No Air Conditioning upon entering the property. It was broken. It took two days to get someone to look at it. They refilled the Freon. It did not last 24 hours then they tell us the coil had to be replaced. They placed portable units in the two bedrooms which were very noisy which lead to terrible sleeping conditions. The unit was still not fixed when we left the property.
If you like to be awakes by kids at 6 am stomping above you than this is a place for you. Carpets were filthy dirty! Will not stay here again! This is like a ola e for Disney families, lots of kids!
Our family enjoyed our stay at this lovely unit. We enjoyed the golf course and sunset views from our lanai and the on premises golf course discount from the unit owner’s membership was a huge bonus.
This rental is in a great location, perfect to walk to shops and restaurants and on a beautiful golf course. I’ve stayed in lots of rentals and this was by far the best equipped unit. Cook ware, spices, beach supplies, it had everything we could want. We had a glitch with the oven the first night but the next day we were brought a large toaster oven and that worked great. I highly recommend this condo and would definitely stay here again.
Property was as advertised. Clean and well kept. Great communication. Lots of things to do close by. Easy access to beach, shops and restaurants. The gold membership is a plus that we took advantage of. The golf course was great! Would definitely stay here again.
This is our third stay at the Fairway Villas, but our first time in this unit. This unit has a shady lanai in the mornings and sunset views at night. You even get a wee glimpse of the ocean through the palm trees. The main view is the golf course and the pond at the Kings Shops.
We ate all our meals on the lanai.
I love the pool area and went swimming daily.
I also love walking to the shops or farmer's markets.
The property manager is AMAZING. They are very attentive and give great directions for everything you need to know including traffic updates for a sports event.
Our stay at the condo was awesome. Great place and would come back for sure.
My wife and I had a great three-week stay at the Fairway Villas in the Waikoloa Beach Resort area. The check-in was seamless, the unit was clean and as expected from the pictures. The location was great, with the lanai providing a golf course view and west facing for afternoon sun and the sunset. The location is a 10 minute walk to the King's shops and Queen's marketplace which was very handy, and about 20 minutes to A-Bay beach (or a 5-minute drive). The unit was well appointed with everything you would need, although the communal BBQ area got a little crowded at times (but not a major issue). Finally, we played a lot of golf on the three nine-hole layouts and the King's membership attached to the unit was a major benefit. The golf concierge was easy to work with and booked all of our tee times, and the reduced rate of $85 for 18 holes is a great deal for Hawaii golf. Overall we loved our stay and would return!

4 of us stayed here in early December 2023 and it was amazing. If you are avid golfers and beach goers like us then this is the condo for you. Perfectly located on the golf course and within walking distance to the Waikoloa beach. Lanai has a perfect view of the evening sunsets. We played multiple rounds of member discounted golf and most evenings we walked to the Lava Lava restaurant for mai tai's. Condo is very clean and well furnished. Only drawback is the limited beach supplies that the owner is very upfront about in the booking process. Mahalo
