I can’t say enough wonderful things about our stay. The condo was immaculate with everything we could possibly want. There are very complete and thoughtful notes and instructions everywhere. The view from the lanai is spectacular. We thoroughly enjoyed our stay and highly recommend!

Beyond Your Expectations! My wife insisted I write a review that encapsulates our trip here, but a short review does not do it justice. From the moment we walked in, the fresh smell, cleanliness, & condo & views, more than matching the pictures, sealed the deal. My wife reviewed a ton of places and chose this one based on the consistent reviews and the view of the ocean we wanted. The hosts thought of EVERYTHING. All the main comforts for sure, but even little details like stocked kitchen, qtips, nail clippers, all the creature comforts you need are already here. We put the provided Tommy Bahama chairs and umbrella in our trunk and went to so many beaches. The dual AC is a lifesaver. We made sure to leave them low or off while away to save electricity, but turn them on, the condo is cool immediately. The decor and artwork, layout, and updated everything make this beyond a 5 star stay. All that was missing was butler service (could we have ordered that too?) The other guests and residents were all fantastic, the complex is QUIET and well maintained. The sunsets and nightly conch ceremony, which I participated in, are beyond words. I attached a pic. My wife is a hair dresser and half her clients now want to book here. We've stayed in 2 other condos in previous trips but we will now make this one our go to. 5 stars is not enough, truly a resort stay. THANK YOU for making the best memory for us. You can't put a price on that. THIS PLACE IS WONDERFUL! GREAT HOSTS!

The condo from Steve and Amber is outstanding!! We had a perfect stay. The view from the lanai, especially for sunset is gorgeous. Following the conch ceremony… awesome. We already have rented other condos in the past (not on Big Island) but this condo was the best we ever had!!! The furnishing, the cleanless, the equipment, more than perfect. Everything you need at the kitchen, for beachdays or charging mobiles….. We definetely will come back again. Mahalo for the everything Peter & Petra

This was a wonderfully maintained property in a perfect location. The owners have done an excellent job in supplying all amenities and information needed to make your stay perfect. The view from the balcony is amazing with beautiful evening sunsets and you have an easy walk to town. Highly recommend!

This condo is amazing! The location is fantastic, the view from the lanai of the ocean and the pool were SO incredible. The decor is beautiful, the bed is super comfy, everything is perfect!! Steve and Amber have thought of everything you might need. It made our trip so perfect! I would plan my future trips to Kona around when this condo is available! It’s that good! We stayed for a week and it was so relaxing. Everything we needed they provided. Pool area was never too crowded and we had a nice ocean view. The owners were very helpful and quick with responses. Highly recommended.

We had a fantastic stay in this condo. So well equipped and clean. The owners supplied everything from sunblock to snorkeling gear. Quick walk into town. Free parking. Oh, and the view of the ocean was amazing! We hope to return!

This unit looked great in photos, and was even better in person! The moment my husband walked thru the house and onto the lanai, he said "good job" (in picking the rental).I filtered listings that were oceanfront, ac, king bed, and the highest reviews. I cannot say how impressed I was with the home's cleanliness. After staying in many different vacation rentals, I notice the little things like dust in places that don't get used much. This home made me feel at home, and honestly inspired me to clean the little things at my own home after lol.The heated pool and spa are fantastic. Theres also lounge chairs outside the fenced in pool area you can watch the ocean or sunset.There is privacy inside the unit as well, where you can sit on the couch and watch the ocean. Steve and Amber make the stay easy. They give you the info you need, but make you feel completely comfortable to enjoy your vacation. Thank you from the bottom of our hearts Steve and Amber. We hope to return.

The location was perfect, and we watched the sunset over the ocean each night from our lanai. Parking was easy and it was just a few minutes from shopping and restaurants. Fully stocked kitchen and lovely gift bag of local treats. We would definitely stay again.

Its the little things that matter! This rental was PERFECT for our stay. This owner cares about their property, the quality and the subtle small things to make our 12 night stay worth every penny is evident in their property. This owner understands service, and care, from the moment we walked into to our cute welcome basket to the quality of the towels, linens and utensils which all served our needs exactly as needed. The upgrades to the refrigerator, washer/dryer and electronics gave us the desired comfort to make the stay so enjoyable we didn't want to leave on day 13. The condo is perfectly positioned to enjoy a coffee overlooking the whales in the morning and sunset in the evening on the very comfortable lanai. The organization of the outside "toys" afforded us to be able to use them with ease. There wasn't a si gle thing we didn't know its exact intention on how to use. We have stayed on a lot of VRBOs, including on this complex and this one by far exceeded expectations!

This property exceeded our expectations! The unit is perfect, great location and views. It has everything you need for a great stay. Also included easy directions on how to use everything! The kitchen was well stocked, providing little extras. We definitely want to return. All the owner’s suggestions on activities and restaurants were much appreciated!!

