Property Overview

Beautiful high-end home with views directly to the ocean below. Have your own private retreat within a secure, gated community in an expansive open home. Stay in perhaps one of the most unique homes in Hawaii where it rains into the house, filling the entry waterway. Walk under the copper rainfall screen, across the pond with seemingly floating carved rock steps. This home is all about celebrating the Hawaiian outdoors/indoors lifestyle. The living room and master bedrooms feature huge sliders opening up to the pool and hot tub area and astounding views of the ocean. Water features surround the home with waterfalls cascading into multiple coy ponds. Water is the reason you come to Hawaii, and the main reason to rent this home. You'll be surrounded by water from the moment you enter the home, from the entry pond, to the indoor rainfall feature, to the coy ponds, to pool and hot tub. The sounds of water envelop the home: the rain falls into the entry water feature, the waterfalls by the dining room aerate the multiple coy ponds, and the lava rock hot tub pours into the pool directly below it.

Like many Hawaiian homes, this unit does not have air conditioning (with the exception of the Ohana). Most every window in the home is screened and opens up to let in the fresh breezes. All rooms have fans, and you can cool off in the pool any time. This home is about being outdoors when you are indoors. Open up the windows, turn on the water features, and enjoy the sounds and feel of nature while gazing across the pool to the ocean. You'll probably spend more time on the expansive covered lanai than anywhere else. Brand new high-end patio furniture, a stainless steel grill, an outdoor section couch, misters, and the pool and hot, make this the place to be.  *The home has recently been upgraded to have air conditioning! Due to the high electricity costs in Hawaii, a fee will automatically be added to your stay for Air Conditioning. Please keep all windows closed while the AC is on.*

The study is detached from the main home and provides a nice secluded area for members of your party that want more privacy. Attached to the garage, the study is a great place to go cool off under the air conditioning, read a book, or watch some TV. Offering 2 twin beds, it's a great location for members of your group that are on a different schedule as they can come and go without disturbing the group in the main house. There is no bathroom in the study, so guests will need to use one of the 3.5 bathrooms in the main house.

While we love children, this home's unique water features aren't conducive to small kids. There are multiple water features, some indoors, that are not childproof. There are doors that open directly to waterfalls and coy ponds without railings. And the pool and hot tub are accessed directly from the living room. Finally, there is a drop-off from the back of the swimming pool adding to the beautiful melding of the pool and the ocean directly below. If you want to bring children, a waiver will be required, and we recommend children be at least 12 or older.

A picture ID and photo of credit card are required for all bookings. Bookings nearby may be subject to additional verification to avoid any parties or gatherings

House Rules
1. No parties allowed. There is a noise meter at the home. Any noise alerts, after the first, will result in a $250 fine per occurrence. Any noise complaints from neighbors or the gate guards will result in a $1000 fine. If the police are called to the home for any reason, there is a $2000-$10000 fine, and you will be required to vacate the home immediately. In this case, you will forfeit the entire cost of your stay and incur the additional $2000-$10000 fine on top of that.
2. Only paying guests on the reservation will be allowed inside Keahou Estates. No children are allowed unless a liability waiver is signed prior to arrival.
3. The Gate Guards will deny access to anyone not listed on the reservation and who has not provided an ID in advance. Any gatherings or meetups need to take place outside of the complex.
4. A maximum of 2 cars will be allowed inside the complex.

By renting this home, you agree to all house rules and agree to pay all fines that may be assessed.

Please note that there is a ring doorbell that records video at the entry to the home. There is also a noise monitor installed at the home.

No parties are allowed at the home, and there are noise restrictions for the area. This is a nice neighborhood, with several full-time residents. We ask that you please respect your neighbors and refrain from loud music or loud get-togethers on the pool deck. Noise ordinances start at 9 PM each night and are strictly enforced by the on-site security and the police. Any noise complaints will result in a $1000 fine per report. The noise monitor will alert you if you exceed the noise limits at any time. A second alert will result in a $250 fine. Each subsequent noise alert will result in an additional $250 fine. Any tampering with the noise monitor will result in a $1000 fine.

Due to noise concerns, the built-in sound system at the home has been disabled, and may not be used by guests.

Because the home is mostly open to the outside at all times, we are unable to accommodate smokers. No smoking is allowed in the home, on the patios or lanais, in or around the garage, or on the lot itself. Smokers must be at least 250 ft from the home, completely off the property, and in the common area of the complex. This includes e-cigarettes and any product that produces smoke or vapor. There will be a $500 fine if the home smells of smoke or vapor on departure and if any cigarette butts or smoking paraphernalia are found on departure.

Cancellation Policy: A cancellation more than 30 days prior to arrival will result in a cancellation fee equal to our credit card processing fee of 3%. Any cancellation less than 30 days prior to arrival will result in a 100% penalty. If booking through a 3rd party vendor (Airbnb, VRBO) we will honor the cancellation policy on those sites.

The house and property are incredible- prettier than the photos. But, we rented it specifically for the hot tub and pool- which were unusable until the final two hours of our stay. We called maintenance and property management and nothing was done. House had a lot of dust bunnies but otherwise clean. Safe neighborhood, helpful rule book, well stocked kitchen- easy to use. Would have been 5 stars but the pool/hot tub were the biggest bummer of our 8 day, two island Hawaii trip.

