Welcome to a newly renovated and tastefully interior-designed top-floor Keauhou condo on Ali`i Drive. With no upstairs neighbors, vaulted ceilings, a wall of windows, front-row sunsets, and golf-course and ocean views, this private retreat gives families and friends an airy home base on the Kona coast.

The condo welcomes up to 8 registered guests and offers nine sleeping surfaces: a king bedroom with lanai access, split AC, views and an ensuite bathroom; a second bedroom with two full beds and split AC; an upstairs bunk loft with two bunk beds and four twin sleeping surfaces; plus queen and twin sofa sleepers in the living room. Three newly renovated full bathrooms include an upstairs soaking tub. High-quality furnishings, mattresses, bedding and thoughtful finishes create a comfortable, elevated stay.

The fully stocked kitchen includes modern appliances, generous counter space, island seating, fresh coffee and a coffee machine. A large-capacity in-unit washer and dryer, three large Smart TVs, Wi-Fi, a Pack `n Play, beach gear and pickleball paddles are provided.

Guests enjoy the shared tropical pool, hot tub, covered pavilion and poolside barbecue area. The private lanai does not currently have a grill. Kona Country Club, Keauhou Bay, beach access, pickleball courts, manta-ray excursions, Kahalu`u snorkeling, beaches, coffee farms, groceries, restaurants and shopping are nearby.

One assigned parking space is included, with a loading zone directly across from the entrance. The condo has stair-only access and no elevator; the entrance is approximately 1.5 levels of stairs from street level, and the bunk loft is reached by an internal spiral staircase. Five-night minimum. Maximum overnight occupancy is 8 guests. Quiet residential community; no hotel front desk or party use.

2. Quiet hours are 10:00pm-8:00am. Keep voices, TVs, phones, and appliances at low volume.

3. No parties, events, or unregistered overnight guests.

4. No smoking or vaping inside the condo, on the lanai, in parking or entrance areas, or elsewhere on the property except the designated community smoking area.

5. No pets without a prior written exception and association approval. Assistance animals are handled according to applicable law.

6. Park only in assigned space #60. Visitor spaces may not be used for daily or overnight guest parking.

7. The community speed limit is 5 mph. Do not leave vehicles idling.

8. Pool and spa hours are 9:00am-8:00pm. They are quiet areas with no lifeguard. Follow all posted pool and spa rules.

9. Complete the guest registration card and place it in the association office mailbox within 24 hours of arrival.

10. Do not leave the dishwasher or clothes washer running unattended, and do not move water alarms.

11. Do not hang towels, clothing, or other items from lanai railings.

12. Do not operate drones on the property or play sports in common areas.

13. The private lanai has no grill. Do not bring or use a grill on the lanai.

14. Dispose of trash only in community dumpsters, flatten boxes, and follow posted recycling rules.

15. Only toilet paper may be flushed.
