This was conveniently located 1 mile from the Ironman World Championships, an event I worked at this year. Communication before and during the trip was very easy. AC in the bedroom was great for sleeping and we only used the living room AC a couple times briefly. Fantastic view from the lanai. Easy to get groceries delivered from Walmart if you don’t have a car rental. Pool was lovely because it’s definitely toasty. Easy to walk to all kinds of restaurants and shops. Hard to swim from the shore at Honl beach due to the reef (or perhaps the time I tried tide conditions weren’t ideal) but it’s about a mile walk to a popular swim spot on the Ironman course and lots of other small beaches around. Quick Lyft from the airport. Could not find a toaster so keep that in mind for groceries but microwave and fridge available. Didn’t use the stove/oven. Traditional coffee maker (not Keurig) but we didn’t use that either. Very humid environment so the usual quirks associated with that are present in this rental. Overall met our needs for the week!
No locks on lanai door, bathroom window would not close as well as the other windows. Dusty door and around floor corners.
We really enjoyed our stay at the condo! The pool was the perfect temperature, the location was close to everything. Excellent view on the lanai of the ocean, pool and sunsets.The recommendations from the host were very helpful, thank you for all the info. The condo was well appointed with everything we needed, and it was easy to communicate with the owners. We would recommend this to anyone visiting the Big Island!

We have stayed at this property twice now. The location is outstanding and Conrad was there anytime we needed anything!!! We highly recommend staying here!!!
The view was breathtaking. Kept the sliders open to hear the waves every moment we were there. No need for the air conditioner except for the bedroom for sleeping at night (no cross winds there) Best stocked VRBO we’ve ever been in. Loved all the hangers too. Only drawback was not much in the way of storage-dressers for clothing. We made do..made good use of those hangers It’s an older unit but well kept. Would definitely book C31 again. Super convenient to walk to shops and restaurants along Ali’i drive.

Clean, good location…all we needed.
The location was excellent! The entire facility/grounds were very well maintained. The parking garage was monitored. We felt very safe. Communication with our host was flawless, as was access into the condo. Nice rules and regulations meant that while the facility was family-friendly, it was also quiet (such as no Bluetooth speakers, forcing others to listen to someone else’s choice of music)! Host provided everything we could possibly need, including beach chairs (which we used daily), and umbrella. We would definitely recommend this unit, and we ourselves would stay here again!
Loved the property. Everything was as described (or better), and the hosts were very helpful along the way. The location and views were amazing. Unit was well appointed, and clean, as was the overall complex. There is plenty of parking, and with the close proximity to shops and dining in Kona, you'll leave your car and walk to town. Definately a place I would recommend! Hated to leave Seaside Kona. but glad we stayed.

We loved staying in this condo, owners were super helpful and responsive, you have everything you need (beach gear included), and it is close to everything. Plus you can listen the the ocean and watch the sunset right from the unit!
The place is a little older, but the pictures are very accurate, and it was well taken care of.

This was our second visit to this property. We will definitely stay here (if available), again. The location of the condo is ideal, and the property is well cared for.

The best review one can give is "we would come here again." The condo is small but perfect for a couple. The place could use some updating but who cares? It's a gorgeous view in a perfect location and all you need is supplied. Very much appreciated the excellent selection of Tupperware and the coffee maker. Just a few tips: one small flight of stairs to navigate. If you sleep with the window open you might be awakened by the birds or people throwing out trash. The bed is high and comfy with plenty of pillows. Not a lot of towels but they have an excellent washer and dryer. We rented a car and could always find a spot. Pantry had lots of random things like Pam and Salt and foil. Brita water pitcher in the fridge. No ice maker but ice trays provided. Great TV. AC will freeze you out and the ceiling fans are quiet. Bathroom gets hot (nonAC or fan) so shower with the door open. Hairdryer is good. Pool is lovely and the grilling area is great. Very glad we found C31!
Had a wonderful time at Kona Reef. The condo was lovely, well-appointment with gorgeous ocean views. We enjoyed breakfast every morning on the lanai. The complex is very nice and clean with a nice area for BBQing. The location could not be more perfect— beachfront with a beautiful grassy area to enjoy the beautiful sunsets, and best of all within walking distance to shops and restaurants at Kailua-Kona village. Great communication with our host, Conrad. We would definitely stay there again.
This Kona Reef condo unit C31 was a great stay. Very centrally located to everything. The host was very communacative and check in/out very easy. Central ac was a big plus and the unit was well supplied. We loved it and were very comfortable there. Beautiful lanai space with great ocean view. We highly recommend
My husband and I had never been to Hawaii before our trip to the Big Island. When I saw our condo at Kona Reef- I knew we had to stay there. The booking process was simple, Conrad answered all my questions within less than an hour, and all the instructions from how to get to the condo from the airport to accessing the condo, etc., were clear and easy to understand.
Our stay was amazing. The condo had everything we needed. The kitchen has plenty of cookware, there is beach gear including an umbrella (very handy), and a large cooler and ice packs that were great for our daily outings.
We like to grill so the area by the pool that offers a common area with grills and seating provided the perfect space for us to spend our evenings while watching the sun set. Ahhhh the sunsets- like nothing we’d ever seen.
If you are considering this condo- do it! You won’t regret it. Great area, the property has a great feel, it’s within walking distance to the village which has great food, coffee shops, farmers markets, and shopping.
We will 100% be back!
Great property for our stay! Pool was lovely- refreshing in the heat. The condo had a fully stocked kitchen, complete with storage containers, so that we could cook (grill) at home when we wanted to. Quiet, except for the waves and local birds♡. Thank you!
My husband and I came to the big island for the first time to visit our daughter who is currently living there. The location was perfect; close enough to downtown that we were able to walk there multiple times a day if we wanted. The unit was clean and had plenty of amenities, not to mention the view of the ocean from the lanai where we spent most of our time. Conrad was very helpful and answered our questions right away. We will definitely stay there when we come again for a visit!

We loved our stay at this condo. We loved the updates, style, cleanliness, pool, and location with the beach and town close by. We have been to Kona many times and this was one of our favorite places to stay. It was a warm and friendly atmosphere!
My husband and I greatly enjoyed our stay here. The ocean views and sunsets from the balcony were stunning. The attention to detail in this condo with so many nice touches really enhanced our stay. Excellent hosts with great communication! We look forward to returning in the future.
