Centrally located with easy access via Walua Rd to Kuakini Hwy and all parts of the west side. Don’t get stuck in the traffic on Alii each day if you like to explore widely. This is great basecamp for people who want to adventure widely exploring the best places of Hawaii during the day and then enjoy a short walk or drive to go out to eat or shop in the evening.
5 minute walk to Honl’s beach to relax in the sand, boogie board or watch the Kona sunsets.
8 minute walk to Island Lava Java oceanfront restaurant and many more along Alii Drive in town. Their house MaiTai and French press Kona coffee are both excellent. No need to drive or park for a night out on the town.

Northeast corner condo on the top floor gets nice morning light coming in through the big east balcony windows for coffee / breakfast time at the new dining table. Cool and shady the rest of the day - this is nice in warm sunny Hawaii. :)
On the 3rd and top floor. There is no elevator but it's a nice gentle open air staircase. The top floor is the best... quieter than lower floors, better breezes and nice views out toward the ocean from the breezeway.
Fast 200 mbps cable wifi internet and Roku connected TV to stream video on the big screen.
Air Conditioning is available and you might not want to use it... Open the tall louvered screened windows and big screen balcony door to let in the island breeze, natural light, bird song in tall palms right outside and the smell of the ocean. Love.

Walking distance to downtown Kona. Clean. new appliances. comfy king bed. AC worked great. convenient having washer & dryer. loved the shower too.
Nice place but I didn’t appreciated to complete a form of 18 pages to book it and the obligation to pay for an insurance… And, I killed 2 cockroach ! But the condo was clean and well equipped !
Location is within walking distance from shops and restaurants. There’s no elevator, manage your luggage size and weight if you stay here. The property is on the 3rd floor . Washer and dryer inside the unit. 2 ceiling fans help to distribute the cooler air inside temperature, AC is available but without those fans, the AC will not be sufficient to feel comfortably. ( to my temperature preference). Well-maintained property and grounds. Clean and has all basic kitchen needs. The only thing that I was not a fan of was a smell inside the bathroom. It smelled like a dingy old building. Even though the bathroom itself upgraded and cleaned. I loved the birds chirping and they chirped from sun down to sunrise. It’s adding a peaceful and relaxing feeling when I walked the grounds.
This was a perfect condo. It felt more like home than most condos. Everything was clean & well organized. The shower was unbelievably nice... so many shower heads! Shopping & Restaurants are within easy walking distance. We would definitely stay here again.

Great little condo within walking distance of downtown Kona. Condo was furnished with everything you could need and was well maintained. Property managers were great to work with: had an issue with the coffee pot and they had it replaced the same day.

While the location of Kona Mansion #302A undoubtedly enhanced the overall experience, there are some drawbacks to consider. Firstly, this particular unit lacks a Lanai, depriving us of a traditional outdoor space to relax and soak in the coastal ambiance. Additional, the view from this accommodation overlooks the parking lot rather than the scenic coastal landscape, which disappointed us of panoramic vistas. Furthermore, the absence of a blender in the kitchen was inconvenience since we enjoy preparing our meals and blending refreshing beverages. These negatives detracted from the overall convenience and functionality of the accommodation.
Everything is great except cockroaches in the kitchen....
The condo was clean, quiet, well appointed and communication with property management group was excellent.
The location is very convenient. All the appliances, amenities and furnishings are top quality, inclusive and functional. Added bonus was a large 4K TV with sound bar, Roku and very good internet service. The internet started out rather spotty but once I rebooted modem and router the service worked flawlessly and fast. Overall, we were quite satisfied with our stay. There were a couple of cons: 1) all week with the exception of a couple of days there was plumbing renovation going on in the condo facilities. A few times the noise they made was so unbearable; 2) There are no windows (except at lanai which has sliding glass door), only screens and louvre shudders, which means all the outside noise from neighbors, passing vehicles, wildlife and nature can be heard. This includes the area of the bedroom, above the bed. So at times we were awakened by various noises.
The property is NOT in the heart of town. Prepare to walk at least a mile. This is a fine room, but needs attention. The power tripped several times. Also other issues with TV, curtains and non closing doors.
