When you're ready to explore, Kahalu'u Beach Park and Magic Sands are just down the road, and downtown Kailua-Kona is a short drive away with beaches, restaurants, and shopping around every corner.
The Condo
This bright, comfortable 1-bed/1-bath second-floor condo at Ali'i Villas is ideal for couples or a small family . With a king bed in the bedroom and a queen sleeper sofa in the living area, it's designed for a cozy, comfortable stay.
The living area is designed for relaxing. Large windows and a sliding lanai door invite in Hawaii's famous trade winds, keeping the space naturally cool throughout the day. A ceiling fan keeps the air moving, and most guests find the combination genuinely comfortable even in warmer months. Kick back on the brand-new sleeper sofa, plush and perfect for lazy afternoons, or stream something on the smart TV.
The bedroom is your sanctuary. A brand-new cooling mattress, plenty of pillows, a spacious walk-in closet, ceiling fan, and a dedicated AC unit make for a deeply restful night's sleep.
The fully stocked kitchen has everything you need to cook a proper meal: sharp knives, all the essential tools, and more. Whether it's a quick breakfast before a beach day or a full dinner after exploring the island, you're covered.
Beach Gear Included
The lanai closet is stocked and ready: snorkel sets, water shoes, floaties, umbrella, beach chairs, and a cooler. Everything you need for a perfect beach day is already here, just grab and go.
The Complex
Ali'i Villas features a community pool, BBQ area, and private beach access on the ocean side of Ali'i Drive. The beach is an ideal spot for an evening stroll or watching the sunset — and if the conditions are right, you might just catch the legendary "green flash" as the sun slips below the horizon.
Your dedicated parking stall is located immediately next to the stairs leading up to the unit, making loading and unloading genuinely easy, which matters after a long day out on the island.
Getting Around
Magic Sands is just down the road. Downtown Kailua-Kona, with its waterfront restaurants, shops, farmers markets, and beaches, is a short drive away. The condo sits roughly a mile from the heart of town, making it easy to dip in and out without feeling like you're staying in the middle of the action.

Good to Know
Air conditioning is in the bedroom only. The living area stays comfortable with trade winds and a ceiling fan.
Coqui frogs serenade you at night and birds get excited just after dawn. Most guests love it, and the bedroom AC works beautifully as a white noise machine if you'd prefer a quieter sleep.
Pool closure: The Alii Villas community pool will be closed August 17 – September 7, 2026 for resurfacing. Please plan accordingly if pool access is important to your stay.

Lovely place with a nice lanai. Close proximity to anything you might need, including a pool and beautiful sunset just steps away from the apartment. It’s nice to be among locals, rather than in a resort, but be aware people live and work here, so there is some early morning noise as people leave for work. Having amenities like water shoes, beach mats, and snorkels was a nice touch. Loved having a washer and dryer. Felt like home for 8 days.
Host was very responsive. Condo had great amenities and was well stocked.
