I hope this is taken constructively, the potential is there. I would stay at this condo again, but not the unit in its current state.Good:The complex: location, rooftop area, parking, beach access. Updated kitchen/bathrooms. Owner responsiveness.Concerns:Outdated/uncomfortable furniture (including beds).Unit needs patched & painted.Several lightbulbs out in bathrooms.Old/droopy ceiling fans.Old/dirty & some inoperable windows.Old, squeaky blinds.Lanai screen door fell off the track. Was told it happens & needs to be loose.Master sliding door to lanai is broken. Makes it challenging to keep the bedroom cool.Bedroom window screen popped off in the wind.Main door easily slams in the wind (latch broke on us from this). Seems they had a slow close hinge at one point (they did patch in a timely fashion).Provided fans were old & impractical.Very cheap shower heads. We thought they were missing at first, it just looked like part of the pipe.Broken anchors on beach umbrellas. Several items in the beach closet could be tossed or replaced.Broken TP holder in spare bathroom.Stains on bedding (some look like blood). We washed the very dirty mattress pad & it took most of the stains out.No suction power in the vacuum (broom was provided).Overall, needed a deeper clean. On arrival, dirty: microwave, floors, ceiling fans. Also, dirty dishes we had to re-wash.Finally, supplies: plenty in some areas, very minimal in others (washcloths, foil, cling wrap, paper towels).
Pros- Location & view of ocean. Beautiful! - Walkable to shops and restaurants - Gave us a late check out the last dayCons- Not many amenities. Only 1 roll of toilet paper per bathroom. 1 & 1/2 rolls of paper towels (dollar store size). No wash clothes or bathmats. Only a couple of dishwasher pods. Very hot inside condo the night we arrived. Ceiling fans were not on high speed & there were no cords attached to make them go faster. A fan for each room. One is very small. Contacted owner abt these issues.Did not respond to me but had his onsite manager? Cleaning person? respond. After asking not to enter our condo without us being there, she did anyway. Brought us what we needed.. Wash cloths were micro fiber and did not stay wet!! They weren’t wash cloths. After sitting on the lanai (our favorite place) we witnessed bees going into the back of one of the chairs. An apparent nest. Contacted the condo management about it. We were told we had to take pics of it??? The next day a handyman came with a can of Raid. The next day a man entered our condo, unannounced and while my 21 yr old niece was in the b/r He told her there was a leak below us & had to check our master b/rWhen we came up frm the beach we found our door open & 2 men in our condo. The man from the condo & a plumber.Again, in our condo unannounced. Recvd 4 digit code for rooftop grill from owner but door said it’s a 6 digit code. First trip to Hawaii hoping for R&R. Honest Review.
Great stay, property was as advertised. We had a couple of minor issues which were quickly taken care of by owner and his staff. Overall a wonderful stay.
Our family of four, including two 18-year olds, stayed here for 16 nights. In our opinion, this Royal Mauian building is the nicest one on the beach in Kihei.
The room was a perfect size for our family. Comfy. Plenty of room on the deck and in the kitchen. The floors are made of concrete, so you never hear people above walking around. It stays nice inside without air conditioning because there’s almost always wind blowing through.
The view is incredible. Easy access to the beach. Beach chairs, and umbrella and knee boards and noodles. Calm water in the morning and very windy with some great waves to play in in the afternoon. You can see sea turtles every day. They swim right past you. Coral is all off to the sides of the beach, so it’s just sand to play in.
Centrally located so it’s easy to get to your planned activities.
For us, we found out that this is the best area to stay. South of here in Wailea, it feels like dense condos and resorts. It appears wealthier, but everything is stacked together. North of here in Kaanapali, it seems like it’s completely locked in by resorts with expensive parking and golf courses. It felt very high density and corporate. Great places to visit, but not as comfortable as this condo in Kihei. It felt like being home.
There is not a full sized oven. The microwave doubles as an oven. This was new to us. The grills and kitchen on the roof are incredible for sunset dinners. If we were to buy investment property in Maui, this would be it.
Great location, fun beach! Gary was great at communicating which is very important to me. Simple instructions and easy check out. Loved our stay.

Great week on Maui in this condo. Love the location, so easy to walk down to the beach, lots of great places to eat nearby. Condo was a great place to retreat to and catch the sunset from the lanai.
Gary was easy to work with! Went with family of 4, ages 8 and 11. Our second time staying at the Royal Mauian property. We love the location with beaches and snorkeling out front, the stores across the street, oceanfront and BBQ on roof (with a kitchen if you need it). We brought Uno but the unit has some games too. Well equipped kitchen (enjoyed the blender for smoothies) and beach closet with chairs and umbrella. Beach towels and plenty of bathroom towels provided. Great fun!
We so enjoyed our stay at this property!! The location was perfect! The condo was extremely clean and beautifully decorated! We had everything we needed and more. Gary was very informative and made everything effortless. We would definitely recommend this condo and we will definitely return.
