Summary:
Absolute oceanfront! Hear the waves and watch the sea from this corner unit condo on the 3rd floor. Maximum occupancy strictly enforced in accordance with local ordinances.
The Space:
The living room is furnished with seating around a TV, and comes with access to a private lanai with amazing ocean views. Sit out here and enjoy your morning Kona coffee! There is a portable AC in the living room that only keeps the living area cool (it is not strong enough to reach the kitchen or bedroom).
The kitchen comes equipped with a dishwasher, drip coffee maker, toaster, microwave, and more. If you don't feel like cooking, hit the town and try the famous Hawaii poke or BBQ.
The bedroom provides a King bed. The full bathroom in the hallway has a shower/tub combo.
There is 1 assigned parking spot ideal for small-compact cars. SUV's and vans will not fit in the assigned parking stall. A washer and dryer are included in the unit.
Unit has a portable AC unit in the living room ONLY and ceiling fan in the bedroom. Not central AC.
We provide 2 beach chairs and 1 cooler for guest use. Beach towels are available for guests. Additionally, any beach equipment left behind by previous guests, including sunscreen, floats, and snorkels, is available for your enjoyment, feel free to use it during your stay!
Guests must walk up 3 flight of stairs to get to their unit. No elevator.
Please note: Smoking is strictly prohibited inside the property, on the premises, and in any nearby common areas. Violations will result in an automatic $500 fine, plus any additional costs for carpet and upholstery cleaning or other damages caused.
• For stays extending 30 nights or more, a security deposit and utility fee will be required. The security deposit ensures the protection of the property during your stay, while the utility fee covers essential services such as electricity and any damages that are caused by guests.

The condo had a wondeful view as decribed and the kitchen was updated. However the air-conditioning did not work from day one. And next-door and on the ground floor below us smoked constantly on their lanais.We addressed this with management to no avail.

Balcony had a wonderful view, enjoyed having coffee in the mornings and watching the sunsets in the evening. Great location, close to essentials/shopping.
The balcony facing the ocean made it all so perfect. Could hear the surf all night. The pool was nice. The atmosphere so peaceful. The location served us well.
This condo was a great location. Has the amenities needed for a 13 day stay. Enjoyed our time there.

Whenever you enter a new place you have certain expectations and hopes The view from our unit was beautiful and the grounds were clean and well maintained. The entering and exiting was easy to do but our disappointment was in cleanliness. The carpeting was very dirty - even though it requested shoes being left outside. Furniture needed refreshing. Bathroom had red around drain which I thought was rust but turned out to be a red gel of some sort. A few adjustments would make it perfect and inviting. Controlling temperature was easy in living and kitchen area, but bedroom in evening was very hot even with 3 fans going. It did cool down by morning. We enjoyed our stay in Kona but the unit needs some care.
The location was perfect. It was wonderful to hear and see the ocean right in our backyard. The complex was comfortable and well laid out. It was quiet and neighbors were friendly. The location to restaurants and other activities was very good. There are three floors to the complex so be prepared to bring up luggage on the stairs.
This was our second stay at Kona Isle, our first in this unit. As others have noted the direct water view is the highlight and reason for staying here. The unit itself is a mixed bag; relatively clean and well stocked but there are several needed updates; carpet is very dirty, dishwasher unusable due to rust and clogged filter (which my husband attempted to clean), and furniture is old. There is no roll down shade on the deck for the afternoon sun which all other west facing units have. The complex itself is a bit worse for wear but the pool and common areas are very nice and well maintained. Probably will not return.
Property was very quiet which we enjoyed but it does get quite warm during the day. Once the sun went down it was easy enough to cool off the bedroom, but the single portable ac unit is not enough for the condo.
+ The Good + We stayed in early Feb and saw SO MANY WHALES from the lanai. We'd see the whale watch boats park right in front of the condo complex to whale watch. Bring a pair of binoculars or pick up a $13 pair from Walmart. Condo was well stocked with the little things that make stays more homey - full sized shampoo+body wash, a few spices and olive oil, appropriate amount of dish soap, laundry detergent, hand soap, etc. Charming decor - prints of underwater photos taken by the owner! - Issues - For 3 days we had to flee the premises because loud power tools were being used to replace the pool fence. This was frustrating since we'd booked a unit that we could watch the ocean from, and if we'd gotten advanced notice from the management company (we got no notice at all) we would've picked those days to go around the island. As others note, AC doesn't reach bedroom. Needs one more box fan to move chilled air to bedroom. Lanai table is too big, need to replace w/ a half-round. The management company was very responsive when we reported issues w/ the keycombo entrance. It'd sometimes randomly error out after entering the correct combo and before hitting the "check mark" button that completed the key entry process. (Keypad entries are remotely monitored by the management company.) They sent someone to replace the battery, but the issue persisted. Please, please, please, your keycombo setup isn't working - go to the usual lockbox with regular key that most places use!!
We vacationed in January and enjoyed the 70-80 F weather with cooling breezes. As others have mentioned in reviews, the air conditioning unit in the front room will not sufficiently cool the back bedroom; but we were comfortable this time of year with opening windows (although some aren't functional but will maybe be fixed?) and using the ceiling fan. We found Grand Welcome responsive to our needs and have already booked this unit for next year. (Note that there IS a washer and dryer in the unit. Also note that the parking space is next to #17; it's not sequentially found.). You can't beat the view from the balcony: we saw spinner dolphins and humpback whales, and you can hear the ocean 24 hours a day. The property is well maintained, clean, and quiet. Enjoy your stay!
