Great location. The ocean views were incredible from the lanai.
My family absolutely enjoyed our stay and the gorgeous views of the ocean while sitting out on the patio. Communication and payment was made very easy and our host was accommodating to us and allowed an extension of our check out for half the cost to a much later time due to a late flight. Beds were very comfortable and provided a good night’s sleep each night after long days of exploring and fun. We would consider booking this location again when returning to the big island. Thank you to our host for making everything so easy and being very accessible!
Just a couple things though: the front bedroom is sectioned off by sliding frosted glass doors and does not offer great privacy. Unfortunately you can see any light coming through and hear all conversations/TV. And the sink vanity located between the bathroom and washer/dryer has no door which is wide open to the kitchen dining area.
Fortunately we were staying with our kids and mostly went to bed at the same time so it didn’t make privacy a huge deal. 😁

Loved our stay at this place. Hearing the waves all day was amazing. Watching the surfers while enjoying a coffee is unmatched. The condo itself worked great for our family of 4. Would stay here again.
We saw sea turtles, dolphins, whales, seal, manta rays.
Condo was in a good location and easy to access. Had all that we needed.. kept very nice. Beautiful view… fun to watch the surfers taking on those waves, while we sat on our balcony enjoying breakfast. Host was quick to respond with any questions we had. Very enjoyable week! Did have an ac unit in bedroom by balcony, which we did utilize because of allergies, and it did keep master and main area cool. Bedroom off hallway was a little stuffier but there was a fan to help pull air thru. We bring most of our ocean toys but they did have lots of items to borrow if you don’t pack your own. My only suggestion would be to add stronger lamps/lighting in bedrooms. Was a great stay and would book again!
This is our 3rd year staying at Banyan Tree (in 3 different units) and we are more in love with this place than ever. The location is amazing- the view never gets old. We even utilized the free trolly bus to go into town- the stop is just across the street. This unit was clean, seemed much roomier and had more usable space for our family of 4- especially the kitchen. Bob was wonderful to work with and very available if we needed him. Bonus- this place had a very well stocked ‘beach supply’ closet with a cooler and chairs and snorkel gear.
My two 12-year-old granddaughters and I had the perfect spot for our Kailua Kona vacation! One of the most beautiful spots I’ve ever stayed in! Thank you! 🌺
This is a great location, and the ocean view from the living room and lanai/patio are incredible. Locals surf the waves right below the windows, so you could sit there for hours just watching them catch the waves. We had another condo unit in this same complex with family at the same time, and we preferred this lanai for coffee each morning, as this patio was slightly larger than our other condo.
This unit did fell a little outdated, but still very comfortable and we had no issues at all during our stay. The owner, Bob was just a phone call away if we needed anything.
There are multiple snorkeling spots within a 3-5 minute drive of this condo.
The only part that had me raise an eyebrow was the amount of rules the HOA has put in place for this complex. There were 7 pages of rules posted in the elevator, you actually have to ride the elevator a few times to be able to read through everything. There's even a sign at the pool that states, "No Marco/Polo or any games to be played at the pool". Though none of the posted rules affected our trip negatively, it just felt a little uninviting or uncomfortable at times, like the board at the HOA doesn't like that owners rent out their units.
Well supplied kitchen. Air conditioning was broken and it was very warm in the back bedroom. Partition between master bed and living ving area was broken. The view made up for it all.
Unit is a little dated but has all the necessities! Communication with the owner was excellent and he was very accommodating to a last minute change to my stay dates. The housekeeping was not up to standards - dried coffee spills on the kitchen counters and a stopped up sink in one bathroom. There were some cleaning products on hand and after a 30 minute wipe down of the counters and bathrooms I was able to relax. Would return to this unit again.
Excellent location and the view is spectacular. Will return on the future!
The view was fabulous, and all the amenities and the proximity to the city center was also great.
The unit had two bedrooms and two bathrooms. The living area looked directly out onto the water with surfers, and all sorts of water sports. We could watch the fish in the water, listen to the waves and see the boats stop to watch the spinner dolphins.
We were able to cook in the well stocked kitchen and there was a washer/dryer so we didn’t need to pack so many clothes.
As with any property in Hawaii it needs to have the owner’s constant attention to deterioration but thankfully it’s their problem not the renters.
In all we really appreciated this property.
