This unit is lovely. It’s located well, with a view. The access to the beach and other amenities is great. A little bit of heat gain in the afternoon as the unit faces west, but that is manageable.

We stayed at two properties in the South Shore area while visiting for work and vacation. The Nihi Kai Villas was not our favorite and had fewer amenities for the same price. Otherwise the stay was fine and mostly unremarkable.
I was notably disappointed in the reservation process. The Parrish Collection Kauai was prompt to call us to confirm availability, clarify security deposit and to inform us that an additional guest agreement needed to be signed. After receiving a payment confirmation e-mail I received the document to sign that is titled "BOOKING POLICIES, CONDITIONS & WAIVER" that includes a significant amount of information and agreements that are not listed in the VRBO property page or in the VRBO rules and policies section where most properties provide similar documents. I honestly would have cancelled and reserved a different property due the contents of the document if it was not such a delayed surprise. I will not be staying at any properties managed by this group in the future.
