the shower door in the master bathroom was missing. Boogie boards and beach chairs were a plus. No fans at the units, but when we called Oceanfront, they delivered two nice fans the next day.

Two peaceful weeks of morning rainbows and sunsets over Hanalei Bay viewed from our living room, dining room and balcony. Morning walks throughout Princeville were filled with wonderful fragrances, spectacular scenery and friendly people.
Great family vacation stay.
I regret booking this place. The beds and pillows are bad. The fan upstairs is so loud. There is no A\C so you’ll be hotter than is comfortable most times.
We booked it for a week and had to leave to a proper hotel just to be comfortable. Staying here basically cost me double as we paid to stay here and then had to go to a hotel. Just stay somewhere else.

This was a great base for the first part of our Kauai trip. We have stayed in other locations on the North Shore but will come back to this one. The unit was as good as described with amazing views and easy access to all the amenities we were looking for. Great snorkeling beach, easy access tot he Queens Bath, nice pool, plenty of beach chairs/board/etc. Also well appointed kitchen that allowed us to cook and enjoy our family time. Amazing place!

Amazing property in A+ location. Safe neighborhood, breathtaking views, good restaurants nearby. This place was awesome!
The only reason this is not a five star review is because I wish VRBO would mean what it used to mean - Vacation Rental By Owner, not by property management. While Oceanfront was very nice and very communicative, they require you sign an additional contract. Even that is okay, but it is done _outside_ the VRBO system, and it took many days to be able to get this process to work because I have my email locked down to prevent spam. After that, I got spam from Adobe because I had to sign up for a free account to sign the contract, and I got spam from Oceanfront. I had to unsubscribe from both, which is easy to do but super annoying.
I wish the property managers would put signs on every deck for NO SMOKING, or add that to the contract! We had smokers below us that totally ruined our outdoor experience.
But the place is spectacular, the owner has done a great job with updates, and it's the best location ever. The living room furniture is not too comfy to sit on but we sat at the kitchen table with awesome views all around!

The apartment was clean and had all kinds of amenities you would need. The kitchen was fully stocked with different serving ware, and a nice surprise was it had some coffee filters and some Saran Wrap and bag clips we could use too. There were some beach chairs and also an umbrella in the upstairs bathroom closet which were a lovely surprise. Wifi worked great, and the smart tvs allowed you to connect your streaming services as desired.
Princeville itself is really only residential - but we still were happy to stay here even though we had to sometimes drive a distance to enjoy activities/food around Kauai. The night we arrived we were lucky to be able to grab a bite on-site at the pizza restaurant, as most other places on the island were already closed. The pizza hit the spot and they had nice salads too.
The on-site pool was much better than expected from the pictures online - it was large and a lovely temperature (I’d venture to say low to mid 80’s).
If I had to ding this property on anything it would be that when it does rain, the sound of the rain outside the main floor bedroom window is very loud, as it hits the large palm leaves below. And the coffee maker was very elementary - didn’t make a great cup. But that is me being very finicky - it was truly a great stay. It wasn’t inexpensive by any means, but the splurge was worth it. We loved it!

The unit was clean and the location was as beautiful as the photos. As mentioned by others, carpets are worn and little things like the folding door for the downstairs closet coming off the track and holes in the screens indicate that this is a property for generating cash. Flickering lights in the bathroom was responded to almost immediately by Oceanfront Realty and repaired. No condiments to speak of so bring what you need.
Excellent kitchen and supplies, towels, layout for four guests with spearate suites, and VIEWS! Enjoyed our stay a lot!!
The only offputting aspect of the property was the condition (getty old and stained) of the carpet. Update that and it could be almost perfect.

The view from our unit was spectacular. Watching the Nene parade by with their chicks was an added treat. Never tired of going to sleep to the soothing sounds of the surf. The property manager was very helpful making sure we had everything we needed. A perfect twelve days in paridise.

good location, adequate housing, clean facility. Drawbacks: lots of construction noise from next door, and the lack of AC was bothersome for sleeping at night, with day temps getting up to about 90. for thatprice, too, i would expect the location to be relatively "critter-free," but i found a couple of dead roaches and was visited periodically inside by small lizards.
We loved spending time on the lanai! It’s quite possibly the most beautiful view in the world. The condo could use a few updates and repairs, but with that view we hardly noticed. We can’t wait to return.

The view was spectacular with beautiful nightly sunsets from the balcony. However, there were tiles broken off the baseboard sitting unfixed, a series of 3/4” holes drilled along a wall for an unknown reason. The cheap hollow room doors, off-the-track louvered closet doors, and low level mattresses were disappointing, as well as the terribly stained carpet. My brother got rust stains on a shirt from the washer or dryer. For what they charge, they should upgrade. However, it was clean.
