This condo is in a great location with an awesome view of the beach and sunset from the Lanai. It's on the middle floor so sometimes you can hear some noise from the unit above. Payment does not have any AC, so on some hotter days it was a bit toasty. Even with all of the fans going and windows open. Do you need? It seems to be a bit dated and could use some TLC... For example, the carpet felt like it could use a shampoo because of the salt and the air, and the toilet wouldn't stop running.
Beautiful place except there was no ac & it was the 1st place i stayed at that i was asked to wash the towels & beddings when check out. Should not have charged too much of a cleaning fees if that was the case.
We loved our stay here. It is located in a well-maintained community with pickleball/tennis courts, swimming pool; but the best part is the view. We sat on the balcony for our breakfast and dinner everyday and loved the views. We got to see some beautiful sunsets. Loved sleeping to the sound of waves every night. We visited end of May and did not feel the need to have AC (no AC in the unit).
Unit was well stocked overall and even had pickleball paddles, beach chairs, an umbrella, a cooler, and some snorkeling gear (We got our own though).
Richard (owner) is very responsive and pretty chill. If you need something, just message him.

Our February stay was wonderful. From checking in to any questions we had were answered promply. The condo is beautiful and very comfortable. If you're worried about no AC,don't be.The fans cooled the unit just fine.High surf days were amazing on the lani. The grounds are beautiful and the location could not have been bette.
Had a lovely time at this beautiful unit overlooking the ocean. It was great sitting on the balcony seeing the crashing waves. A couple of things - 2nd bathroom tub had some drainage issues. Also, the water was out for most of one of our days. No communication from Richard. I called & left a vm. Rocco from the office let us know what was going on. Better communication would have been helpful. Would love to return again.
The condo was great. I especially enjoyed the ocean front balcony. There were tons of recreational supplies to use. It was a great stay!
The location is amazing with the sound of the waves, ocean views, and being able to see some birds outside, lizards and mongoose. The water is so clear that I could see the yellow tang from the balcony! Also schools of dolphins. It was such a nice place that I looked forward to returning after the end of a day exploring, so that I could sit on the balcony. Oh, and we also saw a 'moon bow'. So many great memories. I had one question about supplies and the property manager responded within minutes. Would definitely return if able. It was a wonderful experience.
Richard's oceanfront condo couldn't be more perfect! We loved the large Lanai and amazing views of the ocean. It was so peaceful to fall asleep to the waves each night. The condo included everything we needed for our stay, including snorkel gear, beach chairs and coolers. It was such a relief to not have to rent anything for our outdoor activities. The condo was well stocked with condiments and everything needed for cooking and more. Parking is located steps from the door and the pool is nearby. Richard is a wonderful and responsive host. We highly recommend you book your stay here :)

Everything about this property was perfect. The location was perfect for the activities we were doing. Five of us fit comfortably. The view from the porch were amazing. We are all going to miss falling asleep to the sound of the waves crashing. No one in our family wanted to leave. We will for sure be back!
