Nice place. Only thing would be to have a couple of floor mats to keep from tracking dirt around. Did not find the broom and swiffer until the last couple of days (was behind the refrigerator) and there wasn't a dust pan. Even though the floor inside was clean, the patio floor was dirty because of being outside.
Couldn't check in timely because it hadn't been cleaned yet; but, they worked hard to get it done. Immediately ran the dishwasher to clean dishes for our use - it backed up in sink. Ran disposal to help it go down, but a ton of food came up instead - DISGUSTING! No hot water because it's a tiny, hidden water heater under the sink! Two bathrooms for nothing-only one can shower at a time and you need to let water heat up in between. No help with sink until next day, so we had to go out to eat, even though we had groceries for dinner. Had to call again next day to get it unclogged. Maintenance saw faucet broken; came in next day while we weren't in unit to fix. No a/c so it gets really hot with the Kona heat. Wooden building so front bedroom hard to sleep with people walking/running right outside window. Noise from street at all hours of the night (not unit's fault) also makes it hard to sleep. Master bedroom is closed by sliding doors, so privacy is an issue if not staying with only family. BBQ's aren't maintained either. Only reason we chose this location is the ability to park two cars, although parking lot is a mess, it did it's job. We left the unit three days early as we had had enough. The "host" or "property manager" is not in Hawaii, so it's an absolute pain to deal with problems. No supplies at all so you have to provide everything yourself. This is like a hotel that doesn't provide hotel amenities (i.e., 24/7 assistance when problems arise.)

Great place to stay in Kona. Clean and comfortable. Great location - close to downtown and directly over the surf. The host was friendly and responsive. Convenient parking.

This is a comfy unit in a great location in Kona.
My wife and I enjoyed our stay and would consider it again in the future as we come to the Big Island every couple years. The views are spectacular from the spacious lanai, and having 2 bathrooms and the extra bedroom space was great. There is an elevator halfway down the building and luggage carts available so the 4th floor location worked fine for us when we needed to bring our Costco groceries, bags, etc... up to the unit.
The location is ideal as we were not too close to the busy Kona town center, but the beaches, markets, and restaurants were nearby for a walk or a short drive.
We cooked meals on-site several times, and the grills located down next to the water were well maintained and clean. There are folding chairs and some beach amenities available as well which came in handy. The kitchen is pretty well appointed but you may need to bring salt/pepper/spices to prepare your meals.
As noted this unit does not have A/C and the afternoon sun can be pretty warm. We were able to use the sun shades and the 2 fans provided to keep the place cool, so it was fine, but if you need to be in air conditioning you might not be happy here. Additionally, the king bed mattress probably needs to be replaced. There is a noticeable "dent" on the bathroom side of it. We used some of the extra sheets provided in the unit to fill it in and that worked to flatten it out to some extent.
All-in-all, this was a great home base for our vacation.

Great location but the dead bolt and door knob barely work and the balcony door and screen do not lock... otherwise meant expectation.
