Lovely 2-bedroom apartment with AC in fabulous Kailua-Kona

Enjoy a relaxing stay in this spacious 2-bedroom, 2-bathroom guest unit in beautiful Kailua-Kona. Primary room features a comfortable queen bed and second room features two twin beds. Making the home ideal for families, or groups traveling together.

The guest unit features air conditioning throughout the entire unit and ceiling fans in each bedroom for added comfort. With two full bathrooms and plenty of room to relax and unwind, you’ll have a comfortable home base after a day of exploring the Big Island.

Located at a cooler elevation above Kailua-Kona, the property offers a peaceful place to come home to while still providing convenient access to Kona and the many adventures the Big Island has to offer.

Families with young children:

A pack-and-play is available upon request for $5 per night.

A high chair is available upon request for $2 per night. Please notify the host in advance if you will need these items.

The home comes equipped with thoughtful starter essentials, including coffee, paper towels, toilet paper, soap, laundry detergent, dryer sheets and dish detergent. Replenishments beyond the initial supply are the responsibility of the guest.

Please note: This is a shared property with two separate short-term rental units, and the hosts also reside on the property. Each accommodation is completely separate and has its own private space. Because the property is shared, you may occasionally see the hosts, other guests, or service providers outdoors. We respect our guests’ privacy and are also conveniently nearby should you need any assistance during your stay.

This guest unit shares a wall with the owner’s space. While we are mindful of noise, you may sometimes hear normal household sounds, including from my one-year-old nephew.

Please note that coqui frogs are common in this area of Hawaiʻi Island (Kailua-Kona). You will hear them singing most nights.

Hawaiʻi has a tropical climate, and insects, lizards, and rodents naturally thrive here. We make every effort to minimize guest contact with them both inside and outside the home. To help discourage critters, please keep exterior doors closed and store food in the refrigerator.

The presence of these creatures is a normal part of island living and does not constitute a breach of contract or entitle guests to refunds.

House Rules (Please Review Carefully)

Non-smoking / non-vaping property. This is a drug-free property, including inside the unit and throughout the surrounding grounds. This is a strictly smoke- and vape-free property, in accordance with Hawaiʻi law and house rules. Smoking or vaping of any kind (including cigarettes, cigars, marijuana, e-cigarettes, or vaping devices) is prohibited inside the guest unit and anywhere on the property, including lanais and outdoor areas.

Any violation of this policy will result in a minimum smoking remediation and deep-cleaning fee of $750, plus any additional costs required for odor removal, damage repair, or lost reservations. Violations may also result in immediate termination of the stay without refund.

Quiet hours are from 9:00 PM to 9:00 AM. Please respect these hours, as neighbors work early and value a peaceful environment. Excessive noise may result in warnings, fees, or removal from the property.

No parties or events. The property is for registered guests only.

No third-party bookings. The person making the reservation must be staying at the property.

Turn lights and A/C OFF and lock doors and windows when leaving. We encourage energy conservation. Lights and A/C may be remotely controlled by the host when the unit is unoccupied to help reduce energy use.

No outdoor shoes inside the guest unit.

Children must be supervised at all times, as the guest unit is near a busy road.

Shake sand off clothes and towels outside before placing them in the washing machine.

Rinse off sand using the hose located on the side of the guest unit.

No sand down the drains — please keep as much sand at the beach as possible.

Turn the A/C OFF when windows are open or when not in the guest unit.

Please respect the artwork by not touching or handling it.

Wash off suntan lotion or oils before sitting on furniture or bedding.

All trash must be bagged and placed in the bins located in front of the guest unit.

Recycle plastic, glass, and aluminum cans/bottles in the gray bin.

Clean the dryer lint trap after each use.

Do not leave food on the kitchen countertop for extended periods, as it may attract ants or cockroaches.

Do not unplug electricity-saving devices or the bug catcher in the kitchen.

No fireworks.

No pets allowed.

No climbing trees or rock walls.

Sensitive plumbing: Do not flush sanitary items, wipes, or paper towels.

Please do not disturb neighbors.

Owner’s storage closet is locked and off-limits.

Please remain in your designated guest area — no walking up the stairs.

Security cameras are installed at the perimeter of the guest unit for safety purposes.

We do our best to notify guests if items are left behind. Return shipping is available at the guest’s expense, plus a $40 handling fee to cover the host’s time for packaging and delivering the item to the post office.

Day-to-day household trash is permitted and should be placed in the designated trash and recycling bins. Construction materials, debris, pallets, or commercial waste are not permitted to be left on the property or disposed of in household bins. Any prohibited items left behind may result in an additional disposal fee.