I have to say I was a little worried about staying here reading some of the posts. The lady at the gate was super nice and welcoming. The host was super friendly and the check in was a breeze. Now onto the house! The view and layout of the house was amazing. The kids loved the pool and fish ponds. The master bed toilet is a little funky and doesn’t work perfect but still worked. I guess the downside to the house is once your in it you really don’t want to go to the beaches haha

The house has a fantastic location, amazing views and interesting architecture. However, we were there one night, and the pool and hot tub were dirty. No skimmer was provided so we could try to clean it and the master bathtub wasn't clean either. The drain had dirt and hair. The check out of 10 am sucks, especially as it seems the extra time isn't needed for cleaning. I believe we received a discount because we booked one night about a week and a half prior to staying. However, we paid a hefty price for a dirty pool and dirty hot tub. :/

Besides the security guy interrogating and scanning IDs. Entering property was nice. House set up is super cool. I’m a local so I definitely appreciated the views. The rule book!!!! Is something that is good to shared with the renters. To keep the noise to a minimum. But if that stuff is really true. This house is absolutely a no go. Pool was awesome. Pool guy was super helpful. How was nice. And I left it in good shape

I will say my family and I LOVED this house with the amazing water features, view and pool. We spent a lot of time outside. The house was clean. My husband was quite disappointed there was no coffee. With all the rules and energy in this house, we felt VERY unwelcome and unwanted in this space- we've never felt this way at any rental before. I made sure to get confirmation that the hot tub was indeed working before I booked and was assured it was. Yet when we arrived the heater would not cycle on. My partner had to manually turn on the heater for it to work. I reached out to the property managers who were very short and acted like I didn't know how to press a button. So, unless you know how to manually do this, plan on not having a "hot" tub you will be charged extra for. Keep in mind the thermostats are kept at over 90 degrees unless you want to pay-extra for AC during your stay. One of the bedrooms did not have a working fan and the pm didn't seem to care when I mentioned it, yet we did get AC in that room, so maybe something was done about it. The detached room off the garage smelled of mold and mildew and does not have a bathroom. I did not feel it was safe for anyone to sleep there. I wanted to give this place raving reviews, yet I just can't due to the noted issues. We did love the actual house!

Everyone in our group myself included had a great time. The setting is idyllic.The grounds of the property are beautiful, and the view is stunning. There are a few things worth mentioning 1-some guests may be put off by the “property rule book” an example is the noise rules I understand that you’re in a neighborhood and you certainly don’t want to disturb the neighbors but going to the extent of threatening fines and eviction is over the top. The management has gone as far as disabling the stereo. 2-The air conditioning is an issue They charge for its use lol ! I found this offensive given the five star daily rate. We didn’t touch the AC but two units were on upon our arrival and leaking water through the ceiling and onto the floor. Management was notified and the problem was resolved. 3-The property advertises the pool and spa. Unfortunately the remote control to heat the system was missing. Speaking of remote controls, many that control the tv’s had no batteries that we ended up replacing 4-The house had no wine glasses, no corkscrew, no decent kitchen knives, and no steak knives 5-several lights were burned out including motion lights over exterior stair’s which is a safety issue 6-two bedroom closet doors were off their tracks 7-one of the bedroom showers had no bracket for the hand spray, so it just had to lay on the shower floor 8-two of the bathrooms had bug issues especially in the mornings-tiny gnats Lots of little frustrations that add up

Family and I stayed at the waterfall house in July 2023. We chose the property as the pics were beautiful and the reviews were great. I will admit that the property has a spectacular view, however we encountered some significant issues that would deter us from renting here again. On the 2nd day of our stay, we discovered that the remote control for the jacuzzi was malfunctioning. We reached out to the property manager, and he promptly came over to troubleshoot. The issue was beyond his ability to resolve. This led to a visit by the pool technician, and we were told that there was a significant electrical issue that would not be fixed before our visit was over. It was also implied that the jacuzzi had been having issues for a while, but the property continued to be advertised despite it not being fixed. Though we were reimbursed for the "spa fee", it was disappointing that we weren't able to use that amenity. The older people in my family were not interested in swimming in the cold pool. We never got down to exactly what it was (gecko?) but something was living in the rafters of the living room. It was leaving droppings on the table and the couch in the living room, making that space unusable. We also had a VERY large spider (palm size) we had to kill. There were dead bugs found in all of the rooms. Very few of the doors locked, and someone came unto the property unannounced. I would reach out to management before renting. So many rules to abide by, but respect goes both ways.

This home had beautiful views and it was great to be outside. We had a wonderful time with our family and appreciated the great room and indoor/outdoor feeling. With the investment made to stay here, there were some opportunities, esp with the book outlining how many fees we’d incur for our actions (leaving someone by accident in the fridge had a $100+ fee). I suppose they have had complaints or parties there before bc the book was intense, but we didn’t have any issues following the rules. Some opportunities for the property management include more consistent cleaning (some rooms/bathrooms were cleaner than others, checking all electronics/features of the home (the heater did not consistently work for the pool or hot tub), the washer leaked water on the floor with each load, and updating the book (there is no recycling trash can outside). Given the investment, we expect excellence and though the experience in total was more positive/favorable than not, the items listed above are why we would not stay at this property again bc at a certain price, these things should be right.
