We had a wonderful time staying at this condo! The view was incredible, right on the water, and stunning sunsets!! The unit was well stocked with everything we needed. Very comfortable accommodation. There were boogie boards, snorkel gear, and beach towels included. We would definitely stay again!
My family enjoyed our stay here. We chose a room with the balcony facing the water and it was fabulous. My teens shared the pull out sofa bed. The kitchen was well equipped and there were even full ice trays in the freezer. We explored the rocks and small tide pools right in front of the rental and also enjoyed the pool.
This unit has jaw dropping sunset views that we enjoyed nightly. Even though we stayed in it in December, weather was quite warm (85 degrees) so having A/C and ceiling fans was delightful! It was our first visit to Big Island so having concierge to help us book luau and parasail was very helpful. Had I known that parking pass to Volcano National Park was good for several days, we would have planned to visit twice (day trip and night trip). There was so much to explore! We will be back for sure. The only negative was upon arrival to the unit, we were greeted with horrible stench of rotting fish. We called property management who returned our call right away. However, since it was a Sunday evening no one could come til the next day to resolve it. We couldn't stand the smell so we investigated ourselves and and found that the smell was coming from garbage disposal. We went to Walmart and purchased cleaner and did 3 treatments to remove the smell ourselves. No one ever got back to me. We the sound of ocean waves.
The condo is clean and comfortable with great views of the ocean . We especially enjoyed morning coffee and afternoon sunsets on the lanai. Location is great--close to town and right next to a nice sandy beach. As other reviews have noted, the AC can be a bit loud at times, but overall this was a great place to stay and we would definitely return.

Our son got married in Hulialai the week prior, my wife and I wanted a week to relax and recover.
This unit was immaculate, well stocked, with an incredible view.
We have stayed at Kona Reed many times, the property is nice, with great amenities and close to town.
We look forward to coming back next year!!
Let me start by saying we would stay here again in a heartbeat. My husband and I have been a Kona a few times and this is by far our favorite property so far. Just a fair warning, there are a minimum of nine stairs to get into the condo. They do have an elevator, but it stops between floors so you have to use stairs to get up to your floor. It wasn’t an issue for us, but it could be for somebody else.
That being said, the location is excellent, and so are the views. The management company was a dream to work with and communicated every last little detail to us. If you have never stated in Kona, this is the best place to go because it’s within walking distance to everything downtown. we found the description and details of the unit to be accurate so I’m only including pictures of the view in my review.
An example of why surprisingly unexpected - spilled some pineapple on the floor and when I wiped it up there was NO dirt on the towel....just yellow pineapple juice. There were extra towel sets and sheets, when speaking with another couple they were not provided these amenities. The beach towels were 4 even for 2 of us and they looked like new.
Time for new bed in master. Internet worked fine but tv was a pain until we used our own subscription. Just clean enough. Back of stove hadn't being wiped clean for awhile. Nice easy walk to village. Parking was fine. Condo was easy to find. Awesome susets.
The location is perfect: gorgeous top-floor view of crashing waves, small beach to the left of the building, and pool to the right of the building. Ten minutes walk to a couple great restaurants, and 5 minutes more to a whole bunch more. The grounds and facilities of the condo complex are very well maintained. The condo itself has a large bed in the back bedroom, plus a good sofa bed in the living room, so that 4 people can sleep comfortably. But I slept out on the large patio for parts of a couple nights, just to hear the crashing waves. Kids had fun exploring the rocks down by the water. You can watch some surfers some distance out. Saw a huge school of bright yellow fish hanging around the rocks for hours one morning, but no turtles on our trip.
