Lako House features three bedroom HOSTED property: (3056 sq ft / 284 sq m) sitting on a single level with a panoramic view of the ocean.
-Accommodates up to 16 guests
-Primary suite with two private bathrooms
-Big Room with an adjacent half bath
-Twin Room with its own full bath
-14 beds (2 kings + 12 singles) and 4 bathrooms

IMPORTANT NOTES to make your Lako House booking clearer and easier:
(1) Due to new Hawaii County regulations regarding vacation rentals, as of Oct 2019, Lako House is now a HOSTED property and there is an onsite manager resident in the separate Ohana unit (on site).
(2) If you have more than 16 persons, you may want to consider also renting another nearby home on VRBO. After you book with Lako House, we can help you identify nearby VRBO homes.
(3) The Base Rate starts at 2 (two) persons + any extra persons charge (your persons count above 2 persons). Weekly bookings (min 7 nights) get a 5% discount so for the maximum savings, consider staying at least one week!
(4) Certain fees/charges are intended for large groups. Due to the limitations of the VRBO pricing tool, if you are a small group (<8 persons), please first submit your inquiry and we will adjust such fees via a revised quote. Note: Due to rising Hawaii islands fuel costs, there is a separate $20/day electric charge.
(5) Please tell us about all children under 5. When inputting the number of children, please do not add minors under 5 years of age.

*Noise Level monitoring stations on property.
*There are outdoor/outside view only video surveillance cameras on property.
*There is no air conditioning at Lako House with an exception to a portable A/C unit for the Twin Room (separate fee). This has not been an issue for Lako House since we are at 300ft elevation and have many ceiling and floor fans.
FEATURES OF LAKO HOUSE:
𓇼Living Room (376 sq ft)
𓇼Primary Bedroom (605 sq ft): One king (two persons), two trundles (four single beds/4 persons), ceiling fan, two separate bathrooms (one shower, one shower/tub, two basins, two toilets, two large closets, ceiling and floor fans), desk and chair, private sliding door with access to side yard.
𓇼Bedroom #2 (536 sq ft): One king (two persons), two singles (two persons), two trundle beds (2-4 persons) that can be put together two make a queen-size bed, desk and chair, ceiling and floor fans, private access to front yard, adjoining common shower and basin area.
𓇼Bedroom #3 (209 sq ft): Two single beds (two persons), ceiling and floor fans, private access to side yard, desk and chair. Bathroom with tub, shower, basin, and ceiling fan. Portable A/C unit available for this room upon request (extra charge).
𓇼Bathrooms: All three Main House bathrooms have ceiling fans, hair dryers, shampoo, and hair conditioner. Fourth (1/2) bath is actually a separated shower and basin area adjacent to the Big Room. Separate guest W/C (toilet) is located in the entry hall area.
𓇼Ohana Studio unit: NO LONGER AVAILABLE for renting. As a hosted property, this separate unit is where our property manager resides on site.
𓇼More Property Features: Two sets of washer and dryers (inside and outside), Lanai (434 sq ft) with tables and chairs for seating for ~16 persons, outdoor swimming pool with waterfall, jacuzzi. Separate dining room (289 square feet) with seating for ten persons, high vaulted ceilings in all rooms, ceiling fans in all rooms. The barbecue area has separate charcoal and gas areas. Property also has high-speed fiber internet with connections for wireless.
𓇼View: Master Bedroom, living and dining rooms face the ocean (West) with an unobstructed panoramic 180 degree ocean view from the lanai. Second bedroom view is to the North (front yard) and the third bedroom faces South (side yard).
NEIGHBORS:
The property (19,000 sq ft lot / 1765 sq m) has trees and greenery separating the nearest three neighbors' property to the east and the south. To the west (ocean view direction) and north, the property sits on top of a 30 foot high wall and overlooks the properties far below (no neighbors) and Lako Street to the north.
CANCELLATION POLICY:
*Depending upon booking season & cancel notice timing, cancellation charges do apply (see also policy listed on VRBO).
Low Season Cancellation Policy: April, May, Sept, Oct, Nov, or Dec (except **Holiday season weeks): Guests are entitled to a full refund less HomeAway/VRBO fee and less a 5% administrative fee if they cancel 92+ days before the start date or if all booked nights can be filled with a replacement (new group) booking. For cancellations less than <92days, please see Lako House policy listed on VRBO. High-Season Cancellation Policy (winter and summer): Guests are entitled to a full refund less HomeAway/VRBO fee LESS a 10% administrative fee if they cancel 120+ days before the start date, or all the booked nights can be filled with another booking. For cancellations less than <92days, please see Lako House policy listed on VRBO. *Holiday Season Cancellation Policy: Guests are entitled to a full refund less HomeAway/VRBO fee LESS a 15% administrative fee if they cancel 180+ days before the start date, or all the booked nights can be filled with another booking. For cancellations less than 14nights)
For extended duration bookings that utilize any sort of VERY LARGE discounted stay rate (such as a monthly rate or heavily discounted rates > 30%), there are potentially three extra excess-use charges levied that guests must acknowledge and agree to. To avoid such extra charges, please do practice water & electricity conservation whenever possible and prior to check out, please do return the house to its original organized and clean state.
For bookings that are deemed highly discounted or long term, Lako House will publish actual water & usage data weekly to the guest (by text and/or e-mail) whenever average usage exceeds 60% of allocation.
a) Water Usage: Initial water allocation is 7500-gallons per month (average 250gal/day ~10-15 showers/day). If actual water usage exceeds this amount over the days stayed, there is a $2.50 charge for each subsequent 250-gallons amount of water used.
b) Electricity Usage: Initial electricity allocation is 1200kWh per month (~average 40kWh/day); note that typical Lako House usage is 1000kWh/month. If actual electricity usage exceeds this amount over the total days stayed, there is a $4.00 charge for each subsequent 10kWh amount of electric used.
c) Extra cleaning: $60/hour if the house is left in a particular dirty/messy state.

