I have stayed at the Cliffs in another condo before and so decided to come back again but rented a different condo. Kauai Island Gem is a beautiful spacious condo large enough for families. Greg, the owner, was great at communicating with us and very upbeat and friendly. Greg immediately helped us with anything that came up. The office rep at the resort was very happy to suggest things to do and informed us of events at the resort.What we enjoyed about the condo: The quiet lanai with birds coming by, the sunset view, the kitchen and living room space, the breeze coming through, washer/dryer, spaciousness. Wish it had AC. The fans were not enough on hotter days. There were many cockroaches the owner had treated but it didn't work. We purchased some baited boxed tents that did the trick. Greg graciously gave us a partial credit for our dealing with the insects. We enjoyed the resort area that over looks the ocean.
We really enjoyed our stay at The Cliffs. The hosts were excellent about communicating with us before we arrived and while we were staying at the property. Check-in at the front desk was very easy. The amenities at the property are wonderful - with a beautiful pool and spa area and a bluff with chairs overlooking the ocean. There were also food trucks there often - though we didn’t try them. The property itself was just what we needed. The bed was very comfortable. The kitchen had all the appliances we needed - though we didn’t cook at the condo. We also really appreciated having a washer and dryer in the condo to wash clothes after muddy hikes or a day at the beach. Parking was easy and available right in front of the condo. There were also beach chairs, towels, and boogie boards for us to use. I would definitely stay here again.
We had a great stay here! Convenient for exploring Nepali coast, quiet, comfy bed, and loved having separate bathrooms for the two of us. The unit is a little outdated, which was fine, but we had issues with the lanai sliding doors getting stuck.
The musty smell was noticed upon arrival. Very strong from washing machine & all linens smelled musty. Cockroaches found first night and reported next day and the day after. We we told someone would come spray but no one did while we were there. Got a notice the day we left that they would spray 2 days after we left. We had to keep all foods in refrigerator. They were even in the dishwasher. Kitchen stopper fell apart & had to be pryed from drain. Patio furniture rusty. Door stop in bathroom gross. Bed linens old, worn and had bad odor. A Motel 6 would have been nicer. Great pool. Unable to load photos on this site will try again.
Stayed for two weeks in this condo. We love the cliffs and all the amenities! Great location to get to so many different beaches, we love staying on the North Shore! Had a great time renting the bikes and riding to Princeville for ice cream! The condo has everything you could need. Beautiful sunsets over the bluff! We liked the privacy of the deck into the Garden view.
Loved all the flowers and trees on the property. Kitchen and bathrooms well stocked. Loved that side of the island.
Close to everything but you for sure need a car. Stayed here with our 9month old and it was perfect to have the separate bedroom so we could enjoy the evening. Lovely owners, great communication!
This place is even nicer than the photos. The hosts were very helpful with check in/out. Overall a very nice place and experience. I am recommending this place to friends who are going to visit Kauai in the coming year..

This was our first time in Kauai and we loved it! After staying at some questionable BNBs I always rely on the integrity of reviews. With that being said my family and I truly enjoyed our stay. The condo was clean and the neighborhood was beautiful. We really enjoyed the views and the beach equipment for use. Of course the furniture was a little out dated but it wasn’t a problem at al for us we loved it. I would definitely book again. The hosts were helpful and even gave me recommendations on activities.

We had a wonderful stay at The Cliffs in unit 3204! The condo was spacious, clean, well-equipped, and had everything we needed for a comfortable and relaxing vacation.The lanai had a beautiful partial view of the mountains which made for a peaceful spot to enjoy meals and to relax. The kitchen also offered lovely views of both the mountains and the gardens, making cooking even more enjoyable.Greg, the host, was very responsive and easy to communicate with. We felt that we could reach out to him at any time.Overall, it was a great place to stay. If you're looking for a peaceful and comfortable retreat in Kauai, this condo at The Cliffs is a perfect choice.
This is an outstanding property. Two full bathrooms, separate bedroom with own lanai. Room for 4 with sleeper couch and full kitchen. Centrally located, we would definitely stay here again.
We absolutely love getting to stay in this amazing condo at the Cliffs. Greg is a wonderful host and so kind, He was always willing to help us whenever we needed. The condo is fully equipped with everything you need along with beach gear. The amenities at the Cliffs are fabulous! We love the pool and the best part is walking out to the cliffs and seeing the beautiful sunset each night. It really is a home away from home…in paradise. We absolutely love Kauai and are so grateful to get to stay in this condo. We would highly recommend this space to anyone! We look forward to being back again next year! 🌺

We have stayed at the Cliffs several times before this trip and have always had a great experience there, this was no exception. Fantastic place to stay. Greg was a great host and very good to communicate with. We arrived several hours before check in and they let us check in early which was very helpful. We would stay again.

It is a little gem! Nice accommodation, well appointed. Has everything you need to enjoy your time on the north shore. Lovely hosts. We thoroughly enjoyed our stay.
It was a little rainy some days we stayed so we ended up spending more time than anticipated in the condo reading and playing games. We loved opening the two lanai doors to get an island breeze through the whole place. It was convenient to have a kitchen to make breakfast and lunches to take to the beach. Chairs, umbrellas, and coolers provided! Mahalo, Greg and Eva Marie! We loved spending time in your place!
Absolutely beautiful location in Princeville on North Shore of Kauai. Unit is in Cliffs Resort which sits near the cliff-like shoreline. This unit was towards the back of the complex so could not see the ocean, but a 5 minute walk takes you to the cliffs on the ocean. Princeville is a 10-15 minute drive to Hanalei and about 30 min drive to Haena Park and Kalalau Trail.
The unit itself was in good condition especially given its 40 year age, and had plenty of amenities. There is no heat or a/c as the breeze off the ocean provides the ventilation. The complex is a combination of hotel, private residence and timeshare. Staying there means you will be contacted about buying a timeshare (a minor annoyance). Also the abundance of feral chickens on Kauai means you will be awakened early to rooster crows early in the morning.
There is much to see and do in the area especially for ocean, hiking or do-it-yourself sightseeing activities. Everything else is expensive since most things must be imported from off-island. Beaches and hiking are free, but food and tours are quite the opposite.
Pros:
perfect communication with owner. beach chairs, buggy boards, beach umbrella in the condo. free resort amenities - tennis, pickle ball, basketball, bikes, pools, jacuzzi, small library; beautiful grounds with lush greens, ocean views 2 blocks away. good medium firm bed.
Cons:
Not much bothering but for FYI: older condo but still very clean. TV could have Netflix or other streaming, not just old cable. Be aware they started to charge $10/day parking fee which should be included in my opinion.
Price matches the conditions and I would stay again.
Extremely picturesque location with excellent amenities. The Dolands were extremely good hosts.
