This house has an amazing view!! It has space for everyone, but AC was not working in half the house for the entire week we were there. We were told it would be fixed, but the parts needed to be ordered. When the repair person came (the last day of our stay) the board they pulled out was completely rusted. There is no way the AC has been working any time recently. This house needs better maintenance for the price being charged per night.

Rarely does a property far exceed expectations, especially when expectations are already high. This house is just plain beautiful, exceptionally well appointed and comfortable. The "concierge" services / Management Company are responsive, and very helpful. Our trip could not have been better.
Thank you to everyone involved in making our trip a wonderful memory.

Amazing home which was perfect for our large family vacation. The location was central to exploring all of Kauai. Only minor suggestion would be to include more detailed instructions on operating the A/C (which took a little tinkering to figure out). Looking forward to returning!

The pictures of the property in the listing are spot on. The floor to ceiling patio doors that open all the way are great to enjoy both inside and outside. We had them open all day.
The living, dining and kitchen areas provide plenty of space. Great opportunities to get together as well as isolate on private balconies. Refrigerator is huge.
Plenty of kitchen supplies, though as previous reviewers have noted many items show a lot of wear and tear. Still functional.
BBQ is new and worked great. Lots of beach gear in the garage. Really appreciated the availability of cable TV rather than the usual "log in to your streaming service"-only approach used by most rentals. The central audio system was great as well to stream tunes while we played games in the dining and living areas.
Opportunities for improvement: the A/C of the south bedrooms (down and up) was not functional. For downstairs, not much of a problem (ceiling fans helped) but upstairs were uncomfortable. Portable fans in the jack-and-jill rooms helped but insufficient. Maintenance guy came out and reset the central control panel -- but that was the wrong one as it does not control those rooms. Several minor maintenance items have been shared with the property manager.
All in all, a great place and would recommend to others. The initial reaction by all when entering the front door was "whoa!"

House has outstanding views and location.House needs some TLC and repairs needed.No information book was there for when you arrive to understand how to use electronics.We had no front door key to lock when we leave. Along with no garage door remote.If you have a large group, this house is perfect for everyone to have there own space.

This spacious 7 bedroom home was perfect for our extended family comprising 6 family groups with 4 young children. First few days we had trouble with setting the air conditioning with some areas too cold and others too hot. The key was setting temp in 5 areas with the master controller by the man cave next to the kitchen, then the individual controlers in the areas not covered by this master controller. There were no instructions, and no one to help. But this was overall minor for this beautiful home with ocean views from most rooms and beach gear that could be carried to the local beach steps from the home.