The above discussion is to make guests aware of the very expensive utility and labor costs on all Hawaii’s islands. Since 1999, Lako House has experienced very few of the issues noted above, thanks to the understanding and respectful nature of our guests.

Truly amazing experience at the Lako House. We became friends with Bill and his wife, and he was phenomenal at communicating the whole time. The whole experience was nothing short of perfect. Would recommend to anyone!
The Lako House was perfect for us. 6 adults and 7 kiddos ages from 5 to 16 years old. The kitchen was large, dining area great, 3 patio tables on the lenai. The pool and hot tub were a hit with the kids. The view is amazing! Bill is extremely responsive to texts/calls and will provide info/suggestions of things to do.

The house was spacious, great location and perfect for a large family.
Everything was very clean. Host was a super communicator. Even paid a little extra to have the air conditioning in the one unit which was worth it for our daughter who has autism. Overall great Stay would highly recommend!

Lako house was perfect for our family of 9 that traveled to the big island. After a long day of exploring, it was great to relax in the pool and the hot tub. We cooked several meals while on the island and the kitchen was stocked with all essentials which made our trip even better. There are plenty of bathrooms and showers/tubs, which also helped with our family. The property is located about 10-20 minutes away from most of the shops and restaurants on the island, and only about 30-40 away from some of the fine dining spots we went to. Bill and Anna were such good hosts and so easy to communicate with, we were on the island during the tsunami and they were both quick to respond and caring for our situation. Mahalo!
Excellent place to stay. Everything was exactly as seen in listing. Great location as well, we had 15 in our group and plenty of room. Would highly recommend.
SPECTACULAR rental. This place really is paradise and Bill was the easiest owner we have ever dealt with. The house is in a lovely quiet subdivision, with views of the ocean that are breath taking. The house has everything you could want, lots of beds, CLEAN EVERTHING, plenty of towels, washer ,dryer , suitcase stands, beach toys, beach chairs, fans , chairs to sit and lounge chairs by the pool. The kitchen was a chef's dream! Tons of space both in the house and on the lanai. lots of parking .There are so many adventures close to this house... snorkeling at Captain Cook, black and green sand beach, coffee and vanilla bean farm tours etc. The house is an oasis from activites. Truly the best of both worlds for us. We spent every morning on the lanai having coffee watching the fishing boats go out , listening to the waterfall on the pool. We enjoyed the pool and the hot tub, especially at night . The sunsets from this place could fill a calendar. Thank you to Bill for sharing your home. Thank you for answering all our requests and questions . Thank you for you open communication, you have no idea how helpful this is to travellers!

