Kailua Village #701: Top Floor, Corner Penthouse Remodeled in Downtown Kona.

The condo was picture perfect in everything, sparkling clean, extremely quiet and perfect view of Kona harbor. We were able to watch the long boat races held each weekend we were there. We choose the condo because it was in walking distance to all our favorite restaurants. It also had a parking stall convenient and close to the entry area. The condo does not have air conditioning, but we were very comfortable with the balcony door and bedroom windows open and fans on. We were very pleased to find beach chairs, beach umbrella and beach towels in the unit for use. The kitchen was nicely stocked with pots, pans, silverware, and glasses. We would defiantly stay here if and when we return to Kona and the Big Island.

The good:- Beautifully remodeled unit.- Very nice kitchen and bathroom facilities.- Walking distance to numerous restaurants.- Assigned parking space.The not so good:- No AC so keeping the windows open is necessary. That would be fine if the property was located in a secluded area, but being in the middle of a busy area with traffic noise, garbage trucks and landscape maintenance all ramping up before 7am isn't conducive to a relaxing vacation.- Nor are the sheer curtains in bedroom when the sun rises at 6:05am.- Very uncomfortable lanai furniture; high top bar chairs facing a narrow high bar/bench table. We tried using it once but gave up and stayed inside.- Chain smoking neighbor's smoke blows directly into unit.- 50 fee for making a one-day date change 4 months in advance of stay. Property listing inaccuracies:- Access is described as "elevator" but there are 8 steps after exiting the elevator.- The photo of lanai furniture is not current. I have included a photo.

Super location. Everything was clean and nice. Very comfy bed. The couch could use replacing but otherwise it was PERFECT.

This was perfect as far as view and proximity to everything! It was a bit loud at times, but settled down after 9pm. We loved our stay here, the bed was very comfy, the couch a bit hard being a pull out, but we didn't spend much time there anyway, too busy enjoying the amazing beaches and walking downtown. We would definitely stay here again!

The location is outstanding—close to everything locally and conveniently equidistant from all the major attractions. The view from the apartment is a big plus.The apartment was spotless and very well stocked. It included beach chairs, an umbrella, and snorkeling gear, so we didn’t need to rent anything.The space is ideal for two people. It’s a corner, top-floor unit with great ventilation, and we never felt the need to use the AC.Knutson & Associates Property Management was excellent to work with. They were very responsive, followed up as soon as we landed, and answered all our questions promptly.We would definitely stay here again.

GREAT: this property has been recently renovated, so the interior is fresh and clean with updates. The balcony provides a nice overlook to the ocean (over a beautiful church). Had beach chairs, towels, and a cooler. Being able to park here and walk down to the main strip area was a big bonus. Easy key retrieval once we figured out the initial lockbox situation. Not so good: We didn’t get the impression that those who lived in the complex really like “guests.” Also the sheets are pilling badly and the (colored) towels need a refresh as several had rips or were discolored. If you are going to do laundry, be prepared to have to put 10 minimum to use in the app. Not a bad price for the convenience of onsite laundry, but we only needed to do 1 load. The overall complex property and grounds need serious cleaning (elevator, laundry area, walk ways, etc.).

Good overall stay with central location close to stores and restaurants. Amazing view of Kailua Bay. Only thing was one of the glasses was missing when we arrived.

Nicely upgraded, perfect walk to restaurants and activities. Would definitely stay here again.

We enjoyed the updated condo in a great location with a lovely ocean view. We also got help very quickly when we needed it! I would recommend for any couple or solo traveler and hope to return.

Top floor of a 7 story condo in Kona. Great breezes coming from the ocean and blowing right through. End unit so only one shared wall. Very quiet neighbors. Walkable to the ocean and downtown Kona. Really liked it.

Knutson's kept providing updates on location, the access plans, etc, and when contacted about a minor issue, were no problem to deal with. The Unit is situated within the Kona restaurant area, with all tastes catered for. I would happily recommend Knutsons and I would also stay there again.

The management's communication were very helpful on how to access our unit. The living space was very clean and well appointed, especially the kitchen that met all our needs. Love the sunlit energy of this space. The bed was quite comfortable. The bathroom had a removable shower wand that I appreciated. Also felt safe with the locked elevator system. There was some street noise but this is to be expected in a popular town. Beautiful balcony to have breakfast and enjoy sunset. Also, an easy walk down the hill to town and beach areas. We used both the snorkeling equipment and beach chairs that were provided. The information on locking the door and potential of being locked out was somewhat confusing. The glass corners on the the nightstands need some type type of beeline on protection to avoid injury. Otherwise we were extremely satisfied with our stay in your unit and are very likely to reccomend and come back for another stay. Thank you and Mahalo.

It was walking distance to many great shops and restaurants, close to the highway to get to other destinations, and close to the water with a beautiful view. The unit was clean and spacious for two people. The bed was comfortable and the kitchen had everything you would need if you wanted to prepare meals instead of going out. Only residents with a key could access the elevator or stairs, which was a great feature for making us feel safe. We would definitely stay here again.

Great spot in the heart of downtown Kona with a great ocean view from the patio and short walk to Huggo’s and other restaurants/shops. We very much appreciated the fans since there is no air conditioning — not a deal breaker for us but something to consider in the hotter seasons. The place had beach gear also (towels, nice chairs, good umbrella) which was really nice. Overall really enjoyed our stay and we hope to return sometime soon!

I was a little concerned that there was no AC but with the ocean breeze and ceiling fans there was absolutely no need for it. Loved the view on the balcony and a short walk to lots of restaurants. Very relaxing and comfortable stay.

Amazing location to downtown and beach! Hot without AC, but doable with fans and breeze. Clean property and responsive host. Giving a 5 star on the app, but probably would say 4.6 for uncomfortable couch and bed, but we would recommend and we will stay again!

Condo came on recommendation of friends who stayed here last year. Clean and newly remodeled. Fabulous view from balcony. Location is easy walk to restaurants, shops, bars, etc. Laundry in building. Management company is very easy to work with and responds quickly to any issues. Would stay here again in an instant.
