The location is as amazing as other reviews say. The small beach used by this complex almost disappears at high tide but at low tide it’s a wonderland of small marine life with easy snorkeling. This unit is small (about 700 sq ft) but quite adequate for our family of 2 adults and one teenager. Well equipped and the shower drained well and provided clean warm water. Nice community pool on the property. No AC was no problem for us as the curling fans and near constant sea breezes were soothing.

Kappa Sands was paradise. The views are amazing and made our trip. Location is central to many things. Pool looks smaller than online but we had the whole thing to ourselves most days and it was lovely. I hope to be back soon.
We saw excellent reviews but overall we wished we had not stayed. The ocean view was fabulous. Breakfast on the lanai every morning was wonderful.The lack of AC was miserable. Inside temperatures and humidity were oppressive. The humidity caused a musty smell along with a lot of rusting parts. We couldn’t latch the screen door because it was rusted so we had to shut the glass door which made the temperature worse.The inside of the house could use some paint. The furnishings and decorations were dated and not in great shape. Overall it was a big disappointment for the price. We use VRBO quite a bit but this was not a good experience.
My chronically unimpressed husband said I knocked it out of the park with this reservation! Nothing like seeing the ocean from bed. We spent every morning outside watching the glorious sunrise. With only a handful of other units, you practically have a private beach. It was very quiet. Pool was nice too!As for the unit, I am not sure how I’d fare without ac in summer but it was fine in April. We slept with the slider open and the fans on. Unit was super clean and well equipped. Loved the central east side location. Thank you!!!

It was great to fall asleep to the sound of the waves each night. Great location: next to, but not on, the beach walk and super close to a variety of shops and restaurants.

Our stay at Kapaa Sands was picture perfect! The condo was located in an ideal setting with too good to be true ocean views right outside our door. We loved hearing the ocean all day and night and enjoyed being able to walk to several eateries nearby. The best kept secret is that Paradise Bakery is right across the street from the parking lot. The condo had everything we were looking for. The kitchen was full of all the gadgets and cookery that one would need. The staff was super friendly and the location made it feel like a private retreat. The pool is well maintained, laundry facilities adequate, and Josh the property manager was very nice. Living in the southern U.S. I was accustomed to AC but the open windows and fans kept the sea breezes flowing day and night. There was plenty of closet space, but the 2nd bedroom is very small and doesn’t get good airflow. It would be ok for a child or single person but I wouldn’t recommend it for a second couple. There are so many positives about this place! I would love to come here again and relax and recharge! Thank you for sharing this beautiful property with others.

Unfortunate to have lack of trade winds with no AC, but conditions changed halfway through stay.
Overall we enjoyed our stay in this condo. It is centrally located, we explored both sides of the island easily. The view was great. There are tide pools right out front, how ever the beach has a lot of debris making is a little hard to enjoy. The salt water pool was great. We cooked meals daily. Only basic, kind of worn out pots/pans were available. A baking sheet or roasting pan would be great for transporting food from the condo to the bbq area. The ocean breeze was nice, but a/c would be appreciated. Our first condo had a mini split system that worked great. Mahalo

Wonderful views with steps to the beach. Great surfing beaches nearby. Very quiet property and perfect for relaxing and enjoying the view. Go to sleep to the sound of the waves. Amazing pool and grounds. Very well kept up! Would highly recommend this place!
Walking in to the place I can tell it’s a little outdated. But the moment to walk out the sliding door that’s where the magic is. We absolutely loved the small piece of beach we had rich in the backyard of the home. The neighbors were very kind and friendly.
We stayed for the week in June 2024. It’s an incredible property. The view is breathtaking and insanely gorgeous. The house has everything we needed for the week and didn’t have to purchase anything special. The beds were comfy, bathroom and kitchen clean. It’s central in location to the store and some wonderful places to eat yet quite at night to be able to relax and enjoy the peace of being here. A great trip and will definitely be back to Kauai again. Would definitely stay here again!
Great stay with easy access to walk to eat and middle of island for easy access to north and south activities. Beautiful view from the patios. Great place!
Loved the location and views, would have been nice to have air conditioning but we are not used to that type of climate / humidity. Overall, nice place to stay, greta location and quiet area.
Everything was great. The unit has its own yard area between it and the beach, which was really nice. The beach below is very interesting with all kinds of large logs deposited from the ocean and an area to walk on, a bit underwater, before you get to the edge of a tiny sort of cliff down to the surf. Easy walking distance to eating places, cafe, and a kayak rental place. The property is embedded within a wedge tailed shearwater colony with numerous ground nests and burrows. We were treated to the comings and going at sundown and sunrise every day.
Property was nice. Condo lacked basics: not enough silverware, no cookie sheet, just a few bowls. Microwave was small and did not work well,
The property is in an excellent location to enjoy shopping and restaurants. A private shoreline with a beautiful view. The only downside was not having air conditioning. Other then that it’s ideal for a quiet relaxing vacation.