Steve and Amber's condo is just absolutely fabulous. It was a home away from home for us. The welcome gifts of chocolates and coffee were a fantastic touch. We had a wonderful time at this condo, it had everything we needed. We watched the sunset every night from the lanai, and it was easy to walk into town for shopping and dining. Everything was very clean and comfortable. Would stay there again for sure!

We stayed for 6 nights at this condo before moving locations within the island. This was our second time staying at Kona Reef, third time on the island and this was by far the best one. The location, view, condo amenities were outstanding. There was a slight issue with the air conditioning and we had immediate response from the owner to rectify the issue. Highly recommend and will be booking this unit for our next trip

This is my third time staying at Kona Reef, first time in this unit. The condo is well-appointed, organized and has the most amazing view of the pool and ocean. I'd be putting groceries away and have to marvel at the sight of rolling waves. The village-like Kona Town is close by with lots of shopping and restaurants. Beaches and activities are within close proximity. The vibe is always a good one with people easy to talk to around the pool/Jacuzzi.

We love this unit and the fact that is perfectly situated in the complex and C-13 is meticulously maintained and equipped with everything one could want. Thanks for have all of the basic kitchen supplies on hand and all of the ocean fun equipment available on the lanai. This is our 3 trip, will be back. Mahalo

Everything about this unit was 5 star. From the welcome basket, robes, high quality furnishings and appliances, tasteful decor, location to pool, ocean parking garage and garbage, air conditioning in living AND bedroom. The hide a bed was very comfortable. All bath products provided plus blow dryer and straightener. There was an iron and a steamer which came in clutch got bridesmaids and wedding dress. The property maintenance is also 5 star. Just like a high end resort, the lawn chairs are put back into their places, the entire pool area is hosed down each morning, the bbq area including the grills are cleaned, the pool bath room is cleaned throughout the day, the landscaping around the pool is meticulously manicured. The owner, Steve is nice and so responsive. (Of course he’s an Oregonian) I come to Kona annually and this is by far the nicest stay (since 2010). I will definitely return!!

What an amazingly beautiful condo. Great views, beautifully furnished and beautifully decorated. Fantastic owners. Perfectly located for all activities in the surrounding areas. If I was grade this beautiful rental on a scale of 1 to 10, I would rate it a 100+. Highly recommend this beautiful rental. Thank you to the wonderful owners.

Perfect for lounging and enjoying the waves, pool was a plus, kids typically out by 8pm, to get a few hours of adult time each day.

Our family couldn’t have had a better experience at this condo in Kona Reef. The view from the lanai is incredible for watching waves or looking over the pool. The staff on site were very friendly and hardworking in keeping the property in beautiful shape. There are shared BBQ grills that work very well and made for some wonderful at home meals. The condo had wonderful AC that allowed us to escape the humidity when we needed a break. The appliances were wonderful and the space felt well kept. We will be looking at rebooking in the future if it’s still available.

This property delivered as expected. Beautiful location, excellent amenities, everything we needed to enjoy a relaxing getaway. All utensils for a well stocked kitchen were there. We grilled steaks one night and found that Steve and Amber had a thermometer for checking temps, which I found very surprising. We only had to purchase groceries. The location is perfect to wake up to each day. The pool is always clean and waiting for travelers to enjoy. Kailua-Kona is easy and safe walking distance to shops and restaurants, even at night. Several days we had cruise ships docked off the coast when we woke up, which was a nice touch. One downside (not the property owners fault of course) is that there is no swimmable beach within walking distance. The beaches around the property and the general vicinity, are covered in lava rock, so you need water shoes to access the water. Overall, this was the nicest VRBO property we’ve stayed in, and would not hesitate to rebook if we travel to again to Kona.

We thoroughly enjoyed our 9-day stay at this condominium couldn’t have asked for more from the experience! The owners have tastefully and thoughtfully furnished the unit, making it the best of the many VRBO rentals we’ve had! It was immaculately clean and had everything we needed (generous supply of paper products, coffee for a couple mornings, shampoo/conditioner, beach towels, etc.) — and more (beautiful robes, a welcome basket of goodies…). They have thought of and supplied everything one might need during a stay (batteries, cleaning supplies, flashlights, extra lightbulbs…) and have them stored neatly so that they are readily available, without the unit feeling cluttered. Kitchen appliances were aplenty and of excellent quality, as were all the furnishings. The view from the condo is beautiful, looking directly across the pool area to the ocean. Although not quite as private as the oceanfront unit we rented on a previous stay at this complex, we actually enjoyed this view more. It was more interesting/fun and sunset viewings were perfect! Access to the lovely pool area was also quick and easy. The property location (among other things!) is what brings us back to the complex. We love being able to leave the car in the handy covered garage and walk into town for meals/activities; it is also easy to get to other areas of the island from there. We would highly recommend Steve and Amber’s condo and thank them for making it such a welcoming, wonderful vacation get-away spot!