Our family enjoyed our stay at the Lako house! The view is absolutely beautiful! We spent most nights by the pool/jacuzzi looking at the ocean view. There was plenty of room for our family to spread out. The kitchen was fully stocked with every appliance we needed. The house manager was always very quick answer any question that may have come up. We very much enjoyed our week on the Big Island staying at the Lako House! We would book here again!
Couldn’t have asked for more. Lako house was centrally located and had all the amenities for adults and kids. We just loved it.

We had a great stay at Lako House! What a beautiful home and surroundings…especially the POOL! We travelled with three generations- our children and spouses and our four grandchildren- ages 3, 5, 7, and 9. The space was perfect! Whenever we were ‘home’, the meticulously maintained pool and hot tub were in full use! The BBQ was in a great location, and provided the opportunity to keep the heat out of the house. Lako House was the best stocked VRBO we have encountered…from shampoo and conditioner to seemingly never-ending paper towels. Bill was great with communication and answering any questions we had. Overall, our vacation was perfect!

My family and I really enjoyed our stay at Lako House. The views of the ocean and sunsets were spectacular. House was very clean and spacious, great kitchen with everything you need to prepare meals. And the pool and hot tub were great. Bill is an awesome host, very responsive!
Ironman holiday. Bill was a great host, easy to join if necessary. Always ready to reapond to our needs. Very large house with all the amenities you can need. We were a group of 7 adults and 4 kids. Great view from the pool.
This home is great for large gatherings. The kitchen was very well stocked with cutlery, plates, bowls, pots/pans. There was plenty of sleeping space for our group. The pool was beautiful and the view of sunsets spectacular. We suffered at times from the lack of AC and it would be the perfect home if it had it, but we still enjoyed our stay nonetheless.
The house was perfect and accommodated our family of 11 of varying ages. The view was incredible, pool refreshing and kitchen well stocked! Near a lot of great restaurants and markets and the beds were very comfortable.
My family of 3 and my cousins family of 4 stayed at Lako house for 9 nights. It was the perfect choice for us. Located in a quiet neighborhood with an amazing view of the Ocean. The house is VERY well stocked with anything you may need for preparing and serving food. It was clean when we arrived and check in was very easy. The host was just as amazing as the property. Incredibly quick to reply to any questions we had and has obviously spent a lot of time at the property to make sure everything is in order and easy to understand. We have already agreed if we ever go back to Kona this is where we will stay.

We loved our stay at the beautiful Lako House. The house was exactly as listed, and the views were better than we expected! Overall great spot. Would be good for a couple small families all willing to stay in the same room. House is dated and has a complete floor to ceiling mirrored powered room (on all walls! - wild!) lol and could use some general upgrades to the finishes in this price point. Three improvements that would go a long way at minimal cost would be an a/c in the master, high speed internet (it is only 7 mg so no way to do a work meeting), and the pool towels were so worn and thread bare they were non absorbent and only one per person for the whole week. The kitchen was stocked with about every appliance you will need and a large dining table inside in out that we used for eating and playing games, large open living areas and the view is breathtaking! Host was great about communicating.
We had 15 people in the house for a five night stay. Everything was wonderful. Plenty of bathrooms, towels, bedding, kitchenware, pool toys, and other things we didn't even know we needed. Bill, the host, was SUPER responsive with any questions or issues, always replying quickly night or day by email, text, and phone. He even helped us coordinate accommodations for two extra guests in a venue nearby. The pool and hot tub were fun for the kids and nice place for the adults to relax after full days of sightseeing and excursions. Everyone had a great time! Nothing bad to say!
We enjoyed the private pool, hot tub, and home. We love Hawaii and this was our favorite trip. The location is great and the host was available to help with any questions or concerns. We had a great time with a large family. If you want a place set up for a large group that is close enough to the beach, but so comfortable that you might want to just hang out by the pool all day, this is a good choice.
