There is no way around it, I was disappointed in this condo. The headline on VRBO reads “Deluxe Penthouse Condo” there is nothing deluxe about this condo except the view.I will start with the positives. The owners were great to communicate with; they were very timely. The view from the lanai is amazing, sunsets every night. Generally, it has the basics of what are needed. I was able to enjoy my time here after a few purchases that I will leave with the condo.My big disappointments…the pillows!! They are like soggy pancakes. After one night I went to Walmart and bought 2 new king-size pillows and cases. I don’t know how anyone has slept on those flat pillows! I also bought a beach towel because I hadn’t seen them in the room yet, they were in a weird spot. But when I did notice them, I was so happy I bought a new one, they are old and scratchy. The bath towels are old and small as well. The TV is a bit of a mess. The emailed instructions are different from the instructions in the room. I gave up and used my iPad. The ice maker doesn’t work. There is tape holding some things together. In general, the condo feels well used and not maintained to “deluxe” standards.
It was not the fault of the owner, but they’re doing a lot of construction within the garage (august 2025), so super dusty and makes it a little hard to park…. With that said the owner’s condo is as advertised and they were super easy to work with.. location and view were sublime, and people within the vicinity were all super nice and welcoming. Building is old, but they did a good job updating the condo. The price is definitely worth the value
You just couldn't have a more breathtaking view than the one here. While we did lots of touring around the island, each day began and ended with us staring at the ocean, sometimes late at night. The condo had everything we needed and was super comfortable. We'd definitely stay here again!
We loved our time in this unit. It was I. A great location and loved watching the waves and sunsets from the lanai. Wish we could have stayed longer! Will definitely consider this unit for next time.

We left 1 day into our 3 day stay. This unit is a small cramped studio rather than a 1 bedroom as indicated in the listing of amenities. There is a lovely ocean view but the balcony is cluttered with junk and the AC unit makes sitting on the lounge chairs very uncomfortable. There was also no hot water. The building itself was littered with garbage and empty liquor bottles in the motel style hallway, the BBQs were broken and the pool is basically in the parking garage. It is not what we expected for the high price. We were not able to reach the owners other than through the VRBO messaging and they were not interested in hearing our concerns.
The views were beautiful and the area was convenient to shop or eat out. We fell asleep every night to ocean sounds it was a wonderful stay
Unbeatable ocean views. Unit was nicely appointed but had a few small things that could make it just that much better - couple kitchen cabinets don’t close, pillows are flat, and balcony screen door badly needs to be fixed. Overall, great spot.
Awesome view from lanai. Can't get any closer to ocean! Close to shops/restaurants but far enough away for peace and quiet. Easy parking. Had slight issue with check in- room was not ready- but communication with property mgr was excellent. Had room prepared within an hour. The 'central air' exhaust blows on lanai, making lanai hot, turn ac off to enjoy lanai. No biggie. Awesome shower but hot water goes quick. Kitchen packed with anything needed. Positives outweigh any negatives by far at this property. If unsure on a place, take this one.
8 other individuals from our family stayed at the same condo property in two 4 bedroom condos. Their condos were upgraded and very nice. Ours was more rustic, but at the same time more beachy. Given the price, comfort and view we were pleased with our studio condo. The owners and project manager were great and very accommodating; responded quickly. Only recommendations is that the clean and organize the condo better and clean/dust under the furniture and all the shelving units. My allergies were bad.
Fantastic views as you can't get much closer to the ocean than this.
This condo is truly ocean front and the views from the balcony are amazing! We loved watching the surf hit the shore with the white foam washing up against the black lava rocks. We saw large turtles swimming in the shallow water a number of times which was also a lot of fun. The bathroom is quite modern and the tub is jetted with a wonderful rain shower. The kitchen is well equipped and the bed very comfortable. We definitely hope to be able to get back again one of these days.
Property was just as listed and we enjoyed the breathtaking view from the lanai each morning. Location was great, easy drive to town and parking was simple and close to the condo making trips back and forth a breeze! Enjoyed the beach equipment they had available for use as well- snorkels, pool noodles, boogie board, beach chairs, beach towels, and cooler for our beach outings! Make sure to bring shampoo/conditioner/body wash as only hand soap was included with the rental, which was no issue for us :)
The view of the ocean and sunsets can only be rivaled by the sound of the waves crashing into the rocks and the sea turtles in the tide pool. I cannot express enough how amazing the view is. Being the end unit on the top floor means a private lanai. It is located just a smidge south of the main Kona drag making it quiet, yet convenient. Highly recommend!
Exceptionally nice top floor condo on the ocean. Fully appointed kitchen was great for cooking breakfast. A short drive into Kona & a great launching point for most north & mid island activities. We’ll be back!
Nicely appointed studio on the end of the building - a bit more road noise. Beautiful view. Comfortable bed. The unit is on the fourth floor and the elevator is a ways down the hall. We enjoyed taking the stairs right down to our parked car but a person with mobility issues might have difficulty.
A beautiful property with everything you could need. The views from the 4th floor balcony were amazing - we could look for whales (and there were many!) and watch the sunsets. Comfortable and convenient to Kailua as well as exploring the rest of the Big Island. This is an awesome place to stay.

I loved everything about this unit. The bed was comfortable and the view was spectacular!
I really loved my stay at this apartment. The views from the balcony were so amazing, enjoying sunsets at night and watching and listening to waves. The apartment has all you will need. Parking is included. It takes you a few minutes to Kona (by car) and to a few beaches. The latter you can also reach easily by foot in a few minutes. Great experience. I will definitely recommend to anyone who wants to stay in Kona.
Very well equipped with beach towels, snorkel gear, cooler, body board, swim noodle, beach chairs, beach and shopping bags and kitchenware. The bed was very comfortable. The condo has plenty of room, a great bathroom and an amazing oceanfront view.
This Studio Unit has fabulous ocean views. The unit offers a very comfortable bed, spacious lanai, A/C, and all the comforts you could ask for while exploring Kona and the West side of the island.

This place was fantastic. Couldn’t get a better view than this. The upgrades in the room make it feel like an upscale hotel. I hope I get to stay here again sometime!
Absolutely loved this studio. Outstanding view, nicely decorated and well-furnished with nice touches. The lanai was perfect for lounging and dining, again that view! I highly recommend this place.
