Mo Snell's Kona Coffee Farm is located on the historic Mamalahoa Highway on the Kona Coffee Belt.
The half-acre coffee orchard of two hundred trees surrounds two beautiful custom designed and built structures: the one bedroom farm house and a studio. The studio is not available for rent.
The farm is 1200 feet above sea-level on the slopes of Hualalai Volcano (dormant) with breath-taking views of Kona and the vast Pacific Ocean.
The higher elevation is cooler than beach side and is welcome after a day in the sun and surf.
The farm is above the hustle and bustle of Kona town.
The farm house has a spacious covered lanai and sliding teak/ glass doors between the living room and lanai that open completely onto the lanai with unobstructed 180 degree views of the Pacific Ocean. A 4 foot deep salt water lap pool adjoins the lanai. It’s 30 ft long and is not heated. On cloudy days the water will be cool.
The property is terraced with lava rock, landscaped with a variety of tropical plants and very private.
The home was designed by renown Seattle architect, Chris Snell. The architecture mimics traditional Hawaiian hale (homes) and Japanese farm houses.
The building materials are unique to the Kona-area. He incorporated lava rock walls, hand milled Ohia trees for framing and paneling. The home is constructed by the best carpenters and craftsmen on island.
The farm house is built of hand milled Ohia wood. The slider doors are teak. The kitchen cabinets are bamboo with black granite counters. The roof is galvanized metal and exposed on the interior of the home. The roof replicates the corrugated tin roofs seen on old coffee shacks. The home is exquisite in every detail. The bed room looks over the lap pool into the coffee orchard. There is a ceiling fan. The large west facing window/wall looks out over the pool and vista.
The farm is completely organic: no pesticides, nor herbicides are used. It is surrounded by jungle plants and therefore ants can hatch suddenly. We eradicate them organically upon notice .
The property is maintained by a gardener and pool services two days per month.
The property is only a ten minute drive down the mountain to Kona Town for shopping, and beautiful white sand beaches for swimming and snorkeling.
Holualoa is a quaint town located 3 miles south of the farm.
The town of Holualoa is an artist-community and home to numerous art galleries. Mamalahoa Highway is a historic road, the High Road, and runs through the heart of Kona Coffee Belt with many fascinating towns, galleries, farms and historical sites.
Looking for Kona up-country experience, then my farm is for you.
This is an agricultural area. surrounded by jungle. You will hear frogs, chickens, roosters, an occasional wild hog, and tropical birds. The architecture is open and designed to blend outdoors and indoors. If you are sensitive sleeper, consider another property or bring ear plugs.
The house is screened in above the sliding windows for a very open experience.
A studio cottage is also located on the property. It's not for rent.
I stay in the cottage from time to time.

What an incredible place! We have never stayed in a location or property that provided more comfort or privacy. the sliding doors and screen on the back side of the house are so nice! We slept with the screen panel closed and glass panel open. We loved the sounds of all the frogs and birds. Felt like a jungle retreat. The architecture and finishes of the house are what you'd see in a multi-million dollar mansion. I hope we get to stay there again!

10/10 Stay – Truly Unforgettable!This property was everything promised in the listing and so much more. Even the bathroom exceeded our expectations! The views, both from inside and out on the patio, were absolutely breathtaking, overlooking the lush, secluded farm, Kona, and the sea beyond.The landscaping is stunning, the craftsmanship of the home itself is remarkable, and every detail felt thoughtful and high quality. Everything worked perfectly, and we especially loved cooking in the kitchen and enjoying our meals on the patio with that incredible view. The pool was a perfect size for two adults, even though it was quite chilly after days of rain in late September.As the sun went down, the sound of the frogs and the peaceful night air made for the most relaxing atmosphere. We enjoyed waking up early with the roosters and going to bed when the run went down since there weren’t any curtains. This place is truly a gem, and we can’t recommend it enough.
The property is absolutely gorgeous! The grounds were perfectly landscaped. There were a few spider webs up above the couch on the ceiling. The outdoor noise was unbearable for us. We knew about the noise in the jungle however we didn’t anticipate how loud it is even with earplugs. The windows did not have screens and there were a lot of mosquitoes out at this time of year(September) so we did not open the beautiful sliding doors. The unexpected dog that was barking so loud non-stop on/off throughout each night was awful. There was a feral cat that seems to live at the property probably due to guests feeding it. It was meowing in the am at the front door on the side. Please do not feed wild animals. The added umbrella, beach chairs were a . A mini cooler would have been nice and toiletries and coffee grounds. The pool was refreshing and the sunset’s were absolutely breathtaking. I would stay here again if we can minimize the jungle noises. The location is convenient to downtown Kona but the highway it is off of can be windy/tricky especially in the dark.

