The apartment is huge and well maintained. A/C is helpful and the place was cleaned well. The pool was fun. It was a bummer that the beach across the street was closed while we were there, but unavoidable. All in all it was worth it.
First time at this property It did not disappoint. We loved the quiet ocean view in the morning and beautiful sunsets on the lanai. 4 adults/2 week stay.Bryon (our property contact) was very easy to communicate with. Location: PERFECT! Right across from Kahalu’u Beach Park, one of our favorite early morning snorkel spots. It’s close enough to walk down. Theres also street parking for free if you prefer to drive. You can pull into the Kahalu’u parking lot, unload your car and park across the street if you don’t want to pay the 12/4 hours parking fee. Condo: The unit had everything we needed for our stay and then some. The bedrooms are on the east side so the hot afternoon sun doesn’t heat up the bedrooms. The 3 a/c units make it quick and convenient to cool the area you are in. The kitchen is FULLY stocked. There were even containers for leftovers, spices and foil/plastic wrap, and a couple of ice chests.The bathrooms had ample towels, including beach towels. There are dispensers in the shower if you don’t want to bring shampoo, conditioner and body wash. Bedrooms: Beds were comfy and we had plenty of room to unpack using the dresser, nightstands and closet. Equipment closet in the parking garage: We were able to use the umbrella and 4 beach chairs which was super convenient. There was also snorkel gear and beach toys available that we did not use. We would definitely stay here again.
We've been to Kona several times but so far there is absolutely nothing that beats this location. Every single day you can just walk down to one of the best snorkeling spots ever and the kids love it we love it it's relaxing the place has everything you need, they do a great job keeping it clean and ready for you. Second time staying for us and looking forward to many more.
Nice place, ad states ocean view, but view is blocked quite a bit by trees. Place appears clean but had some roaches and ants
We had a very nice stay on the Big Island! The condo is located just across the road from one of the best and easiest snorkel beaches in Hawaii. The unit itself is spacious, well-maintained, and a very comfortable two-bedroom. While there is a slightly restricted ocean view through some trees, you can still see and definitely hear the waves.We did have a small hiccup upon arrival—the condo hadn’t been cleaned, and it was late at night. However, the management company (Bryon) responded immediately, sincerely apologized, and offered to send someone right away. We opted to change the sheets ourselves and arranged for cleaning the next day while we went to Costco and had brunch at Lava Java. When we returned, the condo was spotless, and they truly took care of us—hence the 4-star rating on cleanliness. Again a huge shoutout to the management company and Bryon who really corrected things! Super responsive!The location is fantastic for snorkeling, and if you’re interested in surfing, there are great waves and plenty of places to take lessons nearby. I highly recommend swimming with the manta rays—an unforgettable experience! For dining, Magic Sands Restaurant was excellent, and if you’re craving sushi, Sean’s is a must-visit.Overall, a wonderful stay, and we’d definitely return!

Everything was just as listed, super quiet, right by beach, clean and comfortable. You barely run into any one in the building. 14 mins drive to downtown Kona. The drive is so nice. They had everything we needed and more, and they leave you a good bag full of things you might need around the place. Parking and beach gear.
This was a great place and it accomplished the 4 of us well. We couldn’t snorkel or do as much as we wanted due to high surf but the pool and balcony helped make our stay enjoyable anyway! Great location and lots of supplies. Loved having AC option. Will keep this on our stay place list
Manager replied to messages immediately and quickly solved a small problem. Big comfortable unit. Quiet and clean. Beautifully decorated with art and koa wood. Great location. Sad to leave.
Lovely condo - Very comfortable, not fussy. Great location across the street from a snorkeling beach. Has all the amenities including snorkel equipment, beach chairs and swim towels.
The condo is lovely! Very spacious and beautifully decorated; located near the beach and within a couple of miles from restaurants and shopping. Aside from an issue with the bedsheets in the King bedroom, the condo was very clean. There are utensils and spices for cooking, but no sugar for coffee. We attended a luau at the nearby Royal Kona, a tour of the seahorse farm, as well as a stained glass class - all recommended. I would book this property again.
Our family loved the location and amenities of this unit. Super good directions and info from Trude. Unit and pool was clean and comfortable…and a view to die for!!! Wow, what sunsets! Thanks for making these Canucks have a fantastic first leg of our family vacation.
This was a fantastic condo! The hosts were super communicative and helpful. The condo was very well appointed and had everything we needed - boogie boards, snorkel gear, all the kitchen equipment, and recommendations. We ate in for most of our stay and couldn't have been happier with the kitchen supplies. Having the snorkel beach nearby was awesome, and the location just south of Kona was perfect to get out of the busy area but close to activities. We ventured to the beaches north of us and snorkeled with Captain Cook in K bay, and visited the cultural national monument. We would 100% stay at this condo again on our next trip. Great for families!
We enjoyed sitting out on the lanai for breakfast in the morning and watching the sunset in the evening. Property was peaceful yet within easy reach of the town. Highly recommend!
The stay was fantastic. Communication regarding check-in and access was fantastic. The place has everything you need. Love that there’s a dedicated, covered parking spot. The building was very quiet and the view of the water was terrific. AC in the bedrooms was key for a comfortable night’s sleep. Would definitely stay again!
We loved the condo-it was nicely appointed in the kitchen and elsewhere. It was very spacious with attractive furniture and views. Everything was clearly marked. Liked that the lights had dimmers. So many vacation rentals have glaring bright lights. We would return to the Kahulu'u Bay Villas again!
Nice condo, great view. Landscaping and cleaning starts early, be prepared for 7am rooster, 8am hallway vacuuming and an hour or two of leaf blowing. Feeding fertilizer cats also attracted a dozen mongoose to the property. Cameras are throughout the property, although it’s not posted. Constantly chastised for having sand on our beach chairs, etc. we were afraid to use the pool and opted for day trips to stay away from the property and the old biddies.
We didn’t appreciate having to wash towels and bed sheets even though we paid a large cleaning fee.
The property is much larger than the pictures suggest. The lr/dr area is huge. It is very nicely appointed with lots of nice touches for a traveler. For example, there were lots of towels and tons of beach towels. Also the pantry had essentials such as s&p, olive oil, and even Old Bay! Also plenty of tp and paper towels. The storage locker is loaded with beach chairs, pool noodles, boogie boards, etc.
We didn't use the snorkel gear as we brought our own. The AC units worked well and all of the appliances are newish and higher end. The grounds and pool area are very nice and practically empty. We used the grill once and it is a very nice Weber in great condition. Parking is a piece of cake. The location is great but it is on the south side of Kona so many restaurants and shopping are about a 15 minute drive. There is a shopping center with a grocery, drug store and some restaurants quite close. Kahalu'u park is nice and literally a 3 minute walk. A word of caution to those who are looking for beautiful white sand beaches. They are here but you have to work a little. We went to Kua Bay twice and it's the nicest beach I've ever been to but about a 30 minute drive, a little north of the airport. Most of the shoreline in Kona is black lava. Beautiful but not great for beaching. Overall our trip to the Big Island was fantastic, due in no small part to this wonderful property. Highly recommended!
