Nice place and location. Met our needs.
We were very pleased with the stay. I never go into a rental with the highest expectations, so I won’t be disappointed. But there was nothing to disappoint here. It was outstanding and then some. I’d love to come back.
We have stayed in Kona many times. We chose this property based on the property photographs, price, and location within walking distance to Kona. Most everything anyone would need was available -- fully stocked kitchen, washer/dryer, beach chairs, beach towels, etc. We especially liked the PUR water filter in the refrigerator--did not need to purchase bottled water. The management company provided great communication and check in instructions. The unit was spacious and comfortable--cable TV, landline, and WIFI. We were aware from previous posts that parking was tight--it is. We stayed two weeks, November into December. The unit is north facing, and at this time of year, it was very dark inside, not at all like the bright photos. Also there is a lot of traffic noise from Kuakini Hwy behind the unit--at night we kept the bedroom slider closed and left the living room door opened to minimize noise. There is also AC, but we did not need it because of ample ceiling fans. Nevertheless, we enjoyed the "jungle foliage" view from the spacious lanai.

Everything you could need is here already. Clean, quiet, and lovely.
Great location. Walkable to restaurants and shopping. I know others complained about the parking spot being too narrow, but even though it is a bit small it is not as bad as others made it out to be. The unit was clean and well equipped. Communication was excellent.
Great condo, easy to walk to town. Very clean and had everything we needed for a great stay!
We did front-and-back bookend stays of our Hawaii trip here, with a week on the Hilo side in the middle. For sun and beach, Kona is definitely the side to visit! Unit is comfortable, although the parking spot is very tight - we had a Mustang and held our breaths every time we pulled in! Lanai is beautifully shady and private, and cool with two ceiling fans. Kailua-Kona waterfront is within easy walking distance. Property manager was quickly responsive and helpful. Would definitely stay here again!
Great location, very quiet and clean condominium. The bed was VERY comfortable after a busy day of hiking, swimming, shopping and eating.
Recommendations: The Coffee Shack, On The Rocks, Cheeky Tiki (must try Mai Tai), Volcano National Park and the best shaved ice on island is in Hilo at KULA near the farmers market.
Beaches not to miss - 49 Black Sand Beach, snorkeling at Captain Cook Monument,

We enjoyed our stay here. The unit was very clean and comfortable. Great shower, bed was comfortable. Kitchen is well stocked. Location was great. Almost across the street from Huggo's on the Rock so easy walk to the outdoor market and souvenir shops but because it faces the mountain, it was very private and quiet. Place is as shown in the photos except it has a new fridge. We didn't use the pool but it looked clean and lovely (as shown in the photos). Parking space is tight (we had a mid-sized car) but after a couple of days we got used to it. :) I would highly recommend this place for a couple.
This is a well appointed condo with everything one might need for a great stay n Kona. Its location is great, close to many restaurants and activities. We appreciated b the secure parking garage also.
The location of this is absolutely perfect and right in the heart of the city. The ac units were perfect to sleep and the patio was peaceful and lovely. Parking space is pretty tight and hard to get into even with the mustang convertible we had so be aware of the size of your vehicle before you book. Small Kona coffee in the room was nice. Would absolutely book again.

This is well kept, spacious condo. It is very clean, updated, well stocked with everything you need for a home away from your own home. The only thing is parking space. It is a bit hard to park. Very tight space at the corner.

Online booking, payment and information exchange went smoothly. Staff responds to emails quickly. Easy, 10 min drive from KOA. Our stay was very, very nice. Quiet, never heard a sound from neighbors (side, above or below) while in the unit, and never heard traffic. All the basic kitchen/bath/laundry supplies are there. The location is good for WALKING to downtown Kailua-Kona including restaurants, farmer's mrkt, souvenir stores; as well as DRIVING to groceries and the many ‘sights’ (snorkeling and manta tours, South Point, Green Sand and Black Sand beaches, sea turtle viewing, VNP, Waipi’o Valley, etc.). Vehicle access to Ali’i and to Kuakini hiways was a great convenience. Elevator access to condo from parking garage was wonderful. Appliances worked well - from the WiFi to the 2 floor-level/in-wall AC units, washer & dryer, ceiling fans, etc. Very comfortable bed. Website photos are pretty accurate, but probably taken immediately after painting/update -- still, quite representative of the inside of the unit. Common pool area seemed fine, we never used it. Technically a 5th-floor unit, but just 3 floors up. The Lani is okay, but basically looks east directly at trees/bushes along the close property boundary -- 'noisy' out there when the AC units run (and push their hot air that way). Parking garage keeps the sun off the rental vehicle; the assigned spot is a bit tight, but anything less than a full-size SUV or Van should fit (we had a Dodge Durango - was fine)

Stayed here for 5 nights. Unit was okay but encountered two cockroaches in master bathroom. Not very clean and very dark. Location of was okay but longer walk to downtown than described.
This condo is in a great location, clean, comfortable and best of all has A/C.
Make sure you rent a SMALL vehicle if you want to park in the stall or else you can park on the road and walk a short distance. By small I mean compact/mini cooper small! I’m spite if the parking I would definitely stay here again!

Pros: The apartment was great - clean and spacious and was very equipped with everything you could possibly need. It was also a great location - close to restaurants and bars and had a fabulous pool.
Cons: 1) despite being the only people in the pool, we were fined $50 for taking a floatie in (this is one of the many, many nonsensical rules, but we didn’t think it would be a problem being the only people in the pool - but it was).
2) there are a LOT of rules - for the room and the complex!
Nice little one bedroom condo. Online description accurate. Guessing about 100 meters to Ali’i Drive. Multi story complex & the parking spot is at the opposite end of the property. Although shopping carts are provided by the elevators, they’re not always available. It’s a bit of a slog especially without one. Kuakini drive is very close to the unit and can be a bit noisy during morning rush as it’s a main artery through town. Barbecue area is by the pool which is, again, at the opposite end of the property. Pool area very nice however. No TV in bedroom. Not a problem for us but just sayin’. I’ve rented this unit twice and I’ll probably rent it again. Works well for all my needs. Everything you need is close by. Aloha!