Exactly what we had hoped for.
This place is MAGICAL! Upon entry you’re met with a beautiful kitchen and stunning views of the Kona hillside. As you walk through the livingroom and down the hall your met with more views of the rolling hills and the ocean as far as you can see. The entire backside of the house OPENS to fresh air. This is a treat I have no words for. Kitchen is fully equipped and has everything you need including a coffee grinder for the whole bean Kona coffee. The bed is super comfy, firm but still a little swish, pillows were also perfect. Extra blankets if needed and cozy for the lanai at night. There aren’t any curtains so if you need dark to sleep, bring a sleep mask, that’s what we did. There are some bugs, mosquitos and such, but the concert the frogs and the crickets put on every night is EPIC! You’ll also see geckos around the property and sometimes inside—they want nothing to do with you :) The birds also put on a little show, using the pool as a bath and lots of singing. Beautiful surrounding gardens and flowers. Parking is great for one car, easy access, gated entry. Washer and dryer, although small, work great! Shower also has unobstructed views of the water. The pool is not heated (as mentioned in the ad), and is a bit chilly even when it’s 80 outside. South western facing. LOADS OF PRIVACY! Big win! There are 2 lounge chairs on the lanai and a full size table. Will absolutely be coming back :) Thank you so much!!
Beautifully designed home with gorgeous gardens and landscaping. Interior is showing age and interior lighting is poor. Quality of appliances and cookware is showing age. Views are great and owner was easy to communicate with.
The house was absolutely beautiful. The garden made me jealous. The nightly lullaby from the local frogs and birds made this place even more heavenly. Just an overall great place to stay.

The Farm House is not really a a farm house, it’s an architect’s Hawaiian dream cottage. Everything is custom built, mostly from wood or stone. Huge solid wood and glass sliding doors open up to an amazing view of the Kona coast. The furnishings are comfortable and the bed is excellent. The kitchen is fully equipped. The forest is a little noisy at night but in a good way.It was noticeably cooler and very pleasant up the hill, but the farm house’s location isn’t walkable. The road is narrow with no shoulder. You will probably be in your car if you want to go anywhere.

Beautiful, tranquil, romantic, calm, yet close to all essentials! It was so pleasant to return to the cooler weather after a day at the beach. The views are magnificent, the architecture is unique and all the essentials are thoughtfully stocked. We loved the bird sounds. This property made our vacation truly memorable.
Words cannot express how much we enjoyed staying at this property! The home itself was beautifully crafted, seamlessly blending the indoors and outdoors; being able to fully open all of the doors to nature was incredible as the view is stunning! We ate all of our meals on the lanai and enjoyed many spectacular sunsets. The property is literally a botanical garden with beautiful plants and flowering trees that fill the air with their aromas. Despite the cooler temps of the pool water, we used it daily, some days multiple times. Coming from Wisconsin, we found the pool to be rather refreshing! The bed was very comfortable and we loved being able to view the moon and stars at night, and the sunrise sky in the morning! If you are a light sleeper, be sure to use ear plugs; as noted in property description, the frogs are rather noisy, as well as, the roosters! We found the perfect location to celebrate our 25th wedding anniversary! Thank-you Motter, for sharing your beautiful home.
We loved everything about this place. It was very clean, we immediately felt comfortable here. Owner was so nice and welcoming. We especially enjoyed the private pool and beautiful sunsets. The view overlooking Kona and the Pacific Ocean was amazing. Will definitely not hesitate to book this place again!
This home makes for a really special stay. It’s not just a place in the hills of Kona with a great view. Learning more about it and its history during our stay made my wife and I appreciate our opportunity to stay there. We hope to stay here again someday.
When we walked into the house, we knew that we were somewhere special. From the thoughtful architecture to the incredible views and sounds of nature, it’s a magical experience. You are high above Kailua-Kona, so it can get cool at night which is why we were happy to discover an electric blanket in the closet. We thoroughly enjoyed our stay and hope to return!

Every day we traveled the Island but looked forward to returning to the house because it was so amazing and it was so tranquil. Each and every turn there was something magical to see.
We had a wonderful two weeks at the beautiful Snells Coffee Farm. Everything was perfect and as described in the VRBO listing. The bed was comfy and even the night sounds of the jungle were soothing at night. We would go back in a heartbeat.
My fiancé and I had the most magical, relaxing stay at the coffee house. We stayed for five nights and would rebook in a heartbeat. The house is unique - artistic, relaxing, well-appointed, and located in an idyllic setting, yet within a 15 minute drive of anything you’d want to do or see in Kona. Would give this ten stars if I could. If we’re lucky, we’ll look forward to returning again someday!
Mo's coffee farm was the first stop on our honeymoon and we absolutely loved it! The photos don't even do the place justice, everything was gorgeous and well kept, the property was perfectly designed; it felt like we were living in the Garden of Eden. The lap pool was nice to have after a hot day in the sun and the sunsets from the lanai we unreal. We'd definitely like to come back and stay longer in the future.
This property was absolutely beautiful. The character of the home was beyond description. The glass doors allow seamless blending between the indoors and out. The views, especially the sunsets are indescribable (weather permitting). Please take time to be outside to see the moon in the sky shining off the water. The pool was also a refreshing experience. Keep in mind the elevation is higher so it can be raining at the property but the sun is shining in Kona. The frogs and birds were comforting at night- BUT there is a neighbor with a dog that can bark at all hours of the night. If you’re a light sleeper or sensitive to noise- have your earplugs handy. We loved our visit and would recommend it to anyone who wants to have their own space in an architectural gem.
We've stayed here close to a dozen times over the past 15 years. It is always perfect, or nearly so, for us. This trip we noticed some upgrades/refresh on some things like the dishwasher, and the grounds were particularly lovely and we'll kept this time. If you don'tike the sound s of nature at night bring earplugs biut the coakie frogs, birdsong and chickens we're soothingusic to our ears.
My husband and I stayed 3 nights as part of our time on the Big Island. We loved this property! It was wonderful being fully immersed in the lush, tropical fruit trees. We loved the open air concept and sounds of nature during the night and morning. We did bring a travel sound machine to help with the noise. Unfortunately the pool was too cold to swim in. My only recommendation would be to provide guests with a standing fan to move into the bathroom as needed. Often the air was very still and warm making it hard for the room to cool down. Beautiful views and loved getting away from the city, but everything was a short drive away. Would definitely stay again!
Not only are the gardens and views incredible, but the construction details of the house itself are amazing in their precision and execution. For me, who is interested in those things, it could not have been a better stay.
The property was exactly as advertised. The grounds are lush and the whole property has an old world Hawaii feel! The breezes through the house were great. We enjoyed opening up the house and letting the cool air flow through!

Loved this place. Very unique layout and architecture — everything about it was really thoughtful. Location is secluded and has a beautiful view. Definitely nice to be upland and out of the heat down in Kona and Kohala.

Mo's farmhouse lived up to all our expectations and then much beyond. The moment we entered we were at home. The sunsets and views from the patio were gorgeous. The house itself is very warm and cozy. It is equipped with everything you need. The weather was beautiful duriyour stay. It rained twice in late afternoon and that was a magical experience. The house is buzzing with nature with the lush garden and a cute coffee farm. We picked mulberries and sweet lemons. The small infinity pool is very cut. You will hear countless birds in the morning - and roosters. For us that was quite soothing. You can see stars right from the bed and although we could not get a clear sky at night duriyour stay we did get a glimpse of the stars on one night. All in all this was a magical experience for us. We came for our 25th anniversary and we could not have picked a better place! Thank you Mo for allowing us to experience your wonderful farmhouse.
This is such a special place! We stayed here during a busy wedding weekend and it was the perfect quiet respite. The house and views are stunning, of course, but there are so many thoughtful touches throughout that truly set this home apart: the beautifully maintained grounds, the seamless integration of indoor and outdoor spaces, the handmade ceramics throughout the house. My husband is a light sleeper but he loved falling asleep to the frog song. We’re so grateful that Mo has chosen to share this property with guests!

We LOVED our stay at Motter's beautiful Hawaiian home! It is high above Kailua Kona with an amazing view of the coastline below. The plantation animals that others write about are indeed a bit noisy with an occasional rooster noise in the middle of the night. But, they always die right back down and allow for blissful sleep. And, all the fun noises add to the charm of the place! There are abundant coffee farms along the historic road you take to get the house. The cleaning of the unit was impeccable. The owner was VERY responsive to our communications and was so kind as to encourage us to pick any fruit on the property during our stay. We will be back- such a lovely home and host!!
This was the most AMAZING VRBO property we've ever stayed in. Everything about the grounds and home are restorative. Fresh fruit grows on the trees, beautiful plants surround you at every turn, the bed is comfortable, the pool is peaceful and the view cannot be beat. No need to go out at night - we picked up fresh produce and fish each day from the local markets and cooked at home. The owner's descriptions are 100% accurate, so if you want quiet in the morning...choose another place. But if you love being a part of nature...this is for you. This place is truly special. Thank you to Mo for allowing us to experience Chris' vision. It's perfection and we can't wait to return.

My husband and I stayed at Mo’s place for the entire duration of our honeymoon and we will certainly be back. The home itself is incredible. The architecture and all of the details are so warm and welcoming. The property is stunning. We picked lemons for our water and found ripe avocados on the property we used for toast and guacamole. We opened the doors before sunrise every morning and watched the sunset almost every night from the back patio. It is the most beautiful home we have ever been to. There were plenty of provisions and linens for our week-long stay. We have not one bad thing to say and we have already said when we come back to Kona, we will come back here. If you are looking for a beautiful, private, romantic place to stay, this is it. We cannot recommend Mo’s home more.
